An Idyllic, Family- Friendly Cottage On A Private Estate In Burley

This is a fantastic, family-friendly home - we lived in it ourselves with increasing numbers of children for the best part of a decade! We do not accept stag or hen party bookings. The cottage contains 7 bedrooms: 1 downstairs ks dbl; 1 upstairs ks dbl shower en suite; 1 upstairs twin bed room; 1 upstairs triple bed room; 1 upstairs twin bed room; 1 upstairs ks dbl;1 downstairs twin/superking. In addition, there are 2 double sofa beds, one in each sitting room. Cots and extra mattresses are also available. In addition to the en suite shower room, there are 2 shared family bath/shower rooms and a further downstairs shower room, plus one additional toilet. The cottage can be partitioned into two halves, with separate kitchens, utility room/cupboard and entrance doors. The main large sitting room contains seating for all, plus several large tables and enough dining chairs for large family meals. There is also enough outdoor seating and tabling to feed the whole party. The main kitchen is very large and also contains its own seating: table for 8 plus 4 bar stools at the breakfast bar. There is an additional smaller dining room, kitchen and sitting room with TV (Free view) & DVD on the ground floor. There is ample parking for cars in 2 parking areas, access is via the gated, secure entrance to the main estate and then along a smaller access road taking you right up next to the cottage. Each kitchen is fully equipped with cooking and serving equipment sufficient for the large numbers that the cottage accommodates. There is a large fridge and freezer, dishwasher, drier, washing machine, gas hob and electric oven, microwave, in each kitchen/utility. One side of the cottage has a fenced patio with outdoor seating and sun shades- this is a glorious sun trap. The front of the cottage has a smaller patio and a garden of approximately half an acre, the boundary of which is marked by fencing and gates. Beyond the garden are private woods to which there is no access. There is access to National Park via a short footpath running through the estate up to Castle Hill Lane, from where you can walk or cycle in any direction along the managed footpaths or across the open forest. The cottage is filled with books for all ages, toys and DVDs for your children. There is a very wide range of baby/child gadgets and furniture, a full list can be provided on request. We have tried to make the bedrooms as flexible as possible. There are 3 fixed king-size beds in total, plus 2 extra king-size sofa beds in the sitting rooms. The triple room can be used as 3 individual singles or a super-king and single. One twin room can be converted to a super king bed and the other twin room has a truckle bed that can be removed and replaced with a cot. There is also room for a travel cot in most of the other bedrooms. Each hot water tank (there are 2) has its own controls and serves baths and showers. This means there is always plenty of hot water for a large party. We can help you organise babysitting, subject to notice and availability of local sitters. Please ask.

Spacious holiday home

A large and spacious property, very well equipped and everything you could need. Lovely helpful owner, very clean and more than enough of everything. Great for a long weekend or well placed if you want to explore the area.I would highly recommend it.

Fantastic property with everything provided. Beautiful, peaceful location right in the heart of the New Forest. The hosts were excellent at communicating and were on hand should we have needed anything, which we didn't!Sleeping arrangements and bedrooms have very flexible layouts to suit all configurations.We had an amazing family break and will definitely plan to return in the future!

Great outdoor surroundings, made the most of it . Great facilities to accommodate all of us 12 people for a birthday celebration. The only downside was we wanted to do a bbq but the bbq itself was dirty and resorted to using the oven. Overall a really good stay

Fabulous cottage

We, the whole family got together for the weekend. Lovely location. Went to Parkrun, beach and BBQ at the cottage. Lovely walk and saw horses, cows and deers.

Beautiful property in heavenly location

We had a lovely 3 nights stay. The property is lovely throughout-plenty of room for our party of 13. Alix was a great host-although we didn't meet him, the communication was good. Lovely walks to Burley and Burley Street.

Celebratory family break

The cottage was fantastic and served us well for an extended family of 17. Well equipped kitchen and facilities and a beautiful setting. Great communication and assistance from the host. We were celebrating a 70th birthday and very much enjoyed our time in the New Forest & Bournemouth.

Brilliant Birthday Party

We had a super time at this lovely house, we were a family of 15 - 9 adults and 6 children and 2 dogs. There was enough space for everyone, it was great all being able to sit at the table together. The house was clean and worked well with everything you needed. The location is excellent, a half hour to the beach which we did both days we were there, you are in the forest although we did not have time for forest walks. Lots of pubs around for food,

Cosy Cottage

We enjoyed our weekend break with family at this lovely cottage in Burley. It is in a perfect location, just a short walk from the village. Spacious and well equipped for families staying with all the amenities available. Apart from a few cobwebs here and there, the cottage was rather cosy. A lovely break in October, saw so much wildlife on our walks around the grounds. We really enjoyed our stay!

Great family weekend

As a family we had a lovely few days in the cottage and enjoyed the ample indoor space. As it was very hot the provision of four garden umbrellas and stands was much appreciated as we ate outside most of the time. The two kitchens in the property was really useful too, one for food and one for liquid refreshments! Nice local walks and not too far to the sea.

Excellent family holiday

My family spent a wonderful couple days at Christmas in this ideal New Forest getaway. We were a large group of 16 but the house felt really cosy and spacious at the same time. It was our second visit to the property because we were desperate to spend Christmas there. It did not disappoint. Ideally situated, very accomodating and very welcoming host. Wouod love to stay again.

Lovely House for a group of friends

A group of us stayed here in the midst of winter ice and storms to celbrate my 50th birthday. The weather slightly limited some of the activities we had planned which meant we ended up in the house more, but that was fine as it is such a comfortable environment for a group! Big comfy sofas, and a brilliant long table for a celbratory dinner. We really enjoyed the stay. The layout is slightly quirky as it can be one or two dwelling but that didn't bother us d it just meant there were plenty of facilities for everyone. Would stay here again if we had a big group.

A Beautiful Gem

The place we hired for our group of family and friends was way above our expectations. Such a beautiful house and location and Alix and family were really helpful with anything that we needed. The gardens and grounds were stunning and every piece of equipment you need is available in the house.The whole weekend was amazing and helped us celebrate the marriage of our son and his new bride.. Everything was perfect and we hope that will will stay in this house again soon ( who know’s, maybe a christening?!) Thank you for a memorable few days in Burley 😎 John

PERFECT FOR FAMILY GROUP

Two night break for family group ages ranging from 2 months to mid 70’s to celebrate a birthday. Well equipped house with plenty of space. Particularly liked the playroom with toys for the children and plenty of fridges for food and wine. Nice peaceful location. Sensor light outside front door not working so steps a bit hazardous in the dark. Would recommend.

Lovely property ideal for large family gatherings

We had a wonderful weekend at the beginning of September celebrating family 50th & 60th Birthdays. Alix was very welcoming and on hand for any issues we had. It is a lovely property with great facilities for our family of 3 generations. The cottage was ideal for the celebration meal, with a large table to seat us all, we arranged for TASTE Dining Company to provide the catering which couldn't have been better. We had an exceptionally good quality meal cooked and served by Tim & Sarah in the a relaxed atmosphere of the cottage. The 2 kitchens made the property ideal for the caterers to use one and we kept the drinks in the small kitchen. Would definately recommend for family gatherings

70th Birthday

Turned up to the house and we were totally blown away! What a beautiful setting. Alix was great, told us everything we needed to know before we arrived. The only reason for the 3 stars on cleanliness was because the bathrooms werent as clean as they should have been and the kitchen and floors could have been cleaner along with the house being a bit dusty. We also struggled to get hot water throughout the weekend. However these things did not effect our time away (more for you just to be aware) with family celebrating my husbands 70th birthday and we had the most amazing time and you have a very beautiful cottage. Thankyou 💙

Fabulous property

This is our second stay here and we absolutely love it. Alix is an amazing host and ensured everything was spot in for our arrival. The house is well stocked with everything you could possibly need and much more. It’s a great location, right in the forest but close to the village amenities and not too far to drive to the beach. I’m sure we’ll be back!

Fun in the forest

We were a family group and went to the water park and did medieval trio activities at Insight activities. Both absolutely fab. The house was perfect for our large group
