The large circular garden at the entrance, ideal for events, and the ancient bird-catching thicket (roccolo) add a touch of elegance to the villa, which retains the intact features of an 18th-century farmstead, conceived for banquets and ceremonies linked to spring and the fertility of the land.
The villa can accommodate up to 28 people.
Ground floor: Three large living rooms, two of which feature pietra serena fireplaces and one with a piano. The living rooms provide direct access to the semicircular terracotta solarium.
Also on the ground floor are two double bedrooms with private shower bathrooms. The ground floor includes a study, a cozy bar area with a professional espresso machine, and a well-equipped kitchen with a dishwasher, two refrigerators, a freezer, an electric oven, a microwave oven, 2 kettles, 2 toasters, and a juicer. The ground floor also has a laundry/wardrobe room, and a small card/TV living room, and a billiards room.
First floor: Three twin rooms and five double bedrooms, one of which has a large panoramic terrace, each with a private shower bathroom.
Lower ground floor: A large relaxation and satellite TV room with access to the pool side, a fitness room, a relaxation room with ping-pong, plus one twin room, one double bedroom, a bathroom with a bathtub, and a service bathroom. A massage bed and a yoga room equipped with mats are also available for guests. In the basement, there are two twin rooms and two bathrooms.
In the dependance (guest house): Two twin rooms.
The villa has a laundry room and a pantry.
Pets are welcome.
From 2025, thanks to a photovoltaic system with storage batteries, we have achieved 100% energy self-sufficiency, which allows us to manage not only electricity but also hot water in a sustainable way.

We have installed two electric vehicle charging stations, an increasingly requested and convenient service for your clients.
The historic park is enhanced by a beautiful overflow swimming pool (6x12m), a barbecue area with a gazebo, a hot tub next to the pool, an outdoor play area, and a volleyball court. Excellent Wi-Fi connection is available both inside and outside the building, including the pool area. The villa is equipped with a safe, private parking, and an extensive park with holm oaks and cypress trees.
Please Note: For bookings of 20 or 24 people, a reduced number of bedrooms and bathrooms will be available, appropriate to the requested capacity.
Rates include consumption of water, gas, electricity, final cleaning, and bed and bath linen (linen change is weekly).
Heating consumption is not included in the price and must be paid on-site based on actual usage.
Upon arrival, guests must provide a security deposit of €1,000.00, which will be returned at the end of their stay minus the cost of any damages incurred.
Pets: €50.00 per week. Cot: €60.00 per week. Extra bed: €120.00 per week.
