Surrounded by open lawns and fresh country air, this single-level residence captures the essence of relaxed rural living with refined modern comfort. At its heart, the main living area features generous sofas, a wood-burning fireplace and an integrated sound system — a welcoming space to unwind after a day exploring Mudgee. Nearby, a second sitting room with plush seating and walls of books offers a peaceful nook for reading or conversation, while off the kitchen, a third living area opens directly to the patio — a bright, flexible retreat with a dedicated workspace and a queen sofa bed, ideal for both rest and remote work.

The kitchen is bright and well-appointed, complete with an oven, dishwasher, fridge, espresso machine and a walk-in pantry stocked with essentials. Morning light spills across the bar-style window seating overlooking the lawns — the perfect spot to savour coffee and plan the day — while the timber dining table for ten invites long lunches and shared stories over local wine.

Outdoors, the covered patio invites open-air relaxation, with a lounge, dining table and sleek BBQ creating the perfect setting for alfresco meals and slow afternoons in the breeze. Beyond the patio, manicured lawns lead to a peaceful pond bordered by willows — an idyllic setting for picnics, quiet reading or sunset drinks as the light drifts across the paddocks.

Each of the four queen bedrooms is styled with premium linens, ceiling fans and calming garden outlooks. The primary suite includes a private ensuite with a walk-in shower, while the main bathroom features a deep bathtub and rain shower, stocked with quality toiletries for spa-like comfort. A full laundry with a washer, dryer, and ironing facilities ensures effortless convenience for extended stays. A sofa bed can also be set up, which must be requested before arrival. If being made up for a solo traveller, it's $30 for the bed linen.

Outside, the property provides on-site parking for up to five vehicles in the driveway. Year-round comfort is assured with fully ducted air conditioning and heating throughout the entire home — including all bedrooms — as well as ceiling fans and a wood fireplace for cooler months. Perfectly positioned on the Mudgee–Putta Bucca cycle and pedestrian pathway, the home offers an easy bike ride or leisurely walk into town, with Gilbert Wines and the Small Winemakers Centre just minutes away.

Please note: there is a pond in the backyard, and children must always be supervised near the water for safety. Firewood is only supplied to guests from April to September. If you are staying outside of these months, please be sure to pick some up on your way!

Mudgee’s town centre is within a five-minute drive from your stay, inviting days spent exploring boutique shops, local cafés and weekend markets. As dusk settles, the drive home winds past golden paddocks and quiet country roads — the perfect close to a day immersed in wine-country life.
