Our two bedroom, two bath home is bursting with Mexican flavor! The beach is right out your door!

Located at the start of Sandy Beach in town where all the action is with restaurants close at hand. An intimate and small complex that is sure to be a home away from home. Walk out your door and you are on the beach! The complex has a pool, children's pool and BBQ grills. Restaurant and Bars are adjacent to the complex and provide a lively atmosphere.

Clean and sure to wash over you with the vibes of Mexico and the breezes from the Sea of Cortez just steps from your patio!

ENGLISH - LAS GAVIOTAS RULES AND REGULATIONS,

Renters and guests are subject to the Las Gaviotas Rules and Regulations. Please be aware that these rules apply to ALL renters and guests at Las Gaviotas. Renters and guests are supplied with a copy of these rules at the time they register at the office. They also sign a copy of these rules stating that they received the rules, read the rules and agree to comply with the rules. Failure to follow our rules can result in expulsion from the property. These rules have been implemented to maintain the security and peaceful enjoyment of our community.

POOL RULES
The pool rules are posted by the pool and they apply to everyone, including owners, guests and renters. These rules are for the safety and enjoyment of our common area amenities. Special use of the pool, such as exercise classes, may be reviewed and approved by the HOA Board. Use of the pool may be limited during those times. Failure to follow pool rules will result in expulsion from the pool and pool area.
The pool rules are as follows:
Pool Hours 8:00 a.m. to 10:00 p.m. No one is allowed in the pools after 10:00 p.m.
Only owners, guests and renters are allowed to use pools and other common areas.
Swim suits are required.
Swim at your own risk. No lifeguard on duty
No pets allowed in pools or pool areas.
No glass containers or food is allowed in the pool area.
Children must be under adult supervision at all times.

PARKING
All vehicles must have parking permits displayed on their vehicle. Las Gaviotas issues parking permits to each owner which should be displayed on your vehicle dashboard. The parking area closest to the condos is reserved for owners only. Each condo unit is allowed only ONE owner vehicle in the owner’s parking area. Owners are allowed ONE additional parking space in the renter and guest parking area. Please limit your use of our parking to no more than TWO spaces, as parking space is limited.
The remaining parking area is for guest and renter parking. Guests and renters are only allowed ONE parking space per condo. Guests and renters may be allowed to use an additional parking space, if available, for a fee of $20 USD per week or length of stay, whichever is less. The parking fee must be paid in advance at the Las Gaviotas Office.

If a guest or renter parks in the owner’s area, they will be asked to move their vehicle. The guards periodically check the parking area to ensure that all vehicles have parking permits and that non-owner vehicles are not parked in the owner’s parking area. Violations may be addressed by having the vehicle towed off the property at the expense of the vehicle owner. Las Gaviotas assumes no liability for the towing expenses or damage to the vehicle.

WRISTBANDS
Las Gaviotas requires LAS GAVIOTAS WRISTBANDS (wristbands from rental companies are not sufficient) for every non-owner, including guests and renters that are on the property. Only six wristbands will be issued per condo and the bands must be put on the renter’s wrists at the Las Gaviotas office. No one will be given wristbands to use at a later time. The colors of wristbands are changed several times during the year, so that old wristbands cannot be used to gain entrance. The wristbands must be worn at all times on the property. This is a serious security issue as the guards must be able to identify people who are authorized to be on the property and to remove people who have no permission to be on the property. To maintain security and keep unauthorized persons from the property, the guards are instructed to enforce the wristband requirement. Therefore, we encourage your family and/or guests to also get PINK guest wristbands and a parking pass at the office. Owners are not required to have wristbands, but they should display their owners parking pass on the windshield of their vehicle. Please understand that the employees may not recognize all of our owners.

VISITORS/GUESTS
Renters or guests are not allowed to have visitors on the property. This policy is necessary to maintain security and control the occupancy of the property as a whole. Almost all resorts on Sandy Beach do not allow renters visitors or guests. The guards have been instructed not to allow any visitors or guests for any renters. Owners may have visitors, but we would encourage you to notify the office and/or the guard at the gate that you will be having visitors, because the guards have been instructed to not allow unauthorized persons onto the property. Visitors or guests of owners will be issued a special parking pass and PINK wristbands. Visitors and guests of owners should get wristbands at the Las Gaviotas office, especially if they will be staying at your condo and using common area amenities. The wristbands should resolve any problems with our security personnel when your visitors or guests arrive at the gate or when they are on the property and/or using the pool area. Visitors or guests cannot park in the owner’s parking area, which is the FIRST ROW of parking closest to the condo units and office.

MAXIMUM OCCUPANCY
For owners that rent their condos, please be advised that the maximum occupancy for renters is six persons per condo. Infants (babes in arms) are not included in the six person limit. We have informed all of the rental companies about our maximum occupancy policy. If renters arrive at the gate with more than 6 people, they will be instructed that the occupancy limit is 6 persons per condo. They may elect to rent an additional unit here if available, or elect to stay elsewhere. No more than six persons per condo will be allowed into the property. This policy became necessary because in the past we had problems with renters having too many people in a condo unit and this over-occupancy severely impacted our water, sewer, parking area, common areas, and swimming pools. Almost all the resorts on Sandy Beach limit occupancy to 6 persons for a 2 bedroom condo.


LAS GAVIOTAS RULES AND REGULATIONS
1) AUTHORITY- LAS GAVIOTAS IS NOT A RESORT PROPERTY, IT IS INDIVIDUALLY OWNED CONDOMINIUMS. THE ADMINISTRATOR, THE HOA BOARD AND LAS GAVIOTAS EMPLOYEES HAVE THE AUTHORITY TO ENFORCE THE RULES AND REGULATIONS OF CONDOMINIOS LAS GAVIOTAS. THESE RULES APPLY TO ALL AREAS DEFINED BELOW AS THE PROPERTY.

2) THE PROPERTY- THE PROPERTY IS DEFINED AS ALL CONDO UNITS AND ALL COMMON AREAS, INCLUDING THE PARKING AREA, POOL AREAS, DECKS, WALKWAYS, LANDSCAPING AREAS AND THE LAS GAVIOTAS FEDERAL ZONE AREA.

3) ZERO TOLERANCE- LAS GAVIOTAS HAS A STRICT ZERO TOLERANCE POLICY. LOUD, DISRUPTIVE OR THREATENING BEHAVIOR WILL NOT BE TOLERATED. FAILURE TO COMPLY WITH LAS GAVIOTAS RULES MAY RESULT IN REMOVAL FROM THE PROPERTY. THE POLICE WILL BE CONTACTED IF NECESSARY.

4) WRISTBANDS- ALL RENTERS AND OWNER’S GUESTS MUST WEAR LAS GAVIOTAS WRIST BANDS WHILE ON THE PROPERTY. ANY PERSONS WITHOUT LAS GAVIOTAS WRIST BANDS ARE NOT ALLOWED ON THE PROPERTY. RENTAL COMPANY WRIST BANDS ARE NOT ACCEPTED. ONLY LAS GAVIOTAS WRIST BANDS ARE ACCEPTED AT LAS GAVIOTAS.

5) PARKING- THE FRONT ROW PARKING AREA ADJACENT TO THE CONDO BUILDINGS IS RESERVED ONLY FOR THE USE OF OWNERS. PARKING FOR OWNER’S GUESTS AND RENTERS IS LIMITED TO THE OTHER PARKING AREAS. RENTER PARKING IS LIMITED TO ONE VEHICLE PER CONDO. AN ADDITIONAL FEE OF $20 PER VEHICLE WILL BE ASSESSED AT THE LAS GAVIOTAS OFFICE FOR ANY ADDITIONAL VEHICLES. ALL VEHICLES MUST HAVE LAS GAVIOTAS PARKING PERMITS DISPLAYED ON THE DASHBOARD OF THE VEHICLE. VEHICLES WITHOUT LAS GAVIOTAS PARKING PERMITS ARE SUBJECT TO TOWING. VIOLATORS ARE RESPONSIBLE FOR ANY TOWING AND/OR STORAGE CHARGES.

6) OCCUPANCY LIMIT- THE MAXIMUM OCCUPANCY OF ALL CONDO UNITS IS 6 (SIX) PERSONS PER CONDO UNIT. INFANTS (BABES IN ARMS) ARE NOT COUNTED IN THIS OCCUPANCY LIMIT.

7) NO VISITORS POLICY. RENTERS ARE NOT ALLOWED TO HAVE VISITORS AT LAS GAVIOTAS. VISITORS OF RENTERS ARE NOT ALLOWED ON THE PROPERTY.

8) NO PETS POLICY-RENTERS ARE NOT ALLOWED TO HAVE ANY PETS AT LAS GAVIOTAS.

9) NOISE- INTERFERENCE WITH ANY RESIDENT’S PEACEFUL ENJOYMENT OF THE PROPERTY IS PROHIBITED. LOUD MUSIC AND LOUD OR DISRUPTIVE BEHAVIOR IS PROHIBITED AT ANY TIME. THERE IS A STRICT NOISE CURFEW AFTER 10:00 P.M., INCLUDING THE FEDERAL ZONE AREA. PLEASE BE AWARE THAT THE DECKS AT POOL LEVEL ARE ALSO THE ROOFS OF THE BEACH LEVEL UNITS AND THE FLOOR OF YOUR CONDO UNIT IS ALSO THE ROOF OF THE CONDO BELOW. SOUND TRAVELS THRU THE CONCRETE CONSTRUCTION. PLEASE LIMIT YOUR ACTIVITIES TO AVOID DISTURBING THE OTHER RESIDENTS, ESPECIALLY AFTER 10:00 P.M.

The best spot right ON the beach!!!!!
I love love loved this property. The inside is gorgeous and up to date. The property has stunning views of the beach and is feet away from the beach! We had so much fun! I’d rent this place over and over again. The host was top of the line. He had excellent response time and really thought out every detail! This is our new place to stay in Rockey Point.

Home away from home but with an ocean
We loved our stay. Property was awesome and any closer to the beach and you would be in the water. The only thing to keep in mind with this property is that it’s at the bottom of three flights of stairs. Bad knees and wheelchairs would have been a challenge. We plan to stay again !
