From the moment you arrive, you’re greeted by the sound of waves and sweeping views of turquoise water. The villa’s open-concept design invites the outdoors in, with sliding glass doors that blur the line between indoor living and the sea beyond. The main living space is bright and airy, with comfortable seating, a modern kitchen, and a breezy dining area perfect for relaxed meals with family and friends.

Each of the five bedrooms is uniquely styled with coastal charm. Four king suites offer private en-suite bathrooms and serene ocean or garden views, while the fifth bedroom can be arranged as a king or two twins, making it ideal for children or extra guests. The primary suite features a private poolside terrace, walk-in closet, and an outdoor shower finished in Italian mosaic tile—perfect for rinsing off after a dip in the sea.

Step outside to discover your own private slice of Grace Bay. The elevated pool deck overlooks calm, crystal-clear waters and offers a front-row seat to some of the most breathtaking sunsets in Turks and Caicos. A shaded dining area, barbecue grill, and plush loungers create the ideal setting for days spent sunbathing, swimming, or simply unwinding with a drink in hand.

Just beyond the pool, a short walk down the beach leads to a collection of local restaurants and bars at Turtle Cove Marina, where you can enjoy fresh seafood and cocktails by the water. For adventure right outside your door, slip on a pair of water shoes and wade into the sea—Smith’s Reef offers vibrant coral, rays, reef fish, and sea turtles in calm, shallow waters perfect for all levels of snorkelers.

At the time of booking, Vrbo collects only its service fee, which is separate from the rental payment.

After booking, we will contact you directly with payment instructions to complete your reservation. A 20% deposit is required to secure the booking, with the remaining balance due 90 days prior to arrival (or at the time of booking if within 90 days).

Notes:

• One additional guests, including babies/infants, may be permitted with a supplemental fee.

• Our villas include a coffee maker, washer & dryer, gas BBQ grill, beach towels, hairdryers, iron/ironing board (upon request), and a starter supply of paper products (which are not replenished). Portable beach chairs, umbrellas, and a cooler are typically available but are not guaranteed. Baby gear, kayaks, and SUPs are not usually included but can be rented. Post-COVID, most of our villas do not include communal snorkel gear.

• Electricity is metered to discourage A/C use with open doors and windows. It is not expensive if used judiciously, and you are not charged for the first $150.00 per week in usage, after which you will be charged at the current rate per kilowatt-hour. This holiday villa has two separate air conditioning systems, so you only need to cool certain parts as needed. Water Edge gets a comfortable, almost constant trade wind, so it would be rare to exceed the AC allotment during your vacation.

• A $500 (+ tax) cleaning fee is added to the rental rate, and housekeeping services are provided once mid-week.

• Turtle Beach is located almost directly on Smiths Reef, Smith’s Reef is widely regarded as offering the best snorkeling in the country. A strip of beach rock exists between the sand and the water partly because of this reef. Once you step over the rock, it mostly disappears, revealing a soft sandy bottom with excellent snorkeling just ahead.
