  • A Villa Imperati é uma villa de luxo exclusiva, situada na zona mais panorâmica e tranquila de Praiano, com uma piscina privada à beira-mar, um amplo jardim em socalcos e vistas deslumbrantes sobre a Costa Amalfitana. o alojamento foi concebida para hóspedes que procuram espaços amplos, privacidade e conforto de alto nível, permitindo-lhes desfrutar da villa como um verdadeiro refúgio mediterrânico, imerso na luz e na paisagem.



    A villa situa-se numa zona privada da aldeia e não é acessível diretamente de automóvel. O acesso é feito apenas a pé, através de um percurso panorâmico de aproximadamente 400 metros com cerca de 100 degraus, típico da disposição de Praiano. Isto requer algum esforço físico, mas garante silêncio, ausência de tráfego e uma forte sensação de exclusividade, mantendo-se ao mesmo tempo próximo dos principais serviços e pontos de interesse.



    CARACTERÍSTICAS DO ALOJAMENTO

    A villa está distribuída por dois pisos e oferece 150 m² de área interior, ideal para famílias ou grupos:



    Piso rés-do-chão



    •Amplo jardim com piscina exterior privada com vista para o mar (aberta sazonalmente de 15 de abril a 19 de outubro)



    •Chuveiro exterior, espreguiçadeiras e zona de churrasco



    •Sala de estar com mesa de jantar, sofá e poltronas, com acesso direto ao jardim



    •Cozinha totalmente equipada com máquina de lavar loiça



    •2 quartos (1 de casal + 1 individual com opção de cama extra, ideal para crianças/adolescentes), ambos com acesso ao jardim



    •2 casas de banho com duche



    Primeiro andar



    •1 quarto duplo com terraço privado e vista para o mar



    •1 casa de banho com banheira de hidromassagem e vista para o mar



    Os interiores são luminosos, harmoniosos e concebidos para garantir o conforto durante toda a estadia.



    LOCALIZAÇÃO E PONTOS DE INTERESSE

    A Villa Imperati está idealmente localizada para os hóspedes que procuram uma base tranquila e com vistas panorâmicas para explorar a Costa Amalfitana:



    •Caminho dos Deuses – acesso direto a partir do passeio pedonal situado acima da villa



    •As principais praias (Marina di Praia e Gavitella) são acessíveis através de passeios panorâmicos ou de transportes locais



    •Bares, restaurantes, lojas e paragens de autocarro a poucos minutos a pé, descendo a colina



    •Ligações de autocarro e serviço de transporte para Positano, Amalfi e outros destinos costeiros



    Nota: Todos os serviços e pontos de interesse são acessíveis subindo ou descendo degraus, em consonância com o traçado urbano típico de Praiano. Isto faz parte da autêntica experiência local, mas torna o alojamento mais adequada para hóspedes habituados a caminhar.



    ACESSO E ESTACIONAMENTO

    A Villa Imperati está localizada numa zona exclusivamente pedonal e não é possível aceder-lhe diretamente de automóvel. O acesso é exclusivamente a pé, através de um percurso panorâmico de aproximadamente 300 metros com cerca de 100 degraus. Por este motivo, a villa não é recomendada para hóspedes com dificuldades de mobilidade ou para aqueles que não gostam de caminhar nem de subir escadas.

    Mediante pedido, pode ser providenciado um serviço de porteiro pago para ajudar com a bagagem.



    •Estacionamento privado pago disponível mediante pedido a cerca de 650 metros (recomenda-se vivamente a reserva antecipada, especialmente na época alta).



    •Estacionamento público pago disponível a cerca de 200 metros; não é possível reservar e costuma estar lotado na época alta devido à disponibilidade limitada.



    COMO SE DESLOCAR

    Graças à sua localização estratégica, a Villa Imperati permite aos hóspedes explorar facilmente a Costa Amalfitana, mesmo sem automóvel.



    •Excursões de barco a partir de Praiano (Marina di Praia – aprox. 1 km): a forma mais pitoresca e relaxante de chegar a Capri, Positano, Amalfi e enseadas acessíveis apenas por mar.



    •Autocarros públicos (SITA e autocarro local – paragem a cerca de 200 m): práticos e económicos, mas frequentemente lotados e mais lentos na época alta.



    •Motorista privado: oferece flexibilidade e conforto; recomenda-se a reserva com, pelo menos, um dia de antecedência.



    •A pé: a forma mais autêntica de conhecer Praiano, envolvendo degraus e diferenças de nível.



    •Aluguer de scooter: maior independência, recomendado apenas para condutores experientes em estradas costeiras estreitas e movimentadas.

Great Villa with stunning views of Positano

This house is beautiful and was a very nice place to stay in the heart of Amalfi. The access to the house requires a 5 minute walk with many stairs so definitely keep this in mind and try to arrange a porter to take your luggage if you have a lot to carry.

Excellent Stay, Charming Location

The house and the property manager were excellent and helped us tremendously throughout our stay. It was nice to stay there and not in Positano, as Positano is extremely crowded. The little town in Praiano is very cute and has everything but the steps are treacherous to get back to the houseto get down to the main street.

Wonderful Stay!

My family of five had a wonderful stay @ Villa Imperati. It was a perfect place for us to come back to and relax by the pool after venturing out all over the Amalfi coast. The views are breathtaking and there are so many great restaurants right near the villa - the location is great. Francesco was very attentive and helped us navigate our stay here and helped with arranging day trips and transportation which made our stay - stress free. 😊

Great stay in Praiano

Francesco was a great host. He was very responsive, and very helpful when it came to local recommendations and services. Check in was easy and the place was very clean with a great layout for a family. The kids loved the pool. Overall it was a great stay. One thing worth noting, it does take a little work to get to the closest store so bring your sneakers.we would definitely stay here again.

Best View and Nice Property even though finding the place and a lot of steps.

Wonderful stay in Praiano

we loved our villa. Praiano is a gem. The management team was super helpful. The villa was spotless and the pool was refreshing. Only area is the airconditioning the master does not cool that room. I would add supplemental air or add some fans.

Nice quiet stay with view of Positano

The property manager was great at always answering all our questions. Glad we used the Porter service for the stairs as it can be quite difficult if not. Overall great nice place with shops and bars close by. Just be prepared to make the trek down stairs and back up which can be quite difficult for older folks or those not in decent shape. Great communication!

Fantastisk utsikt och fint hus!

Det är många och långa trappor i Praiano och till huset gick det inte att köra fram med bilen men vi fick hjälp att bära fram våra väskor. Eftersom vi reste med stora barn så var trapporna inget problem. Huset hade en underbar utsikt och var fint! Huset låg i nära anslutning till trapporna som leder upp till Gudarnas Stig.

Paradise in Praiano

We loved every second of our stay at this property. We had two adults and 4 kids who were able to spread out and have our own space while also enjoying all the wonderful gathering spaces (like that beautiful pool!). The views of the coast were breathtaking. And whatever you need on or off the property, Francesco and his management company were extremely attentive. They helped us with restaurant recommendations, boat excursions, transportation to different activities, anything we could think of! They were so kind and helpful. This was a very special property and we hope someday to return to experience all the Amalfi Coast magic.

Overall a great stay and good value for the price. As mentioned there is a lot of stairs but that is to be expected in this region. We had a hiccup with the pool but the manager was great and worked with us on that. He was very helpful and quick to respond with anything we needed. The house seemed to have all the essentials, the only thing I thought was missing is a espresso machine. We ate out all the time but that would have been nice for the mornings.

Wonderful!

Absolutely breathtaking views of Capri and Positano from the top of the villa. Pool wonderful in the heat. Trip of a lifetime. Norman was fantastic in his communication and helped book loads of restaurants and a trip to Capri - expensive but definitely worth it. Thank you Norman! Porter strongly recommended for taking heavy luggage upto the property. Download the video or have internet so you know how to reach the villa - the streets are a bit of a maze. 5 stars. Grazie mille! Ben

We had a wonderful time at Villa Imperati!

We loved the views, the beautiful architecture of the villa, the art work on the path ways, the people in the town of Praiano. Che Bonta, the cooking class down the street at Il Rifugio Dei Peccatori, the Kasai Restaurant, etc… The Villa was somewhat difficult to get to but worth the walk and climb. Transportation to get anywhere is not overly easy, there is a walk&#47climb (paths and stairways) about half a mile to down to town and up to the villaacross to a street to meet cars. Requires luggage porting and drivers to get to most destinations, shoppingrestaurants. But it is a good work out and kick start to bring healthy work out when your vacation is over! :)

Beautiful home!

The pictures don’t do this property justice! It’s beautiful and spotless. The views are incredible and the pool is perfect. Norman was a wonderful help—did an amazing job food shopping for us and talked us in when we got a little turned around at check in. Just know there are about 220 steps down to the Main Street, bust stop etc. it’s pretty steep and significant—granted all of the coast is this way. Get the porter at check-in. It’s just worth it. The home is lovely and Praiano is a delightful escape from the craziness, although a quick bus ride to everywhere.

Wow..What a villa and facilities in an excellent location!

We have just returned from 10 days at this villa in Praiano! Wow, this was a fabulous villa with all of the necessary amenities and in such a fabulous location. From the views, to the facilities to the pool (to cool off) and the overall homely feel, it was one of the best villas we have stayed at! Also, excellent support from Norman and the SMAAC team whenever we needed anything, any ask was actioned quickly and made the stay very comfortable! Thank you! Nothing specifically from the villa or facilities. Just bear in mind the steps to walk to the village (around 190 vertical steps for most direct route). We used the longer route which was a hill walk but you still need to be mobile and fit!! The walking is worth it though! I would highly recommend the porter service for the bags and parking permit, helped tremendously. All can be booked through SMAAC

Villa Imperiati - Praiano

The villa was clean, spacious, well equipped, and as described. It was also in a fabulous location! The property management company was very easy to work with from beginning to end. While we chose not to use them to book any “extras” such as excursions, etc., we thought that was a very nice touch and would be quite useful for travelers seeking that type of vacation and those types of services. When we did have a “problem” (there was a power outage following a thunderstorm), it was handled immediately and professionally. We were also impressed that there was a level of trust and respect when it came to the check out process and our payment of occupancy tax, which we did not have (in cash) when we checked in...but because we had established a rapport with our management team throughout our stay, it was okay that we just leave the cash for the occupancy tax on the kitchen table as we departed. This made for a very easy check out day for us which we very much appreciated.
