A few steps from the Linguella Tower and 50 meters from the Grigolo beach, you will be in the part of the center convenient to all services, and you will feel pampered by the terrace overlooking the Gulf and the Darsena, from where you can admire an incredible panorama, with spectacular sunsets and sunrises, reminding you every moment that you are on an island, surrounded by the infinity of the horizon.

We contact guests with arrival information within 48 hours of the arrival date. We will ask our guests to respect two simple house rules. Leave the kitchenette where you eat clean and wash dishes and dishes at check-out, carry out separate waste collection and dispose of it.

Our company carries out electronic invoicing to the customer, therefore, immediately after booking, Italian customers will be asked to provide their residential address and tax code, while for foreign customers it will be sufficient to provide the residential address to complete the customer record. The data is mandatory, the non-communication of the same following the booking can lead to cancellation by us, with a penalty for the guest.
It is an exclusive location, where man's ingenuity has met nature, building a house overlooking the sea, on a natural inlet protected from the winds, respecting the context and the surrounding environment.

Historic Home with Seaside Terrace – 9/12 beds (Maximum 10 adults + 2 children under 12 years old)
A bright and spacious vacation home, free on three sides and arranged entirely on a single level.
The property offers approximately 180 square meters of interior space and a splendid 100 square meter terrace, perfect for relaxing outdoors.
The house has two entrances and a spacious living area with a fully equipped kitchen and dining room. A large, bright and welcoming living room is furnished with a French sofa bed that can also be used as an additional bedroom.
The sleeping area consists of three bedrooms: two quadruple bedrooms (with a double bed and a single sofa bed that can be converted into a double bed) and a double bedroom with the option of adding a child's cot. (The photos need to be updated to reflect the additional beds.) The house also features two fully renovated bathrooms: one with a large shower and one with a bathtub.
A large terrace overlooking the sea offers breathtaking views, perfect for dining or simply enjoying the sound of the sea in the relaxation area, complete with a coffee table and swing.

- in the center; on the rocks of Grigolo, along the coast; splendid sea view on the Portoferraio dock
- from about mid-June to about mid-September in the evening from 19 to 8 in the morning the road will be limited traffic.

Important Notes:
- groups of guys under 25 years of age are not permitted
- check-in in our Agency from 4.00 pm to 7.30 pm and check-out by 9.00 am; fee for late check-in after 8.00 pm € 50.00
- small size animals with a fee of € 30 on the spot
- deposit (mandatory): 500.00 euros; refunded at the end of the stay after check the condition of the property (if paid in cash it will not be returned before 3.00 pm)
- bed linen and towels not included: it can be added at a cost of 20.00 euros per person (to be requested at the time of booking) or it can be brought from home; not bookable on site
