➤ Kitchen, Dining Room & Patio The open-plan kitchen-diner is the heart of the home and a favourite gathering spot. It features original Victorian flooring, quartz surfaces, glass splash-backs, and AEG appliances—including two fridge-freezers, induction hob, and double ovens. Street access makes unloading easy, and the kitchen opens onto a furnished patio with coloured lighting, plants, herbs, and outdoor power sockets—perfect for coffee, cocktails, or al fresco dining. Dimmable lighting, a Smart TV, and a Bluetooth soundbar complete this lively space, so you can connect your device and enjoy your favourite playlists as you cook, chat, unwind — or dance!

➤ Sofa-Bed – 5th Bedroom • For groups of 9–10, the sofa bed will be prepared automatically • For groups of 8 or fewer, it is available only by advance request • For these smaller groups, a £25 fee applies per stay • The room does not include a wardrobe • This room is located on the ground floor and can be closed off using Victorian sliding doors Your cooperation in informing us in advance is greatly appreciated.

➤ Guests With Stair Concerns Hoe Park House is a classic Victorian home spread across four levels. While charming, this layout may be challenging for guests with reduced mobility. However, the second sitting room on the ground floor easily transforms into a private bedroom with a cosy double sofa bed (see ‘Sofa Bed – 5th Bedroom’ ↑). It is just steps from the main family bathroom and separated by original sliding doors. The only stairs such guests would need to navigate are: • Steps to the main entrance • The staircase leading down to the kitchen-diner
➤ Toiletries We do not provide shampoo, conditioner, or shower gel. Based on guest feedback and our own travel preferences, we’ve found most visitors prefer bringing their own personal care products. This also supports our eco-conscious approach by reducing plastic waste, minimising environmental impact, and avoiding unnecessary “one-size-fits-all” items. Hand-wash soap dispensers are provided throughout the house for your convenience.

The perfect place to stay
Hoe Park house is a jewel for anyone visiting Plymouth or the surrounding area. It's location is ideal and the attention to detail is second to none from communication to kitchen utensils and all the added extras that make a stay so easy. We would highly recommend it to anyone

Wonderful, stylish and roomy house.
A recently refurbished house on four floors, superbly decorated and furnished. The kitchen is a stunning space ideal for family gatherings with all the equipment, pots, pans and dishes you could possibly want. A fabulous house and a very helpful host. Thanks Ian!

Hoe Park House
We are a group of 4 Guys that enjoy Sea Fishing, Good Food and fun nightlife. Hoe Park House was perfect, it comfortably sleeps 8 people, there’s a lovely Kitchen and Dining Area too.
The Bedrooms are large and very comfortable, all three Bathrooms were luxurious and beautifully fitted out.
Our Host kept us informed of upcoming events in the local area and was only a WhatsApp away if we needed anything.
2 mins walk to the Centre of everything we needed, we will certainly recommend to friends and family.

Phenomenally Fitted Vacation Rental with Comfortable Bed
The home was impeccable. We wanted for nothing and everything was organized, clean and easy to find. We spent many days in the kitchen chatting with Plymouth family and making meals on the very well equipped kitchen. Ample dishwater and cooking gear.
Everything is modern and well kept. The location is easy walking distance to several shops and restaurants. Try the Turkey place named KapadokyaI 3 blocks down on New St. Some of the best food I've ever eaten.
I wholeheartedly recommend this property.
