The Space:

The Leaf B312 is a bright, modern condo in Playacar Phase II, one of Playa del Carmen's most secure and exclusive gated communities. It sleeps up to 7 with 2 bedrooms (each with a queen and a single bed) plus a sofa bed in the living room, an open-concept living and dining area, a fully equipped kitchen, A/C, and a private balcony. Thoughtfully designed for accessibility, it offers step-free access throughout and a roll-in shower with a bench. Guests also enjoy the complex's resort-style amenities, including multiple pools, a gym, elevator access, and lush gardens.

Guest Access:

You'll have the entire condo (The Leaf, B312), plus access to the resort-style pools, gym, and gardens. Playacar is a gated community, so entry is by QR code: we issue your personal QR and access codes once your registration is complete, and vehicles also need a QR (we'll ask for your car's details). To avoid waiting at the gate, please complete your registration in advance so your QR is ready for your arrival time. Check-in is self-service via a keypad/lockbox code at the unit; the home offers step-free access and a disabled parking spot.



The Neighborhood:

Playacar Phase II is a quiet, green, very secure gated community just south of downtown Playa del Carmen, bordering the golf course. You're a short walk or ride from the beach and the famous Fifth Avenue (Quinta Avenida), with restaurants, shops, and nightlife, plus supermarkets and the Cozumel ferry close by. Cenotes, Xcaret, and Tulum make easy day trips.



Getting Around:

Cancun International Airport is about 50 minutes (62 km) away; Fifth Avenue is roughly 3-4 km (a 10-15 minute drive) from the gate. Walking and biking are easy inside Playacar; for taxis and rideshares, vehicles need a QR to enter, which we generate in minutes. A rental car is convenient for exploring the Riviera Maya, and there is parking on site, including a disabled parking spot.



Other Things to Note:

- Playacar is a gated community: please complete the online registration and send a photo ID for every guest, plus your vehicle details if driving, before arrival - we require an ID for each guest to issue your entry QR code and access codes and to avoid delays at the gate.

- Your condo is The Leaf, B312; check-in is self-service via a keypad/lockbox code.

- The home is wheelchair accessible with step-free access and a roll-in shower with a bench.

- The beach is a short walk or ride from the community (Playacar is set slightly back from the beachfront).

- We provide starter welcome amenities; for longer stays you may wish to top up consumables.

- Your stay includes cleaning before arrival and after departure; mid-stay cleaning or restocking is available on request for an extra cost.
