Located near Pieve Santo Stefano, at the crossroads of Umbria, Tuscany, and the Marche, Quercia Rubra is a refined and minimalist farmhouse where every detail has been designed to offer maximum comfort in a stunning natural setting.

With its spacious and bright interiors, the villa offers the ideal setting for an exclusive stay, perfect for those seeking harmony, privacy, and well-being.

[The Interiors]
Spanning four levels, the villa welcomes guests into a spacious living area on the first floor: a spacious, fully equipped kitchen; an elegant living room; a dining area overlooking the valley; and a pool table for moments of leisure and friendly competition.
The main entrance is located on the upper floor, connected to the private parking area, and leads to the bedrooms via wide, light-filled staircases.

The design blends traditional materials—such as Umbrian terracotta, natural wood, and exposed beams—with elements of contemporary art, creating a warm and sophisticated atmosphere.

Quercia Rubra can accommodate up to 18 guests in 9 spacious, air-conditioned bedrooms, each with a private bathroom.

The rooms feature high ceilings, hardwood floors, and large windows overlooking the countryside, flooding the space with natural light throughout the day.

Outdoor living is an integral part of the Quercia Rubra experience.
Two spacious covered terraces allow guests to enjoy the outdoor spaces in every season, while the panoramic garden overlooks the valley, featuring a heated infinity pool (7x14 m) and a hot tub.

Pool and hot tub heating available upon request (between 26 °C and 30 °C / 38 °C depending on the season—not available in July and August; weekly surcharge of 700 €).

Everything is designed for relaxation, from your first morning swim to a glass of wine at sunset.

Guests will have exclusive access to all areas of the house, as indicated in the listing.

Quercia Rubra is rented as a private villa, which means that the entire property and all the spaces shown in the photos will be for the guests’ exclusive use during their stay.

Check-in day: Saturday – Minimum stay: 7 nights.

[Non-smoking rooms]
All bedrooms and indoor areas are non-smoking.

[Pets]
Dogs are welcome.
There is a final cleaning fee of 50 €.

[Security Deposit]
A security deposit of 1,500 € will be required at check-in and will be charged to your credit card.
The deposit will be fully refunded within 2 days of check-out, provided no damage is found.

[Pool and Wellness]
Pool dimensions: 7x14 meters.

Maximum depth: 1.40 meters.

Heated infinity pool and hot tub.

Heating available upon request (from 26 °C to 30 °C for the pool and up to 38 °C for the hot tub), not available in July and August.

Surcharge: 700 € per week.

[Linens and Cleaning]
High-quality bed and bath linens included upon check-in.

For stays longer than one week, weekly cleaning service and a linen change on Saturdays are included.

Additional linens: 270 € per set.

Additional cleaning services during your stay are available upon request at a cost of 20 € per hour.
