What the Rate Includes:

Rental of 5 main bedrooms, excluding the maid's house. 40 units of electricity (KW/h) per day, covering swimming pool, aquarium, and pond pumps, fridge/freezer, and continuous electric use not governed by the guest. Any excess will be deducted from the deposit at 9 Baht per unit.

Fiber broadband at 1,000 Kb/s with two repeaters for full Wi-Fi coverage.

Netflix, worldwide streaming, and Satellite TV for Premier Football games.

Use of the BBQ, swimming pool, jacuzzi, washing machine, dryer, fridge/freezer, ceramic hob, sandwich maker, microwave oven, electric oven, kettle, toaster, cutlery, and crockery.

Drinking water for the dispensing machine will be supplied.

Water for showers, washing-up, etc., is included.

The chest freezer and dishwasher are not included.

Rules:

Only booked and checked-in guests are allowed at the villa.

No pets, no smoking inside, no parties.

Families only, no drugs, no "bar ladies" or uninvited guests.

No loud noise or loud music.

No subletting or using the villa as a business.

Free electric us provided up to 40 Kw units per day and covers running costs of pumps, fridge/freezer. Excess usage beyond the free electric is charged at 9 Baht per extra unit.

Extra guests on request are 1500 Baht per extra person per night

Extra bed fee for booked guests who need extra beds 1000 Baht per night

A 15,000 Baht cash deposit is required upon check-in, refundable at check-out minus any excess electric usage or damage/loss.

"Dive bombing" in the pool and interfering with pool/jacuzzi pumps is prohibited.

Please shower before and after swimming to protect water quality and furniture.

No altering the electric wiring or configurations of TV, computers, etc.

No tissues or sanitary items may be flushed down the toilets—please use the bins provided.

Guests are responsible for keeping the villa locked properly to protect personal and owner’s possessions.

Violating the rules, particularly regarding smoking, unauthorized guests, or excessive noise, will result in termination of the holiday without refund.

Passports must be presented at check-in.

The primary booking guest must arrive first with all payments (rent + deposit). We can only deal with the person who booked the villa.

Check-in for all guests must be completed before entering the villa.

Any extra guests not booked in advance may result in termination of the holiday without refund.

No refunds for cancellations or early check-outs; the full amount for the booked duration is required.​
