The IL RUSTICO apartment (3+3 beds) is located on the GROUND FLOOR, partially semi-basement, ensuring natural freshness even on the hottest summer days. It consists of a large open space (50 square meters) with DINING AREA, KITCHENETTE, double sofa bed, single bed, large wardrobe; bathroom (with shower cabin). A BEDROOM (DOUBLE BED and SINGLE BED) with independent entrance from the outside, wardrobe, SECOND BATHROOM. From the kitchen, you can access the VERANDA, with dining table and barbecue (for EXCLUSIVE use). Windows with MOSQUITO NETS. In each room, there is a FAN and THERMOSTATIC VALVES.

The Le Balze property hosts THREE APARTMENTS: Le Rose (2+2 guests), Il Melograno (4+2 guests), Il Rustico (3+3 guests), and two B&B ROOMS in the hosts' villa. The swimming pool (with the attached porch) and the park are shared.
The HOSTS: The hosts live on the property (an Italian language teacher for foreigners and a doctor): they guarantee assistance for any need, while maintaining the utmost discretion and respecting the privacy of their guests. They are passionate about art and tourism, so they can advise you in organizing your itineraries. They speak ITALIAN, ENGLISH, GERMAN, and FRENCH.

SERVICES IN THE SURROUNDINGS: Immersed in nature but very near the heart of the city, very close to all services and shops. At 1200 meters, in the Montebello neighborhood (2 minutes by bus heading south): pharmacy, post office with ATM, supermarket (with deli and pastry shop, open on Sunday mornings), bar, newspapers, and tobacconist. At 800 meters (2 minutes by bus heading downtown), a small supermarket and an excellent butcher specializing in local products. At 1500 meters, in via della Pallotta (4 minutes by bus), a large store of organic products and food (including gluten-free). Perugia RAILWAY STATION is 3.5 km away; from the station, take the Minimetrò and then the bus (line E). Perugia AIRPORT is 12.5 kilometers away. Taxi and car rental service.
