- Stand-alone family home, located in a quiet street in Kinross.

- You will have access to four (4) parking spaces - there are two (2) bays to the double garage & two (2) bays to the open driveway.

- Private front entrance with access via a digital door lock making access easy with keyless entry!

- As soon as you enter the home, you will be instantly drawn to its bright & light front study nook offering a lovely seating area - the perfect space for reading a book or working from home! There is a dedicated study nook with a study desk, lamp, monitor & office chair - perfect for the student or business traveller.

- The master bedroom is located at the front of the home, offering large bay windows, a queen timber bed frame with matching bedside tables, and a separate chest of drawers. There is also a ceiling fan for those warm summer evenings, a full-length mirror, an occasional chair, two separate single wardrobes & a private ensuite. Enjoy the convenience of your own private en-suite offering a shower with shower curtain, sink/vanity & toilet.

- Hiring a car in Perth is recommended.

- Closest bus stop is located in front of the property and the buses here will take you to Kinross, Clarkson and Joondalup Station.

- Uber, DiDi & Swan Taxi are very popular in Perth, just download the app and you can order a car to collect you and take you to your destination - so easy!!

- This property has a noise monitoring device that management checks regularly at all hours. If this device is disconnected during your stay, we will be notified of this disconnection, and you will be at risk of having your booking cancelled immediately.

- Both showers to the en-suite and main bathroom have a hob which will require you to step over the hob to access the shower.

- This property has a pool. The pool is serviced by a professional contractor and is carried out every two (2) weeks. You are aware and agree that upon booking this property that you may find leaf debris in the pool which is out of our control due to environmental reasons ie: the weather - we cannot control the weather! There is a pool scoop you are welcome to use during your stay to remove any leaf debris! Please note that you may be contacted during your stay for the pool servicing to take place so we can keep on to

- This property has regular lawn mowing & gardening which is carried out by a professional contractor every four (4) weeks. Please note that you may be contacted during your stay for the lawn mowing/gardening servicing to take place so we can keep on to
• BOOKING EXTENSION POLICY: If you would like to extend your booking last minute, please note that extensions can only be approved and paid for in FULL before 7:00pm on the day prior to your check-out date. If you wish to extend after this time, please note that there will be a fee of $150.00 which will need to be paid in FULL (to compensate the cleaner for last-minute scheduling changes) along with the extension rate. Please note that all charges will need to be paid upfront. If fees have not been paid for in FULL and it has approached your check-out time, then you will be required to vacate the property immediately. Please also note that if you make a new booking instead of requesting an alteration request to your booking, the cleaning fee will not be refunded.
• SECURITY CAMERAS: Some of our properties are equipped with external security cameras, which are regularly monitored by management. To know if a property is equipped with cameras, please refer to the listing description. Please note that if these cameras are tampered with in any way, your booking will be immediately cancelled, you will be required to vacate the property, and no refunds will be provided.
• NOISE MONITORING DEVICE: Some of our properties are equipped with noise monitoring device which management check regularly at all hours. To know if a property is equipped with cameras, please refer to the listing description. If this device is disconnected during your stay, we will be notified of this disconnection, and you will be at risk of having your booking cancelled immediately.
• CONFIRMATION OF BOOKING: For verification purposes, you and any approved guests or visitors may be required to provide us with a current form of government-issued ID prior to confirming your booking or during your stay.
• CHECK-IN TIME: Check-in time is available as per your reservation details. Please do not access the property earlier, as we need time to clean and prepare for your stay.
• CHECK-OUT TIME: Check-out time should be completed by the time specified in your reservation details. If you are running late, please inform us as soon as possible. Housekeeping must be granted access if they arrive and you have not yet vacated. Please refer to our checkout procedure located on the property for further information. Late check-outs will result in late fees.
• CHECK-OUT PROCEDURE: Please ensure the property is left in good condition before you depart. Empty the fridge and pantry of any opened or perishable food, dispose of all rubbish in the bins provided, and make sure the space is tidy. All dishes must be washed and put away, and all lights, air conditioning, and heaters should be switched off. Remove all personal belongings and lock all doors when leaving. If you used a lockbox for access, make sure to return the key properly. Failure to do so may result in additional charges if our cleaners cannot access the property.
• EARLY CHECK-IN FEES: If you are seeking an early check-in, we charge a minimum $50 early check-in fee depending on the time of check-in. The fee will need to be paid upfront and in advance for the early check-in to apply on the day of your arrival. If we are unable to accommodate an early check-in, check-in will be from 3:00pm or 4:00pm please refer to your reservation details.
• LATE CHECK-OUT FEES: Unfortunately we don’t offer late check-outs.
