Horizon South 12C4: 1 BR / 1 BA condo in Panama City Beach, Sleeps 6

Horizon South unit 12C4 is located on the North end of the complex next to the entrance gate. This unit is great for small families and can sleep up to 6 people.

This one bedroom, one bath condo features all the amenities of home. The fully equipped kitchen is great for preparing all your meals. This unit is recently updated and offers guests a relaxing vacation location. The living room features flat screened TV and has a queen sofa sleeper. The master bedroom is will feature (2) full sized beds and a flat screen TV. Amenities of this unit also include a private fenced in patio.

This unit does not include a washer and dryer in the unit but there are laundry facilities available onsite (small fee – coin laundry).

Horizon South has (4) pools which are heated seasonally. The pools, on site club house and property amenities are just moments away. Guests can relax in the hot tubs or spend some time on the tennis courts, challenge each other to shuffle board and enjoy putt-putt which are all located in this gated community.

Pier Park, only 2 miles away from Horizon South, features shopping, dining and entertainment. Situated in the center of Panama City Beach, you are just moments away from championship golf courses, deep sea fishing charters, St. Andrew's State Park, Frank Brown Park, Aaron Bessant Park and Gulf World Marine Park.

Complimentary WiFi is available at the on-site clubhouse which also features an exercise room and pool tables.

Armbands: $20.00 each per 7 days
Parking Passes: $25.00 per vehicle (maximum of 2) per 10 days
Trailer / Oversized Vehicle: $40.00 each per 10 days

The rooms was as described

This is the 3rd time that we have stayed at Horizon South and the 1st time in this unit. It was how the listing described. At the time, the property was undergoing road maintenance but that really did not matter to us at all. The wifi did not work until the last day, but i realized that It was one number off in the email. It is, however, written correctly on the laminated paper that describes the channels for the tv. So definitely check there if you cant get it to work. With a parking pass, we were allowed to park anywhere on the property, so we drove close the the front entrance and had a short walk across the road to access the beach. It was no hassle. I recommend this unit and this property.

70 Year olds going on Spring Break

We came to see what all the hype was about spring break. It wasn't what I expected. The beach was cold, and the prices were high. There were a lot of people. The complex was under construction, but the common areas were nice and not crowded. Overall, we enjoyed our stay.

Stay was very nice, however we were very disappointed that Horizon South turned off their only heated pool. Didn't care at all about thier guests.

Nice little place

The listing is exactly how it's pictured. The wristband and parking for one car and for two people is 65$ so if you go here be aware that you'll pay for that on top of the stay price. It's per person and per car. Also be aware that they refuse to take cash when you do this since you are at a HOA paying the fee for it

Great stay. Great Location. Limited Wifi

We had a great stay. The condo was walking distance to the beach. Security was always patrolling which made us feel safe. My teens enjoyed the basketball court and pool. The only problem we had was that there was no WiFi in the condo. I reached out to the property manager regarding WiFi and they sent me a screenshot stating "WiFi available in clubhouse near the pool". I expressed to them that their amenities listed free WiFi not limited WiFi and that their ad is misleading and how it should say, WiFi available in clubhouse only. My teens brought gaming systems that they could not use. I was planning to do a little work in the mornings while everyone was still asleep but couldn't. My neighbors along with other guest felt that the ad was misleading as well and that the company needs to be more specific regarding WiFi. I know this because the neighbors and other guest came to my husband and I asking about the WiFi password and how to access it. Great place but we will not stay there again nor would I recommend it to my friends and family. Accessable WiFi is very important now days, it's a must have.

Perfect Condo Get Away

Everything was absolutely great!!! The condo was impressively clean and furnished with everything working 100%. The location was perfect. The occupants were amazingly friendly. Hats off and hamnds down and the owner of the condo take a bow because my wife and I were very impressed!!! We would definitely do it again and recommend others. Our vacation stay was magnificent!!!!

Fun...but just a few things.

I admit, I was a bit concerned, as i read some bad reviews AFTER I booked this place. But when we arrived I was pleased. I believe the place had been updated recently. We have stayed at Horizon South several times over the past 30 years or so and have been mostly pleased. I have to say, although this one was nice, i do prefer the ones that are at the front of the property as they are closer to the beach. My other complaints... *the mattresses really need to be replaced! One of them is like sleeping in a hole! To make it even better, Queen size mattresses would be best as a full sized beds are a bit crowded for 2 adults. * a washer and dryer would be a plus as well. Although I'm not sure where one could be installed in the layout of this unit...maybe the bedroom closet? *more towels and washcloths would be nice since there is no washer and dryer. *a hairdryer would've been nice. We didn't bring one because they are usually provided. We had to go buy one. *the TV's were very small. Larger ones would be a very good investment! * I do want to express my disappointment with all the fees that are added at Horizon South now! Theses should really just be included in the price. I liked it much better when there was just a cleaning fee added! The armbands should not even exist. No one even wears them. Also, Horizon South should include the equipment needed to play the games onsite or not offer them at all! Aside from these few complaints we enjoyed or stay.

Very Nice Stay

Very clean. It is a good distance to the beach walking. There were no wash clothes and only one hand towel. Went and bought wash clothes and left them. Beds are very soft. Property has pool tables and mini golf. You have to provide your own pool sticks, golf balls, and putter. Very Pleasent stay after problems took care of.

Hidden Fees

After confirmation of the reservation, and after having been billed for the non-refundable fees, additional information was received. The Management company sent a 10 page legal form that had to be signed. Another email stated that upon check-in we would have to pay a $25 parking fee and $ 5 per person pool pass fee. Upon arrival we were told that the fee was $20 per person and there was no parking fee. These fees are collected by a security guard, and when I stated that VRBO did not show these fees his abrupt response was that this was VRBO's problem as they did not keep up with the property managements current policy. Last but not least, there were roaches in the kitchen and bath, and no face cloths were provided. To say that we were very disappointed is an understatement.

The roaches locked me out

When my party and I arrived the door code that had been emailed to us was incorrect so we were locked out for almost two hours which gave me a wonderful panic attack thinking I had been scammed. When the owner finally got back to me and we got access to the unit we found several live cockroaches and the sheets on the pull out couch were nasty and full of food and crumbs. The DVD player that was beside the television didnt work at all which wasn’t a big deal however we bought several dvds that we never got to watch. The unit was walking distance to the beach and surrounding shops and the amenities like the hot tub and pools were amazing. Extremely friendly neighbors as well. Overall my vacation thankfully wasn’t spoiled however I definitely would not recommend this unit. Honestly I feel like a nights refund is warranted for being locked out after a ten hour car trip, but it is what it is.
