Modern Oasis Home in Palm Springs - 5 beds

Kick your shoes off and enjoy a night in the highlife of beautiful Palm Springs, CA! This is your private home, centrally located. You'll enjoy the spectacular mountain views lounging by the private pool. Just minutes from downtown palm springs restaurants, shopping.m, Agua Caliente Casino, Aerial Tramway and other activities.

This new, modern home oasis features 3 bedrooms. The Master bedroom has 1 king bed, a large luxury bathroom and a large walk-in closet with a single rollover bed, the second bedroom has 1 queen bed and the third bedroom has 1 bunkbed with 2 full size mattresses and a twin bed. The second full bathroom is centered between the second and third bedroom for convenient sharing.

The open floor plan throughout the house features a full kitchen with dishwasher and kitchen bar seats, breakfast area, formal dining area, PH filtered water, spacious living room features WIFI TV and 2 couches for a comfortable reading space.

The game room is half of the garage converted to a nice getaway with a billiard/pool table, ping pong table and comfortable seating. There is still space inside the garage for 1 car parking!

We've built a full outdoors bar-b-q area, fire-pit table with seating; both with natural Gas (NO gas tanks needed), arranged a beautiful outdoor patio with led lights, patio dining area with TV, and pool lounge chairs around the pool and spa, all for your convenience.

The laundry room is available for your use along with free EXTEA high speed WIFI. This is just to name a few, come stay and enjoy it all to yourself!


Jacuzzi heated during your stay, an additional fee applies. We’ve updated our heating rates to reflect changes in electricity costs in Palm Springs:

• Jacuzzi heating: $30 per day
• Pool heating: $100 per day

Please submit heating requests at least 2 days before check-in so we can prepare everything for your arrival.



Netflix streaming is available with guest accounts.

Pool towels are available for guest use.

There is an additional TV located in the living room for pool viewing. This TV is not recording, do not rely on the camera! Kids must be supervised by the pool at all times.

Pool cleaning days are Wednesday and Saturday. The pool service enters through the side gate to perform the cleaning.
Gardening service comes every Tuesday to clean the backyard.

No pets allowed. $500 fee may be applied for violation.

We have Ring cameras and a SkyBell camera at the front door for security only. The gated entrances have keypad locks with new, custom codes generated just for you upon your arrival (We will send you the codes on your check-in day).

Please do not rearrange the furnitures around or move them from one room to the next. The walls will get scratched and fees may apply to fix it. Also, the cleaners will charge an extra $250 USD to move the furnitures back which will be forwarded to you so please be mindful of this.

We kindly ask for your cooperation in following Palm Springs’ strict noise regulations:
   •   No amplified music is allowed outdoors at any time. Music must remain fully contained within the property, violations such as too many vehicles, outdoor music, over-occupancy, or noise during quiet hours (10 PM – 8 AM) are subject to city citations ranging from $1,500 to $2,000.

   •   Please keep noise levels respectful, especially in the evenings, to avoid disturbing neighbors.
   •   The City strictly enforces this rules and may issue citation not only a guest but a strike against owner permit too.


Parking Notes: 2-4 cars can park outside on the driveway and street.

Garage/Game room: garage door must be closed at all times. Never leave garage door open and unattended. Any lost/stolen items from the garage will be on the responsible party staying during that time.


No smoking inside the house. No storage of any type of tobacco or medicinal marijuana. We do allow smoking outside with our provided ash tray but you will need to dump it out in the city trash cans at the side of the home. If the home smells like smoke or any time of tobacco or marijuana, even if not smoked inside, you will be billed for an additional $250 USD in cleaning fees and you will be charged $500 USD for a week night or $1000 USD for a weekend night for having to block a day and air out the home.

Damage Waiver: The total cost of your reservation for this Property includes a damage waiver fee which covers you for up to $5,000 USD of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out.

Number of guests city allows up to 8 guests to stay at night and a maximum of 10 guests during the day. Additional guests stayed may result in a fine or eviction.

FESTIVALS:
Referrals and repeated guests will be rewarded with a discount, depending on the time of the year. All festival bookings are non-refundable with additional deposit requirement. Regular noise ordinance is in effect.

**Cancellation policy for Festivals (Coachella weekend 1 and 2 as well as Stagecoach):
Reservations are non refundable after booking. Thank you.

SWIMMING POOL WAIVER AND RELEASE OF ALL CLAIMS AND ASSUMPTION OF RISK ("Waiver &
Release")
In utilizing the swimming pool amenities ("pool"), you will be expressly assuming the risk, legal liability, waiver, And release of all claims for injuries, damages, loss or Death which you, your family members, guests, invitees and licensees (collectively, "Pool Area Users") might Sustain as a result of utilizing any and all amenities
Connected with and associated with the pool. I and the Pool Area Users agree to abide with the rules of The pool ("'Pool Rules"). To restrict access to the pool for the failure of any person to comply with the Pool rules.
WARNING! THERE ARE OBVIOUS KNOWN DANGERS INHERENT IS SWIMMING ACTIVITIES. FOR EXAMPLE:
PHYSICAL INJURY, AND IN SOME CASES, DEATH.
I. INDEMNIFICATION AND RELEASE OF LIABILITY
In exchange for the landlord allowing me to voluntarily
Utilize the pool, l understand and agree to:
ASSUME AND ACCEPT ALL RISKS arising out of,
Associated with or related to my and the Pool Area Users'
Use of the pool, even though such risks may have been Caused by the negligence of the Landlord;
2. BE SOLELY RESPONSIBLE FOR ANY INJURY, LOSS OR DAMAGE which I and the Pool Area Users may sustain while using the pool, even though such injury, damage, loss or death may have been caused by the negligence of the Landlord;
INDEMNIFY AND HOLD HARMLESS Landlord from any And all claims, demands, actions, liability or costs, Including attorneys' fees, which might arise out of my or The Pool Area Users' use of the pool, even though such Claims, demands, actions and costs may have been
Caused by the negligence of the Landlord.
a) has the effect of releasing, discharging, waiving, and forever relinquishing any and all actions or causes of action that I may have or have had, whether past, present or future, whether known or unknown, and, whether anticipated or unanticipated by me, arising out of my or the Pool Users' use of the pool;
b) constitutes a complete release, discharge and waiver of any and all actions or causes of action against Landlord;
c) applies to personal injury, property damage, or wrongful death which I and the Pool Area Users may suffer, even if caused by the negligent acts or omissions of others;
d) is an affirmative representation that I am assuming full responsibility for any and all risk of death or or personal injury or property damage suffered by me and the Pool Users while utilizing the pool; and
e) is binding on me, my spouse, my heirs, my personal representatives, my assigns, my children and any
Guardian ad litem for said children.
I. ACKNOWLEDGEMENT
acknowledge that by using the pool l have read this Waiver & Release and that I understand the words and language in it. I further understand that this waiver & Release is intended to be broad and inclusive and
Governed by the laws of the state of California, and I agree that if any portion is held invalid, the remainder of the Waiver & Release will continue in full legal force and effect. I further agree that the venue for any legal proceedings shall be in the county of Los Angeles, State of California.
I have read and fully understand the above important information, the potential dangers incidental to using the pool, the warning of risks, assumption of risk and
Waiver & Release of all claims, and I voluntarily choose to use the Pool.
