$30 (2 hours) request in advance, based on availability.

Late Check-Out Policy

•Approved late check-out: $30 (maximum of 2 hours), subject to availability and advance approval.

•Extended late check-out: Guests requesting a check-out beyond 2 hours will be charged 50% of the nightly rate, subject to availability and advance approval.

•Unapproved late check-out: A fee of $50 per 30-minute increment will be charged for any check-out after 10:30 AM without prior approval

RECOMMENDED DURING COOLER MONTHS (October–April)
Pool & spa heat: $40/day
Heater runs entire stay once activated.
Heat pump performance depends on outdoor temperatures; water temps not guaranteed during cold weather.
No refunds for temperature-related concerns.

This is a self-catering home. We provide a starter kit of essential supplies upon arrival, and guests replenish supplies as needed during their stay.

Starter kit includes:
• (2) Toilet paper rolls per bathroom
• Paper towel roll
• Shampoo & conditioner, body wash & hand soap
• Coffee pods, sugar, salt, pepper, cooking oil
• Dish soap, laundry detergent, dryer sheets, trash bags.

{BBQ Grill}
Free to use! Guests will need to refill the propane tank at the nearest retail store or propane refill station.

Cameras at front entrance.
Used for guest count verification (max 12), safety, and property protection.


{Travel Insurance}
Highly recommended, especially during hurricane season (June–November).

We are not responsible for outages caused by weather or utility providers. No refunds for service interruptions beyond our control.

Regular pest control is performed; however, occasional insects are normal in Florida.
Guests must store food properly and keep doors/windows closed.
Notify us immediately if an issue arises and we’ll send pest control.
No refunds for minor insect sightings.
