***During your stay:
-You will have complete and exclusive access to the entire studio. We conveniently offer self check-in and check-out with a keypad that will be the last 4 of your phone number at check-in.
-We are available in person as needed, but will always attend to your needs via the messaging app. Please always contact us first via messaging for any questions or concerns, or any help you may need.
***To know for this space:
-It is professionally cleaned and sanitized between each guest. The host is personally committed to keeping the place tidy and sanitary at all times.
-Upon request, we can maintain a daily cleaning- if needed and if we are available. Regardless, we ask that you respect our space, as you would a hotel. Fees will be in place should any property be damaged due to carelessness or misconduct to the space. (Please review RULES below).
***Please note:
-Please note that in sunny Florida, with beautiful weather and greenery, come humidity and BUGS. These elements are a NATURAL & a VERY common occurrence in this state! Unfortunate and daring to say, but it is the sunshine state reality— so please know this:
-It is CRUCIAL for us to keep critters and bugs away, so we have a regular bombing procedure completed every 3 months, and a professional spraying for pests done regularly, but please remember to pack sunscreen and bug spray!
***Requirements & RULES:
-All guests will be required to send a photo of their ID through messenger once the reservation is confirmed.
-Early Check in and Late Checkout is available upon request (Depending on availability, not guaranteed) for an additional fee of $25. Please let us know at least 48 hours in advance to try and accommodate any request.
-Checkout is by 11am. Any late checkout without permission will be charged a $100 fee. Please respect our checkout hours, as the time is needed to prepare for the next guests.
-You will be assigned a designated parking area and all vehicles must park in the assigned area. (Located directly in front of the unit).
-We can only accommodate a maximum of 2 guests. Please note: there are no children allowed, this is an adult only environment and rental unit, respectfully.
-The individual making the reservation must be at least 21 years of age & must be one of the guests staying at the property. Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form.
-No third party bookings allowed, unless otherwise agreed upon in written form.
-NO smoking and NO drugs allowed inside the home, what-so-ever, period. A fee starting at $500 will be applied if there is any smell or sign of smoking inside the home.
-No pets allowed in this space. If you bring your pet without consent and break this rule, you will be charged a $500 fine.
-No parties or events, at all, what so ever. The space is designed for no more than two people.
-No fireworks of any kind.
-No firearms on property, unless kept locked in vehicle and licensed. Local law enforcement will be contacted immediately if this rule is broken on our property.
-Please wipe shoes at the door. It is preferred that shoes are removed indoors when possible, so we can keep the place clean for you and the next guests.—There is a basket at the entrance for your convenience.
-Please No food or drinks on the bed. The TV is mounted and designed to move toward the dining table as needed. You will be charged a $250 fee if any damage is done to the linens, and/ or a $500 fee if any damage is to the mattress or head board, due to food or drink spillage.
-Please No flushing anything down the toilet; except flushable wipes and toilet paper. There will be a fine of $500 for any damage to our plumbing due to the breaking of this rule.
-Please Do Not drain any foods or clumpy liquids down the kitchen sink. If the kitchen sink is clogged due to the breaking of this rule, a $250 fee will be charged, so please consider that it is only for the disposal of water/ and non- clumpy liquids.
-Please Do Not consume or drink the water. We provide bottled water for safe drinking due to an overbuild of calcium in the city water. You may use as many bottled waters as needed for drinking and cooking. Your stay will be fully stocked with water.
-Decorative items are not for use. Removal or destruction of any of our items in the home will be subject to a $500 fine.
-Trash disposal: The trash cans, both regular & recycling bins, are placed right outside the gate. Please take out the trash and dispose properly as needed.
-Do not let trash sit or overflow in the space or bathroom, as this will cause bad odors for you and the next guest, as well as our home. It will also attract bugs. Again, we are in HOT, HUMID Florida- and no one ever wants bugs. ***REMEMBER: We will maintain a daily cleaning, as if you were at a hotel, but this must be upon request. Otherwise, your privacy is respected.
-Report damages immediately and be sure to follow additional guidelines posted within the home.
-Use studio and everything within at your own risk and be aware of all the signage reminders inside the space.
***We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of ANY of these rules.
