Gated Kissimmee home 10–15 minutes from Disney World with a heated community pool, hot tub, gym, and EV charger. Each of the three bedrooms has its own bathroom, plus a fully fenced backyard and a game console for downtime between parks. Built for families and groups who want space, privacy, and quick access to the parks.

The space
This two-story home sits in a gated community and is made for families and groups. Every bedroom has its own private bathroom, so everyone has space to unwind after a day at the parks. Note that the home has two floors with stairs, and the primary suite is on the first floor.

Sleeping arrangements
1st floor
• Primary suite: King bed and private bathroom with a shower (no tub). Because there’s no half bath downstairs, guests on this floor use this bathroom too.
• Living room: Queen sofa bed and Smart TV

2nd floor
• Queen suite: Queen bed and private bathroom with a tub and shower
• Bunk room: Bunk bed (full on the bottom, twin on top) and private bathroom with a tub and shower
Upstairs sitting area: Twin sofa bed and Smart TV

Guest access
Access to the community is through a code that will be provided after confirming the reservation. And access to the property is also through a code.

- Parking: Parking is free. The community is totally safe and has 24-hour security.
- Pool & Jacuzzi: The heated pool and jacuzzi are shared amenities within the community. Please note the pool's operating hours, and be respectful of other guests using the facilities.
- Noise: Please be mindful of noise, especially in the evening. We ask that you respect the community’s quiet hours to ensure everyone enjoys their stay.
- House Rules: Please make sure to review our house rules and respect them during your stay. These include no smoking inside the property, no parties or events, and no additional guests without prior approval.
- Local Recommendations: If you need any recommendations for things to do, places to eat, or nearby attractions, feel free to reach out! We are happy to share our favorite spots in the area.

HOUSE RULES:
Welcome to our resort home! To keep every stay comfortable and safe, we kindly ask guests to follow these house rules.

• Check-in: 4:00 PM. Check-out: 10:00 AM.
• The booking guest must be 21 or older and present during the stay.
• Maximum occupancy: 10 guests. No parties or events.
• Quiet hours: Please respect the community’s nighttime quiet hours. • The HOA applies fines of $100 to $300 for noise and party violations, and serious cases may lead to eviction.
• Trash: Place it in the container between 7:00 and 9:00 AM (pickup is at 11:00 AM). Boxes must be broken down and taken to the large container. The HOA applies a $100 fine for trash violations.
• A/C: Please set it to 74°F when you leave the house.
• Please do not eat or drink in the bedrooms.
• Resort pool and hot tub: Children must be supervised at all times.
• Pets: One small pet is welcome with prior notice. Pet fee: $100 per stay ($200 for stays of 30 nights or more).
• Late check-out: $100, with prior approval and subject to availability.
• A refundable security deposit hold of up to $300 may apply, as disclosed for your reservation.
• Vacation Rental Agreement: After booking, the primary guest will be asked to sign our agreement electronically. A signed agreement is required to complete the reservation.
