NEWLY RENOVATED VILLA! This villa has been off market for a while whilst it has undertaken a full refurbishment including paint work, decor and upgrades.

6 Bedroom (3 Masters), 3 Bathroom. Beautiful South Facing Pool & Spa with conservation view. Amazing Media Room! Games room with pool table and TV with all sports channels.

Welcome to this modern, spacious 6 bed, 3 bath villa spread across 3,750 sq ft, located in the sought after gated resort of Aviana. Aviana is located on the HW US 17-92 approx. 15 minutes to the main gate of Walt Disney World, 20 minutes to Universal Studios, 10 minutes to Sea World and just 5 minutes from the Interstate 4, the location is perfect. The Interstate 4 takes you to many shopping malls, Sea World, Universal Studios and if you want to go to the beach either coast is just over an hour away.

As our guests you will receive complimentary access to the many onsite amenities at Aviana including a clubhouse, community pool, hot tub, business center, childrenā€™s park and lake access.

Upon entering, you will notice how bright and spacious the villa is. It is the perfect place to unwind after a busy Florida day and the whole villa is air conditioned for your comfort. There are two spacious living areas to enjoy in this home, one with direct access to the pool and one at the front of the home.

The open plan living, kitchen and dining area welcomes the whole family to enjoy precious time together, whilst still offering enough space for everyone. There is a fully equipped kitchen complete with large fridge freezer, oven/hob, microwave and all utensils and crockery you would need for meals should you wish to dine in. There are also 4 stylish leather bar stools for additional seating. Adjacent to the kitchen is a more formal dining table with 8 comfy leather chairs, perfect for those family meals.

The living area has a large leather corner sofa which is ideal for relaxing on and watching a family movie in the evenings on the large LCD TV. Unwind in comfort while enjoying TV after a long day in the parks.

The garage has recently been converted into a games room, complete with pool table and TV, with all sports channels. The perfect retreat at the end of the day.

Step outside to the pool area where you can enjoy the private SOUTH facing pool & spa with no rear neighbours and a conservation view with lake beyond. Enjoy some al-fresco meals and drinks in the evenings on the decking area which is furnished with a patio table 6 chairs. There is also a pool safety fence to give you peace of mind when your children are playing. For those who wish to take some shade, there is a lanai area for you to take a break from the sun.

Make your way upstairs and at the top of the stairs you will find a Media Room which features a projector TV, Sony Blue-Ray player and surround sound. Movie nights are taken to another level!

Bedrooms

Bedroom 1
The downstairs Master Bedroom Suite is a large, spacious bedroom with a sumptuous King size bed. There is a walk-in closet and a large flat screen television. Located on the ground floor so ideal for those who may find the stairs a challenge. This bedroom shares a bathroom with the other bedroom downstairs.

Bedroom 2
The second downstairs bedroom is furnished with two twin beds and has a flat screen TV.

Bedroom 3
Upstairs Master bedroom. Stylishly decorated for the ultimate relaxation, there is a King-size bed, sofa and an en-suite bathroom, shower only. Step out onto the beautiful veranda and enjoy the tranquillity.

Upstairs Master with King size bed and LCD TV.

Bedroom 5
Upstairs Queen room, Queen size bed and LCD TV.

Bedroom 6
This room has two bunk beds with a double bed on the bottom of each.

There is a laundry room for your convenience which is equipped with a full size washer / dryer. We also provide complimentary Wi-fi for those who like to keep in touch back home.

30 minutesā€™ drive away is Orlando International Airport and within a 3-minute drive you have the convenience of a Publix supermarket as well as takeout food stores, a pharmacy, bank, petrol station, hairdressers and nail clinic. 15 minutesā€™ drive will also take you to an array of eateries on the 192.

Notes on prices:
Pool & Spa heating is optional dependent on the time of year and recommended during the months October to April. If required it is Ā£25 per day. Any bookings less than 7 nights will incur an end of let clean fee of Ā£150. BBQ's/Grill's can be hired in, please ask if required.

Lovely villa, nice area and there is always a but...

Check in to the property was simple and the guy on the gate was pleasant and good to deal with. No problems accessing the property and once you were in you accessed the happy into an open kitchen, dining and living area. As we entered the kitchen there was a pool of water next to the fridge and we though that there had maybe been a leak from the fridge and cleaned it up and that was that. The rooms are spacious and the three bathrooms were of an adequate size especially the two upstairs ones. The rooms were very well appointed and all had TV's with boxes to increase your viewing choices, which was really good. The pool was very good and the heating is definitely worth the extra cost. The kitchen also has the American fridge freezer with the ice and water dispenser, which you really need in the Florida heat. So all in all it is a lovely well appointed home and we loved it. The issue was with the cleaning of the property and I have informed Samantha about this so I'm not writing this without her knowledge. The house surfaces like the floor in the main house on the ground floor were immaculate as were the counter tops and the bathrooms were all clean to a good standard. The carpet on the stairs was filthy with stains and my we had to clean it almost as soon as we arrived. There were crumbs on the white sofa, which could do with a good clean too. The down stairs twin room walls had holes and marks all over them and was very run down. The upstairs lounge area was a great space to utilise, but the coating on the sofa was peeling away and stuck to your legs, which isn't really what you want when you're sitting down at the end of the day. The skirting boards were dirty all over the house and the walls all need painting in every room due to marks from what I would imagine were bags and cases being taken in and out of the house. The pool table is unusable as the two full size cues had no tips on them and the cloth with a couple of big tears and remained unused during our stay. It really takes away from the overall experience of having a pool table in the house as something special. So the house is a lovely house and we really enjoyed it, but something is being missed by the people running the property. Thorough cleaning should be undertaken after each party arrives and this is clearly not happening, which is a shame. So would I reccommend this property? If it was cleaned to a good standard, yes. As we found it? It's a big NO. Unfortunately.

Family Vacation

This was our first family vacation in 8 years. I had never rented from VRBO before. We were looking for a place with a pool and enough room for 11 people. This house more than met our expectations! The listing and photos were exactly what we walked in to. Plenty of room for everyone. The pool area was great. Communication with the owner was great as well. Samantha answered all my questions in a timely fashion. Would definitely stay here again!

Vacation stay for all ages, location great

Trip was for extended family stay ages 9 to 86 years old. Location was great, far enough away from amusement park crowds for nightly refresh but close enough to get there when they open. Something at this house for everyone, game room, pool, hot tub and three living areas for those that want to watch a game or movie. Access to clubhouse right across the street for larger pool and additional options ping pong, mini golf etc. was a bonus. Sam was a great renter very responsive and communicative and a pleasure to work with. Property was as advertised. Enough bedrooms on single floor for our elderly members and more rooms spread out upstairs for additional families. Only wish for layout would be for additional bathroom upstairs or half bath to break up the shared central shower bathroom for 3 of the rooms. Master bedroom has suite side shower and bathroom but this isn't a show stopper. We would stay here again if in the area. Also convenient for day trips to ocean or 30-40 minutes away to catch a Spring Training baseball game.

Disappointing rental

We would not rent this house again. It is spacious with comfortable beds and a private pool area but it is very tired. The walls and baseboards need a complete paint job. The carpets are old and badly in need of cleaning or replacement. The bar stools are rickety. The pool cues in the games room need repair. The Entertainment centre is not functioning. Our biggest concern was the air quality. All three of us staying there were constantly sneezing. The wall thermostat had a warning that the filter needed replacing and dust and dirt could be seen embedded in all the ceiling ducts. These issues would be a concern for anyone with respiratory problems. Also, the cleaners did a poor job. We found cookies under the couch , a dirty bathroom, dusty surfaces, garbage on the hot tub edge, placemats stained and in need of a wash. The company caretaker was very helpful in solving the problems that could be addressed during our stay e.g. pool heating and cleaning.

A really nice location.

Overall We loved the home. The good: Devore was beautiful and relaxing. The beds were so soft and comfortable. The pool was clean and balanced. The balcony was so calm and peaceful for coffee. Plenty of pots and pans. Super close to all parks and easy to navigate. Security people were awesome. There was a tiny dog park very close. The kids loved the playground. We saw huge cranes. All remotes were accounted for except the projector one if there was one. The bad: the pool heat didnā€™t work but weā€™re very pleased with rapid responses from management and it was fixed in about two days. This home is not handicap accessible. A few things were broken like the hall table and microwave. Overall it could have used a more thorough clean and updated paint but it was not run down at all. We had some wasps ( my husband is allergic ) so we bought spray to kill them. Any real problems we had were resolved quickly and completely. I would stay again without hesitation.

Golf Trip

I will echo the person who said having the first house inside the gate is nice. Really nice to jump right in the front door after going through the gate. The owner was easy to deal with and everything worked as noted in the listing. The hot tub was super hot (some didn't like it, but that's a personal preference thing) and the house was nice. The only thing I would suggest is to unclog the upstairs plumbing. The showers backed up when using them. Probably just a maintenance call, it didn't bother us enough to call while we were there, so that's on us. Also, the pool could have used a good cleaning. There wasn't a working skimmer there or we would have got stuff out of it. Again, not a big deal for 8 grown men on a golf trip. Overall it's a great house and good location for golfing that part of Orlando. We will put it on our list of good options when we go back!

A perfect Florida vacation getaway!

We stayed for 10 nights at this location and were NOT disappointed. I thought I would share my thoughts on a few key items: PROXIMITY: this location is 25-45 minutes from all parks (traffic dependant), 2 minutes from a grocery store and about 10 minutes from a major street holding tons of restaurants. LOCATION: the property is the first house in Aviana which is located directly across from the clubhouse equipped with beach volleyball and a massive pool. We thought being the first house, close to the gate would be an issue with too much traffic but honestly the quickness to get in and out made it a blessing not having to wind your way through the neighbourhood every time you came in/out. HOUSE: this house is huge! there are more beds (3 kings!) and TVs than any person would ever need but boy we were thankful as this allowed our guests, especially kids, to find personal space whenever required. The pool and hot tub were everything - this means you need to pay for pool heat. Any spare second we were home, we were in the pool/hot tub and are sad to see it go. The ā€œBADā€: generally, not much to say here. There were times when we had to get creative when cooking as we were missing a few items. The charcoal BBQ is a little small and difficult to use, so found us cooking inside more often. Some small appliances (coffee maker/blender) were not working but they always had a backup! All in all we had a fantastic stay and would definitely rent here again! Thanks to Samantha for all her communication throughout šŸ˜Š

Beautiful villa

We stayed at this beautiful villa for 9 days and enjoyed every minute of it. The villa was very spacious, and very well maintained. It was conveniently located to restaurants, shopping, and grocery stores, yet the gated neighborhood felt very secluded and quiet. We enjoyed swimming in the pool and relaxing in the hot tub; our kids thought having "our own pool" right outside the door was awesome. We intend to return in the future and would highly recommend this property.

Beautiful House

We had a great time staying in this large beautiful house. We only had 5 guests but we could easily have had 5 more and no one wouldā€™ve had to share a bed! The pool was great and seemed to catch the sun everyday. Itā€™s in a great location; not too far from the parks, with grocery stores and food options within a 5-10 minute drive. Property staff is very friendly as well as the property owner, who was always very responsive. Thanks for having us!

Friends and Family Vacation

This house fit our party of the u perfectly. It was very spacious both inside and out in the deck area. All details were accurate from the details in the description of the house. The property owner and management team was easy to contact for questions we had. The response time was quick as well. Distance to the parks was roughly 30 minutes depending on what time we left the house. Would recommend and love to stay at this property again. Thanks Samantha for all the communication before and after arrival.

We really loved staying here.

The house was wonderful and we had plenty of room. There were very few things that I saw and those were just the normal things of people living/staying there on a regular basis. For example the microwave had a couple cracks on the outside or a mark on a wall but these things happen in everyoneā€™s home not just rentals and it in NO WAY took away from this beautiful house. The owners really decorated the house so beautifully. I loved coming back to the house every day after a long day and just relaxing in a beautiful, bright home with comfortable furniture. Everyone had their own favorite place in the home and no one was on top of one another. They obviously took time and care to decorate and make this home not only beautiful but comfortable. Thank you for a wonderful stay and we would love to stay here again sometime. Samantha was wonderful in the rental process and you can really tell she cares about her guests.

Family Disney Vacation

Wonderful property for a large family! Everyone had their own space. Kitchen did get a little crowded when everyone was there, but not too bad. Pool was nice! We avoided the tolls and it took about 20 to 30 minutes to get to the Disney parks. Samantha was excellent to work with! Thanks again!

Great trip with friends and family. This house was a bit further out from WDW than weā€™ve done in the past but it fit the budget and amenities for all three families. We were 5 adults/parents and 7 kids (4 yrs old to 22 yrs old).

New, spacious and modern

We love visiting Florida and WDW and for some of us this was our 10/11th visit. Over this time we have stayed in lots of lovely villas but this was probably the best of all! It felt very new and the furnishings very modern. Although we were a large party of 14 including 6 children it felt very spacious with the variety of living areas. Conveniently sItuated right at the front of the resort and only a 20 minute drive from Magic Kingdom using Lake Wilson Road which has very light traffic. Sam was very helpful with the minor instance when required and emailed us more than once to confirm we were having a good time. I did find the absence of a house phone a little concerning as I feel this is far more efficient than email to deal with any issues that may have arisen. Although we did not spend a lot of time on the Aviana resort it appeared well kept and quiet. However use of the gates to the resort appeared to depend on whoever was on duty - not used at all during our first week! This is something Sam would probably not be aware of and did not any way detract from us enjoying a great holiday and a beautiful villa.
