The Space:

Sunlight pours through the sliding doors as you step onto the patio, the private pool glimmering beside a bubbling hot tub that invites an afternoon of splash and relaxation. Inside, the open‑plan living area hums with the soft glow of the TV and the clink of glasses around the dining table, setting the stage for evenings filled with games, laughter, and shared stories after a day at the nearby parks.



**Sleeping arrangements**

Downstairs are two bedrooms, each with a king bed, offering easy access to the main living space. Upstairs you’ll find a bedroom with two queen beds, another with three queen beds, three bedrooms each with a king bed, and two bedrooms each equipped with two twin beds. In total the home provides 14 beds across nine bedrooms, comfortably accommodating 16+ guests while still offering sleeping space for up to 24. Bed linens, bathroom essentials, a crib, and a Pack ’n Play are supplied for families.



**Living, dining & entertainment**

The central living room is arranged for gathering, with ample seating for movie nights or quiet downtime. A dedicated game room adds extra fun, featuring a pool table, console, TV, and sound system. The fully equipped kitchen opens to a spacious indoor dining area, and an outdoor dining set just steps away lets you enjoy meals al fresco under the Florida sky.



**Outdoor space**

Step onto the sun‑filled patio to find a private pool and a hot tub (not heated) that are available year‑round. Comfortable outdoor furniture and a grill create a relaxed setting for afternoon barbecues, while the grassy backyard offers space for children to play or for a casual game of catch.



**Resort amenities**

Your stay includes complimentary access to The Retreat at ChampionsGate, where you can float along the lazy river, splash down the water slide, work out in the fitness center, or catch a film in the on‑site theater. Additional options include volleyball and tennis courts, a playground, a games room, and a public 18‑hole golf course with driving range and clubhouse.

Getting Around:

Feel safe and right at home when you enter the gated community with 24-hour security guard. Parking can accommodate up to (4) vehicles in the driveway parked back to back.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not provided. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
