Our property is home to a variety of wildlife including ducks, birds, peacocks, and chickens. We kindly ask that you respect these animals by not feeding them and giving them their space. Enjoy observing them in their natural habitat and thank you for helping us maintain a peaceful environment for all.

We ask all guests to carefully read the house rules before booking. Following them helps ensure a smooth and enjoyable stay for everyone. Failure to comply with the rules, or not reading them, is not a valid reason to request a refund.

- Please note that while the fireplace is available for your use, we do not provide wood. Guests are welcome to bring their own firewood to enhance their stay.

- We can accommodate one vehicle per reservation. On site parking is first come first serve. If the spaces are full, free street parking is available nearby in the neighborhood.

- Please note that there are 2 other units on the property. If you wish to rent out all 3 units, please message us for further details.

- Small events allowed if the entire home is rented! Please reach out for additional details.

🐾 You’re welcome to bring one pet. A pet fee of $30 per night will be applied after the reservation is confirmed, along with a refundable $100 security deposit. This must be completed before check-in information is shared. Cats are not permitted.

🌞 Florida Weather & Nature
Please note that in sunny Florida, with beautiful weather and greenery, come humidity and BUGS. (Yes, dare I say it...) These elements are a natural & very common occurrence! We have our property professionally sprayed for pests, but please remember to pack sunscreen and bug spray!

If a treatment happens to fall during your stay, we will notify you as soon as possible and kindly ask for your cooperation or help in arranging a suitable time.


🛂 Guest Requirements
- Guests must carefully review the full listing details before booking. Failure to read disclosures or comply with house rules does not qualify for a refund.

- If you choose to cancel, our standard cancellation policy will apply.

- The primary guest listed on the reservation must provide a photo of their government-issued ID via messenger once the booking is confirmed.

- The individual making the reservation must be at least 21 years old and must be one of the guests staying at the property.

- If the person who booked the reservation is under the age of 21, a $100 security deposit is required and will be returned after 14 days if no damages are found. There are no exceptions to this rule.

- Once the refund is processed, timelines depend on the payment processor used and may vary based on your bank or financial institution.

- No third-party bookings allowed unless agreed upon in writing.

- Only the number of guests listed in the reservation may stay overnight, unless approved in writing.

- We can accommodate a maximum of 4 guests at any given time—for your comfort and the sanity of our cleaners. If desired, up to 2 guests may be allowed with host approval and an extra guest fee of $15/night per guest (applies to children over age 2).


📄 Refunds and Deposits
Any refund approved or agreed upon in writing on our end will be processed within 14 days after checkout. This applies to all refundable security deposits and is strictly enforced. Processing times may vary depending on the original payment method.


🐾 Pets Allowed
We welcome dogs with prior approval. To help us prepare the space for your furry friend, please make sure to:
- Mention your pet during the booking process so we can confirm suitability.
- The pet fee is $30 per night plus a $100 refundable security deposit, both required before check-in.
- For stays longer than 9 days, the pet fee is a flat rate of $250 plus a $100 security deposit.
- Only 1 dog is allowed. No cats permitted.
- The pet fee applies to the entire duration of the stay and is non-refundable.
- Dogs must never be left unattended or loose anywhere on the property to prevent safety and access issues for other guests.
- Guests must be responsible pet owners and clean up after their dog immediately anywhere on the property. Failure to do so may result in additional fees or penalties.
- Any violation will result in a $300 penalty fee and may lead to immediate cancellation of the reservation without a refund.


⏰ Check-In / Check-Out
- Early check-in is available upon request for $30 (subject to availability, not guaranteed).
- Late check-out is available upon request for $30 and extends your stay until 12 noon. Please make the request before your scheduled check-out time so we can notify our cleaners in advance.
- Standard check-out is by 10 AM. Unauthorized late check-out will incur a $100 fee. Please respect this time so our cleaners can prepare the home for the next guests.


🚗 Parking
We can accommodate one vehicle only per reservation. On site parking is first come first serve. If the spaces are full, there is free street parking nearby. Just be mindful of not blocking any driveways or mailboxes.


📅 Reservation Changes
We kindly ask all guests to review their travel plans carefully before booking.

- We do not accept any reservation changes within 30 days of the check-in date, except for stay extensions (if available).
- This means we are unable to approve requests to:
❌ Shorten your stay
❌ Move your reservation to a later date
❌ Adjust your existing dates once you are within the 30-day window

✅ If you’re unable to keep your reserved dates, please cancel your reservation through Airbnb at your earliest convenience so the calendar can open for other guests.


📌 Stay Guidelines
- Please note that while the fireplace is available for your use, we do not provide wood. Guests are welcome to bring their own firewood to enhance their stay.
- All trash must be placed inside the bins provided. Leaving trash outside will result in a $100 fine.
- No smoking or drugs allowed inside or outside the home. A fee starting at $500 will apply if there are signs or smells of smoking.
- Please wipe your shoes at the door. It’s preferred that shoes be removed indoors when possible, so we can keep the space clean for you and the next guests!
- No food or drinks on the bed.
- Decorative items are not for use. Damage or removal will result in a fine.
- Follow any posted guidelines inside the home. Before you leave, please take out the trash as instructed and report any damages right away.


🤫 Respect for Neighbors & Property
- Quiet hours are from 10 PM to 8 AM. Please be considerate while socializing outdoors during this time.
- Keep noise to a minimum to respect our neighbors.
- No parties or events.
- No fireworks of any kind.
- No firearms on the property unless securely locked in a vehicle


⚠️ Violations & Enforcement
We reserve the right to terminate a reservation without refund and/or pursue monetary fines if guests violate any of these rules.


⚠️ Unexpected Issues & Amenities
If any issue or amenity is found not working after a previous guest, we’ll notify you before check-in, so expectations are clear. We’ll always offer a resolution or alternative to ensure your comfort, and guests are expected to agree with the proposed solution.

If you choose to cancel instead, our standard cancellation policy will apply, as emergencies can arise unexpectedly and are beyond our control.
