- This house is located in a very secure neighborhood, with 24-hour security and gated fences to ensure privacy and security. Every driver must be registered with security.

**Pool and SPA Heat Fee $30 per day plus tax, please request pool heat before your arrival. Pool will heat 1 degree per hour to reach its max setting (Pool 86 degrees and Spa 100 degrees max). Pool heat payments are non refundable unless there is an issue with equipment only.
**For safety reasons, we don't keep a BBQ Grill onsite. However, if requested, we can send information to you for renting one. Cost of BBQ Rental is is $15 plus tax per day. It would be thoroughly cleaned and delivered with full propane. Other rental equipment is also available upon request. Grills must be used outside the screen enclosure.

Champions Gate is a world renowned resort. The Oasis clubhouse and all facilities are open to the public, but you may still see construction at some areas of the resort.

** Covid-19 update: Per legal requirement (Governor DeSantis Executive Order) you also agree not to host any gathering with more than the total occupancy of this property. By law, if you do not respect this rule, we will have all rights to evict you without any right for compensation. And you would put yourself at risk of being reported to the police at any time by neighbors or the HOA. Only the guests who have been registered are allowed to stay in the property.

Everyday Rules for The Retreat at Champions Gate

-Quiet time is from 10:00 PM to 7:00 AM.
-Please be courteous and keep in mind, there are homeowners and tenants that reside
on the property all year round.
-No parking on the grass nor blocking sidewalks, pedestrian walkways, parking signs, fire
hydrants, and neighbors’ driveways.
-Place all household trash inside a trash bag in the provided container/trash bench
before 7 AM.
-Trash is picked up daily, promptly at 7 AM except major holidays.
-DO NOT PLACE TRASH BAGS OR ANY BULK ITEMS ON THE CURB.
-Any loose trash in the trash bench will not be serviced that day.
-Any Bulk items services will need to be requested prior with Amenity Service for
scheduled pick up. Fee will be charged
-There are many cameras within the community, please do not place any trash on the
neighbors’ property or anywhere else.
-No RV's/Trailer/Boats allowed

HOUSE RULES
- Min booking age 25yrs for lead guest

- Please close and lock all windows and doors when you leave

- Check-in: After 4:00 p.m.
- Checkout: 10:00 a.m. sharp
- (Guests must leave by the check-out time (10am sharp), as we have other guests arriving on the same day. Guests who do not check-out on time might be charged an additional fee, as there will be additional work for our team)
- Bagged Trash must be placed outside in bin (bench-lift top) every day before 7 am to be collected by community and avoid excess trash, unwanted bugs, ants, etc. No loose trash
- No eating or drinking in the bedrooms
- Do not leave open or left over food out on counters, tables, patio, etc. .

You will receive your door code prior to your arrival date. All drivers must be registered at the gate. You must provide all names as listed on driver's licenses in order to gain access through security.

We kindly remind you that this is a self-catering vacation rental. You'll be provided with some starter dishwasher tabs, hand soaps, toilet paper and trash bags. Any additional consumable items such as the items just mentioned, shampoos, laundry detergent, paper towels, trash bags, etc. are the guests responsibility. Feel free to contact us if you have additional questions about these items. No salt/pepper or cleaning supplies are stocked due to safety issues.

Pool/Spa Heat: If you did not request pool/spa heat when placing your booking and would like to add this service, please contact us at least a week prior to your arrival, as most pools take up to 24-48 hours to heat from the time it is turned on. If you arrive and wish to add this service, there is a USD 50.00 call out fee in addition to the pool/spa heat fees. Electric pool heat is $30.00 per day plus tax. Pool heat has a 4 consecutive day minimum and must be booked for the duration of the stay. Pool heat is set between 83°F and 86°F. The spa will reach 100F when activated. This can take between 20-90minutes depending on the ambient temperature. We are unable to adjust this setting. If the
temperature is in this range and it is not comfortable for you, the only option would be to turn the pool heat off. There are no refunds provided when this situation occurs. Pool Heat and Extreme Low Outdoor Temperatures All pool heaters have electrical/mechanical components, which automatically shut off if the outside temperature drops below 50°F. This is a protective mechanism to prevent the pool pump from breaking by over exhausting to compensate for the cooler weather. In this case, the water temperature will indeed fall. Heat will automatically restart once the outside temperature reaches 50°F. Please note there are no refunds provided when this situation occurs.

No Smoking: Smoking of any kind is not allowed on the property (including Vape). A cleaning fee of USD 450.00 plus tax will be assessed to any guest violating the smoking policy to cover extra costs for sanitizing the home.

No Pets: Pets are not allowed in the home. If a pet is in the home, the guests will be asked to vacate the property without a refund. A cleaning fee of USD 450.00 plus tax will be assessed to any guest violating the pet policy to cover extra costs for sanitizing the home. Please note that our pools are serviced on a weekly basis.

Resort Trash Rules: All trash must be bagged in 13gal bags and placed in the trash bench by the front door for collection.
Resort Parking Rules: The resort only allows 3 cars. DO NOT block the sidewalk or park on the street as you will be fined.
