• If booking during hurricane season (July–November), we strongly recommend purchasing travel insurance. Refunds are not provided for weather-related disruptions.

• Construction or renovations may occur in the nearby area without prior notice to us.

• Extra supplies may be available upon request, but are not guaranteed. Grocery and convenience stores are located nearby for anything additional you may need.



Guest Access:

Guests have full private access to the entire studio space, which is attached to the main house but completely separate with its own private entrance. The studio is fully self-contained, providing privacy and independence throughout your stay.



The main house is a private residence and is not included with the studio rental. Guests will have exclusive use of the studio and its designated areas but will not have access to the main house. Self check-in makes arrival quick and convenient, allowing you to come and go with ease throughout your stay.

The studio is located in Orlando's desirable College Park neighborhood, a quiet residential area known for its tree-lined streets and welcoming community atmosphere. The neighborhood is primarily made up of single-family homes, making it ideal for guests seeking a peaceful and comfortable stay.



Guests can enjoy a convenient central location with easy access to restaurants, cafés, grocery stores, boutique shops, and local parks. Downtown Orlando is just a short drive away, along with major attractions, entertainment venues, and business districts.



The neighborhood offers a relaxed setting while remaining well-connected to Orlando's top destinations, including Universal Orlando Resort, Walt Disney World, and Orlando International Airport.

🐜 Pest Note: We treat the property regularly, but due to Florida’s climate, occasional pests may still appear. No refunds will be issued for pest sightings, though we’re always happy to address any concerns.



⚠️ Please be aware that certain situations beyond our control may occur, including construction or noise outside the unit, temporary closure of amenities, utility or city repairs, or issues on neighboring properties. As these are outside our control, we are unable to provide refunds for any related inconveniences.



🗑️ Additional Supplies: May be available upon request but are not guaranteed. If you run out, nearby stores are easily accessible. Towels are provided for approximately the first 2–3 days of your stay—please use the in-unit washer and dryer (if available) to refresh them. If your unit does not include laundry, on-site facilities may be available (fees may apply). For stays of 5 nights or longer, you may request replacement towels, subject to availability.



Please note that not all listings include laundry, so we recommend checking the amenities or reaching out to our team in advance.



📦 Items Left Behind: If personal items are left behind and you request their return, a $25 service fee plus packaging and shipping costs will apply. We are not responsible for any loss or damage to items after departure.

We respect our guests' privacy but are available if needed. The studio has a private entrance and allows for a fully independent stay. We're happy to assist with recommendations, questions, or anything that may come up during your visit, and can be reached through the booking platform at any time.
