Welcome to this brand new modern villa that is located in the new subdivision of Hidden Forest, only 15 min from Disney and 5 min from all stores (Walmart nearby) and all main restaurant chains. You will LOVE to see the conservation from the patio area and even the kitchen. The property sits on a corner lot and you can enjoy the water views on both sides. It is really breathtaking!! Entire house has been upgraded with hardwood/tile flooring! The kitchen is fully equipped (dishwasher, pots and pans, fridge, microwave, oven, stove...). All 4 bedrooms have smart tv's with cable. The bedroom downtairs has an ensuite (shower). Upstairs: The master (king) has an ensuite too (shower). The two other bedrooms share a bathroom (bathtub). You can access the pool area from the beautiful sliding doors. There is a queen bedroom downstairs with ensuite. Upstairs you will enjoy the huge master bedroom (king with ensuite) and the beautiful yellow theme twin bedroom with ensuite (two twin beds). Your reservation also gives you complimentary access to the clubhouse (gym, heated pool and spa, kids playground, game room). Book it or you may lose it. This property is going to be extremely popular.

IMPORTANT TO KNOW:
** Pool heating is NOT included in the rental unless specified in your rate. Please contact us to get a quote. You can still use the pool without heating, of course. ** Only the guests who have been registered are allowed to stay in the property. *** Pool heaters are set to 86 prior to your arrival. The reached temperature will depend on the weather. Pool heaters run 12 hours during the day. No refund or compensation will be given if the pool heater does not work unless the guests paid for the heating of the pool and it is proven that there was a technical issue that created an inconvenience. The refund or compensation will never exceed the amount paid by the guest for the heating of the pool.
** This property is self-catering. A small starter kit is provided for your arrival, including 3 dishwasher tablets, 2 trash bags, 1 new sponge, 1 kitchen paper towel, 1 starter soap per bathroom, and 1 roll of toilet paper per toilet. Guests are responsible for purchasing additional supplies as needed during their stay.

What to Expect Before Check-in

Just like when you check in at a hotel, Florida law (Florida Statutes, Chapter 509.101(2)) requires a quick guest registration before your stay. We’ve made this process fully digital so it’s simple and secure, while also protecting both you and us from the scams that unfortunately occur in the Orlando area.

Here’s how it works:

After booking, you’ll receive a short online form to complete.

You’ll be asked to upload a photo of your ID and a selfie holding the ID to confirm your reservation.

For added security, we’ll also request a photo of the card used for the booking and a selfie holding the card—similar to how hotels verify your ID and credit card at check-in.

Once everything is verified, we’ll provide your digital door code so you can go straight to your vacation home.

Please note: at least one guest must be 21 years or older and present during the stay.

Important: If registration is not fully completed as described above, guests will not be granted access to the property and no refund will be issued. In such cases, the reservation is considered a no-show.

Important House Rules

No smoking and no pets are permitted inside any of our properties.

Homes are for vacation use only and may not be used as a permanent residence.

Maintenance or pest control visits may be scheduled during your stay; our team reserves the right to access the property if needed.

Security Deposit

$500 for stays up to 28 nights.
$1,000 for stays of 29 nights or more.

The security deposit is charged to your credit card and refunded after check-out once our cleaning and inspection team confirms there are no issues. Please allow 7–14 days for the refund to appear, depending on your bank or credit card provider.

Pool Heating (Optional)

Available upon request for $35 + tax per day (7-day minimum).

For same-week requests, a $50 service activation fee applies.

Heating runs daily from 8 AM to 8 PM, with temperatures subject to weather conditions.

Cancellation Policy

By booking this property, you agree to the cancellation policy listed on the booking site.

A 5% processing fee applies to all cancellations (deducted from the amount already paid).

Please note: Failure to complete the registration process (as outlined in the check-in requirements) will result in denial of access to the property and no refund will be issued. This will be considered a no-show.

We highly recommend travel insurance for added peace of mind.
