This beautiful 4 bedroom/3 bathroom single-level detached pool home features a large private pool deck with pool and spa, a fun games room, a king bedroom, queen room (both with en suites) and two themed twin bedrooms. Located on the popular gated Tuscan Hills community, complete with tennis courts, volleyball and a clubhouse, this home is ideally located for a variety of restaurants and shops on the US Highway 27 and is just 8 miles from Disney World resort!

This lovely home has updated floors throughout, an open-plan living space with a lounge and a formal dining area, a spacious fully fitted kitchen, four bedrooms, three bathrooms, games room and a fantastic private pool deck. The home sleeps a maximum of 8 guests plus a baby.

The attractive open-plan family room has three sofas, a large Smart TV, ceiling fan and sliding doors out to the spacious pool deck.

The stylish kitchen comes with everything you need for at-home dining including stainless steel appliances - fridge freezer, dishwasher, oven and hob, microwave, - plus a coffee maker, kettle, toaster, blender, cooking utensils, crockery etc. The formal dining area comfortably seats eight guests.

Step through to the king bedroom suite with a king bed, a Smart TV, ceiling fan and a door leading out to the beautiful pool deck - perfect for an early morning swim without waking the rest of the family! This bedroom also boasts a fantastic en suite bathroom, complete with two separate vanity sink areas, WC, a double L-shaped bath for two, and a beautiful large walk-in shower.

Bedroom 2 is an attractive nautical-themed queen room with a Smart TV, ceiling fan and an updated en suite bathroom with tub/shower, WC and sink vanity.

Bedroom 3 has a fun superhero theme and bedroom 4 has a cute Disney theme. Both rooms have twin beds, a flat screen TV and a ceiling fan. The family bathroom has a bath/shower, sink and WC.

After a long day visiting the Orlando attractions, you will love heading home to your private full-sized pool! The screened-in pool deck has a shaded seating/dining area with ceiling fan and views over the lovely pool and spa.

The pool and spa can be heated (pre-bookable optional extra) and a pool security fence is provided for families with small children.

The garage has been converted into a fun games room featuring table tennis, air hockey table and high-top seating with stools.

At the front of this single-level home is a private paved driveway with parking for two vehicles. The home has a laundry area with a washer, dryer and ironing equipment. It has air conditioning throughout, free Wifi and free local calls. There is also complimentary use of a highchair and travel cot (pack and play).

IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 8 guests plus 1 infant under 2 years. Max. 6 adults on the reservation. This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult only/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. Resort and community facilities associated with the home are owned and operated by the HOA, any limits or closures are beyond our control.
8. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
9. No street parking permitted, no oversized vehicles, the HOA does tow at the vehicle owner's liability.
10. We do not accept reservations that check-in on December 25th.
11. All guest names and dates of birth to be confirmed on the Vrbo message thread for this reservation within 24 hours of the reservation being accepted.

PARKING:
The home has parking for two regular-sized vehicles on the driveway. No street parking is permitted, the HOA does tow. Please ensure you do not block or overhang the sidewalk at all as the HOA will tow the vehicle for this at the vehicle owner's liability.

CANCELLATION POLICY:
The Vrbo cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.

SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL & SPA HEAT:
The pool and spa can be heated and is an additional $45 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you. Pool heat is required for the spa to be heated.

Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations. The spa is set to 99 degrees and is activated with the timer dial switch on the wall.

We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.

GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
