🏠 General House Rules
This is not a hotel; this is someone’s home. Please treat it with care and respect. All communication must remain on the booking platform as per platform policy for the safety of both guests and hosts.
Self check-in: You will receive an access code via email and guest portal. We recommend verifying all check-in details through the platform chat, as codes may update.
Resort Entry: Some resorts require a guest list for check-in at the main gate. If applicable, we will notify you. Guests must provide required names on time for access approval.
📦 Home Supplies & Amenities
This is a self-catering home. We provide starter supplies upon arrival:
✔ 2 trash bags ✔ 1 small dish detergent ✔ 1 dishwashing capsule ✔ 1 paper towel roll ✔ 1 small bar soap, shampoo, conditioner, and toilet roll per bathroom
⚠ Guests are responsible for purchasing additional supplies as needed. Nearby supermarkets are available for convenience.
Bedding & Towels:
✔ Clean sheets & towels provided (1 bath, 1 hand, 1 pool towel per guest) ✔ All towels are accounted for at checkout. Missing or damaged towels will be charged. ❌ Washcloths are not provided for sanitary reasons.
🔹 Additional / Optional Services (Request at least 48 hours in advance)
✔ Grill Rental: $95 (includes 1 full propane tank).
✔ Early Check-in (if available): Must be pre-approved. Official check-in time: 4 PM.
✔ Late Check-out (if available): Must be pre-approved. Official check-out time: 10 AM.
Unauthorized late check-out:
Up to 12 PM: $100 fee After 12 PM: Full daily rate + potential eviction
🚨 Guest & Resort Policies
Maximum Occupancy:
Guest count cannot exceed the reservation limit per state laws, resort policy, and platform rules.
Violations result in immediate termination of the reservation without refund + $100 per extra unauthorized guest per day.
No Parties or Events:
Hosting unauthorized parties or gatherings will lead to immediate eviction without refund + $100 per unauthorized guest per day.
No Pets Allowed:
Service animals are accepted with proper documentation. Any damage caused will be charged accordingly.
No Smoking Indoors:
Smoking inside will result in a $500 ozone treatment fee + additional charges for damage/cleaning.
No Fireworks on the Property or Resort Premises.
No Charging of Electric Vehicles:
$100 fee for unauthorized charging.
No Swimming or Fishing in Resort Ponds/Lakes:
Wildlife, including alligators and snakes, may be present. Keep a safe distance.
Resort Amenities & Parking:
Amenities may close without prior notice; we are not responsible for changes to resort policies.
No RVs, trailers, or oversized vehicles are allowed in resort parking.
🏡 Property Care & Responsibilities
✔ Pre & Post-Stay Inspections:
Report any damages upon check-in. Guests are responsible for any damage during their stay.
✔ Air Conditioning Use:
Set between 72ºF-78ºF and on Auto/Cool. Lower settings can cause system failure.
✔ Construction Disclaimer:
We do our best to notify guests about construction in the area but cannot control noise or work schedules.
✔ Emergency Assistance:
We handle maintenance & repairs as quickly as possible, but vendor availability may impact response times.
For life-threatening emergencies, call 911.

✔ The owner, host, and management company are not liable for:
Personal injury, accidents, or death occurring in or around the property. Lost or forgotten items.
Damages or delays due to events outside our control.
✔ By booking this property, guests agree to:
A third-party identity and background screening.
Compliance with all house and resort rules.
✔ Guest Screening Policy:
By booking this property, the guest gives permission to the property manager to use a third-party service to verify identity and check criminal databases for reservation confirmation.
