Plan a family trip to Zion that everyone actually enjoys. Narrows Landing is a brand-new modern 4-bedroom, 4.5-bath home in the quiet community of Orderville, Utah — built specifically for multigenerational groups and extended families who want one home where everyone fits comfortably. With 2,700 square feet, three king ensuites, a bunk room, and two outdoor entertaining spaces, the home solves the problem most rentals can't: enough private space for the adults, enough fun for the kids, and a layout where Grandma doesn't have to climb stairs.
FAMILY-FRIENDLY LAYOUT
Two king ensuite bedrooms on the main level mean grandparents skip the stairs and parents stay close to younger kids upstairs. The third king ensuite is on the second floor, along with a bunk room that sleeps 6, configured with a twin bunk over a twin trundle, plus a twin-over-queen bunk. Sleeping arrangements that genuinely work for kids, teens, and extra adults — not just "sleeps 12" math that requires sleeper sofas. Pack-n-play and high chair available on request.
THE MAIN LEVEL
An open-concept kitchen, dining, and living room flows out to the covered back patio through a two-sided gas fireplace. The kitchen is fully stocked for group cooking — drip coffee maker, ice maker in the fridge, full cookware, dining for 8 plus another 5 at the kitchen bar. The whole family can eat together without splitting up. Two king ensuite bedrooms and a half bath round out this floor.
RAINY DAY READY
A dedicated game room upstairs with a poker table, skee-ball, and TV — built for the inevitable rainy afternoon or the day everyone needs a break from hiking. Smart TVs throughout the home, fiber optic Wi-Fi (works for video calls), central A/C and heat that actually keep up, and a fully stocked kitchen mean a down day at the house actually feels like a vacation.
OUTDOOR LIVING
Covered back patio with seating, outdoor TV, gas fireplace, and BBQ. An 8-person hot tub on the patio (open year-round) for stargazing under genuinely dark skies. And on the second floor, a private rooftop deck with a gas fire pit framing sweeping valley views — sunset there is the trip-defining moment guests come back for. Deer and wild turkey wander through the neighborhood regularly.
WHAT'S PROVIDED
In-unit washer and dryer with detergent provided. All linens, bath and spa towels, hair dryers, shampoo, conditioner, and body wash. Kitchen comes stocked with paper towels, starter coffee, basic spices and oils, dishwasher detergent, foil, plastic wrap, plastic bags, and an ice chest for park days. Pack-n-play and high chair available on request — just let us know when you book. EV charging via a 220V outlet in the garage (bring your own cable).
LOCATION
Drive times to everything that matters: Zion East Entrance 25 minutes; Zion Visitor Center (catch the shuttle to The Narrows and Angels Landing) about 50 minutes; Bryce Canyon 1 hour; Coral Pink Sand Dunes State Park 30 minutes; Grand Canyon North Rim 2 hours; Kanab 25 minutes for full grocery, dining, and gas. St. George airport is under 2 hours; Las Vegas and Salt Lake City are both about 4–4.5 hours. Most families fly into Las Vegas and pick up a rental car.
ABOUT THE PROPERTY
There's a separate 1-bedroom rental on the same lot called Narrows Nest, with privacy walls and separate parking, and no shared amenities between the two homes. If you've got an extended family that needs even more space, book both for a 5-bedroom setup with totally private bathrooms for everyone.
HOUSE RULES & STAY DETAILS
Check-in 4 PM, check-out 10 AM. No pets, no smoking, no events or parties. Primary booker must be at least 25 years old. Outside quiet hours after 10 PM. AWD or 4WD strongly recommended November through March — the community has well-maintained dirt roads and the area gets snow. Parking on site fits 6 vehicles (2 in the garage, 2 in the driveway, 2 behind for an RV or trailer). Just one small step to enter the home; main-level bedrooms make it largely single-story-accessible.
