Major construction of a hotel close by. Noise 7a to 5p. Could not enjoy the beautiful view from the room due to the pounding and the banging. Place is very tired. 2.25 miles, 50 minute walk to city center. Host was very nice, outgoing. Would not recommend.

Sehr netter Gastgeber der einem schöne Orte zeigt und sogar eine Bootstour für einen organisiert Auf dem Berg zwar viele Stufen zu laufen dennoch nur 5 min. Zu Fuß zum Strand Und natürlich eine sehr schöne Aussicht Gerne wieder

Lovely, family run property. Our apartment was clean and cozy and the view from the balcony was very nice. The host was very friendly and accommodating and made us feel welcome. It is conveniently located in Icici and in walking distance to the beach, restaurants and grocery shopping.

Good location, very friendly and helpful staff.. apartment was very clean and nice, you have everything what you need, like at home :) Kids had a lot of fun in the pool and what’s also great was is a lovely view on the sea direct from your balcony.. where you can e.g. enjoy the sunset with a glass of wine :)

Apartment sehr geräumig und hell. Sehr gute Ausstattung. Lage sehr gut, weil Nähe sowohl zum Strand als auch zu Einkaufsmöglichkeiten und Restaurants. Vermieter super nett und hilfreich, gibt tolle Geheimtipps für Ausflüge und Essen gehen. Sehr zu empfehlen!

This villa is in a great location, close to the sea, great view of the sea, walking distace to Opatia and Lovran. Clean and quiet, great place to rest. The apartment we booked had a living room and a bedroom with a big terrace. The villa welcomes you with advice what to see nearby, and offers any help you might need. Unfortunately I had an accident, but Sanjin, the manager of the villa went any length to get me to hospital and was very caring. We recommend Villa Roses and would like to go back as soon as possible. Thank you.

Belle demeure avec une belle vue vers la mer Adriatique et l'île de Krk. L'appartement comporte 2 chambres équipées chacune par coin cuisine et salle de bain. Accueil chaleureux en anglais poursuivi par des conseils/ infos par des échanges WhatsApp.

Väldigt bra!
Ett väldigt trevligt familjehotell fast med lägenheter. Grym utsikt över havet. Rent och fint och med en härlig pool och soldäck. Sonen var väldigt hjälpsam med både intro och bra tips.

Appartamento gradevole con tutti I comfort per cucinare a casa, non mancava niente. Vista dal balcone spettacolare sul golfo di Abbazia. Il figlio della padrona molto premuroso e si faceva in quattro pur di farci sentire a nostro comodo. Unico lato e’ che ci sono capitati dei vicini rumorosi

Everything was perfect just the working time for the pool was too short. We wanted to stay until 21:00 o’clock or something like that but it was just until 19:00 o’clock.

Trevlig resa
Fint hotell med mycket fin utsikt, polen är helt klart godkänd och eftersom det är ett litet lägenhetshotell med få lägenheter så känns det inte alls trångt. Det finns inte så mycket i närområdet när det gäller butiker och liknande, ca 500m nerförsbacke till närmsta affär. Men en taxi till opatija kostar bara cirka 50 SEK.

Excellent place to stay.
The view and facility was fantastic as well as the host. No hot water in the main shower but the kitchen sink and rear bathroom had hot water. You must pay extra for the hot tub and additional taxes that are not included in the price when you get there. Wi-Fi did was weak and did not work after several other guest's showed up. You must take your trash out yourself and it should be sorted properly before you do so. Very clean apartment.

Hi :) Thank you for your review, I am very glad you enjoyed your stay. I would like just to point out that there is one big boiler for both bathrooms and both kitchens in Deluxe Two-bedroom apartment so it can't be that there is no warm water in one shower but there is in another. The main shower has a bit different mechanism so you just had to ask me how to turn on the warm water. Looking forward to see you again!

Schöne Wellness-Appartements in schöner Lage
Sehr schöne Zimmer mit tollem Balkon und schönem Meerblick auf die Kvarner Bucht. Leider war der Wellnessbereich noch nicht geöffnet (hatte ich leider überlesen). Sehr nette und hilfsbereite Besitzer, der auch gerne hilft Ausflüge oder Restaurants zu planen. Schöner kleiner Garten mit Grillplatz und Tischtennis Möglichkeit. Zum Strand geht man ca. 10 min über Treppen. Dort liegt auch die schöne Strandpromenade über die Küste von Opatija. Würden jederzeit wieder kommen.

Hyggelig lejlighed.
Virkelig venlig modtagelse. Hvor vi fik en meget grundig rundvisning på stedet. Meget hyggelig sted lidt uden for selve byen, men med dejlig ro og fred. Kan kun anbefale stedet.

The annex was 3 km away from the pool
The host was nice and the appartment was ok, but our children was looking forward to use the pool. The only problem was that the annex was 3 km from the pool and we could not go by car because ther was not a changing room or wc near the pool.

Hello Carsten! Nice to read Your review but I must point out that it's not nice to write false informations and confuse others. Annex apartment is 1300 meters away by car (2-3 minutes) and 900 meters on foot. Annex's adress is Mulandovo 1, Icici so You can check the distance on Google Maps. Air distance is approx. 250 meters. It's also worth mentioning that the Annex apartment is only 180 meters away from the central beach which is much more attractive than the pool since it has numerous attractions for children.

Nettes Apartmenthaus oberhalb der Kvarner Bucht
In diesem familiär geführten Haus mit 6 Apartments wird man herzlich begrüßt und erhält viele wertvolle Tipps rund um den Aufenthalt und die Umgebung. Unser Apartment war ordentlich und recht sauber, Teppiche und Überwürfe bräuchten eine Grundreinigung bzw. könnten auch ersetzt werden. Bäder modern und sehr sauber. Toller Blick vom grossen Balkon auf die Kvarner Bucht. Die Sonnenterrasse ist sicher etwas Besonderes. Gepflegter kleiner Pool mit temperiertem Wasser und hochwertige Liegen und Schirmen. Der Weg zum Meer erfolgt über Stufen direkt vor dem Haus-man muß sie aber auch wieder hoch. Zur Bademöglichkeit muss man dann noch ein Stück gehen. Schönere Strände findet man eh in benachbarten Orten, dann kann man dann auch Auto oder Bus nehmen. Insgesamt sicher ein Besseres unter den unzähligen Apartmenthäusern in der Gegend.

Stunning views and best comfort
We stayed for two nights, and our son was ill so we had to stay inside. This was a great apartment when you had to stay inside! The views from the two balconies and from the dining area really enhanced our stay. Also the size of the apartment and different rooms to be in was very good for us. The kitchen was also well equipped. Unfortunately we also had heavy rain the first day but when both the weather and our son got better, we took our car to Volosko, because the host had recommended some restaurants there. This was a beautiful place and the Lungomare had a great atmosphere. We love Istria (our second time) and we will definitely come back to Opatija and Villa Roses. Our hosts were great, very kind, helpful and informative. We strongly recommend staying at Villa Roses.

Ruhige, moderne und geräumige Anlage.
Die "Villa Roses" ist eine ruhige, moderne und geräumige Anlage oberhalb des Hafens von Icici. Die Ausstattung kann als sehr gut, im Vergleich zu anderen Anlagen sogar als luxuriös bezeichnet werden. Ein Pool- und Wellnessangebot wie in der Villa Roses wird man sonst nur in sehr teuren Luxushotels vorfinden. Einziger Wermutstropfen ist der relativ steile Weg vom Hafen bzw. Strand zur Villa Roses, den nur äusserst sportliche Urlauber ohne PKW täglich bewältigen werden.

Kom til leiligheten på kvelden og dro videre neste morgen så vi fikk ikke brukt fasiliteter ved bassengområdet. Leiligheten var romslig med 2 bad, eget soverom og kjøkken. Nydelig utsikt fra liten terrasse. Fint uteområde.

Great location Best staff I have ever had!
I had a great time at this apartment! I was greeted by the owner and he gave us so much useful information. Anything and everything we needed to know about the local area! The view from the balcony was amazing. The room was clean and very spacious. There was a small pool but we prefer the sea. There were 2 beaches very close by. I would go back in a heartbeat! I had an amazing time. Thank you so much!!!!!

Comfort and the smell of roses at Villa Roses
We stayed for 2 nights in the Deluxe 1 bedroom apartment and absolutely enjoyed! The bed is large and comfortable and two full bathrooms is very convenient. The balcony provides a great view and the kitchen is well equipped. The pool and surrounding deck is beautiful and great for relaxing. The pool closed at 19:00 when there, which is great to keep a quiet environment. There is a jacuzzi and private saunas available for extra cost, did not use. There is a nice patio available to grill at and a small garden for further relaxing. The gardens are well maintained with flowers, including roses, everywhere. Parking is easy. The location is very convenient, easy to find, and a short walk down the hill to the marina and beaches. Grocery stores are close as well. The staff was extremely helpful and friendly! Sanjin, the manager, provided relevant information about the area and lots of recommendations. They are readily available to assist with whatever is needed. If I'm back in the area, would absolutely return to Villa Roses, for a short trip again, or would easily consider for a week or more with family.
