Oceanside (coined O'side by locals) is a classic California coastal escape that includes sandy beaches, a quaint New England-style harbor, a historic wooden pier, and charming bungalow neighborhoods such as Historic Downtown Oceanside, where The Kōzi Bleu is located. This walkable neighborhood (Walk Score 75) has everything a destination traveler is looking for - beach access, great outdoor activities such as surfing, biking, hiking, and whale watching, hand-crafted cuisine (Oceanside has quickly gained a reputation as being one of the leading foodie destinations in San Diego County), casual "flip-flop" dining, a creative arts and culture scene, unique fishing experiences, and a vibrant golf community.
Oceanside is also in close proximity to major attractions in San Diego (Legoland-8 mi; San Diego Wild Animal Park-27 mi; Seaworld-35 mi; San Diego Zoo-36 mi), Temecula's Wine Country (30 mi), and attractions in Los Angeles (Disneyland-58 mi; Knott's Berry Farm-63 mi; Hollywood-89 mi; Universal Studios-92 mi; Beverly Hills-94 mi).
The Kōzi Bleu has a Walk Score of 75. So, many activities are within walking distance. However, the Transit Score is 43. So, we recommend you have personal transportation or use Uber/Lyft should you want to venture outside of our neighborhood.

We know. We know. Rules totally kill the vibe! BUT in order to ensure you have the “kōziest” stay possible and you know everything there is to know about your interim home away from home, we’ve got to lay down some of those kill-joy House Rules. (Boooooo! ☹)
If you don’t understand something or are totally not feeling these rules, please feel free to contact Leanne in Guest Services via the Airbnb app and yell at her. It’s all her idea anyway. THE KILL-JOY HOUSE RULES
IMPORTANT: Following are the actions that will ruin our budding friendship and cause immediate eviction from the property, termination of the booking without refund, and a surcharge of $250 for secured removal from the home. So, we beg you not to do any of these things: • Have a party or event • Ignore the quiet hours • Exceed the maximum number of daytime guests • Tamper with the security devices • Have illegal substances or underage drinking on the property

1. COMMUNICATION: Please download the Airbnb app as it is the fastest way to communicate with Donna.
2. RESERVATOIN CONFIRMATION: Please note your reservation is not confirmed until you validate your identity and sign our rental agreement, which includes these house rules. Instructions will be sent to you after Airbnb reservation approval.
3. CANCELATION POLICY: The Kōzi Bleu maintains a Firm cancellation policy. Unlike hotels, we are renting only one awesome space that is off the market for the entire time of the reservation. This limits our ability to rent the home to a new friend, making cancellations costly.
For reservations that are 14 days or more prior to the property’s local check-in time, you may cancel 48 hours after making the reservation for a full refund.
For reservations that are less than 14 days but at least 7 full days prior to the property’s local check-in time, you may cancel for a 50% refund of the nightly rate, and the cleaning fee, but not the service fee.
For reservations that are cancelled less than 7 full days prior to the property’s local check-in time or if you vacate the property prior to the local checkout time, you will not be refunded.
If you are unsure about your trip or worry about potential cancellations due to issues like family emergencies, bad weather, or flight/rental car delays, we highly recommend you get travel insurance.
4. DEPOSITS: Refundable security deposits are at our discretion for any accommodation or amenity offered.
5. CHECK-IN: Self check-in is available any time after 3:00 p.m. Pacific Time The door code will be sent 15 mins before that time. We will try to accommodate an early check-in if we can but can’t promise availability because our place is so awesooooome that we tend to stay fully booked and, unfortunately, sometimes we have issues with rule #6.
Though we can’t imagine this ever happening, should you arrive and find the space is not safe or clean, amenities are missing or not working, or the home is not as described in the listing, please notify Donna in Guest Services immediately via the Airbnb App for a swift resolution. Note these issues must be acknowledged within the first 2 hours of arrival and your notification will serve as authorization for us to come to the property and remedy the problem. (Again, we don’t see this ever happening, but just in case…)
6. CHECKOUT: 11:00 a.m. Pacific Time We know you’ve been having a great time and maybe hanging out a little late, but it is really important you checkout at 11:00 a.m. to allow our housekeeping team adequate time to execute COVID cleaning protocols and prepare the home for our next guest (and maybe even to help us accommodate an early check-in request - see how this works 😉).
Because this is super important to us, failure to checkout on time without prior authorization will result in a surcharge of the base rate for one night. (Note the “prior authorization” part! If you request a late checkout at least 24 hrs in advance, we’ll see what we can work out.) If we lose the next reservation due to an unauthorized late check-out, the guest will be charged the cost associated with losing that reservation. (In other words, the departing guest will be charged what the reserving guest was going to pay.)
Prior to vacating the property, we would greatly appreciate you helping us out with the following: Do not make the beds, place all dirty towels on the bathroom floor, load all dishes in and start the dishwasher, remove all trash from the property and place it in the outside receptacles, close and lock all doors and windows.
