Featuring one bedroom and one bathroom, this property offers the unique convenience of a full loungeroom, walk in wardrobe, dining area, kitchenette and private back yard. LOCATION: 5 Minute Walk to the Pizza shop and local milk bar. 15 Minute Walk to Ocean Grove beach and shopping strip.
PARKING: Guests will have access to the drive that is wide enough for two vehicles, with free parking in the street.
PRIVACY: This property is the front portion of a full home; it is locked off and separated with an interior wall. The rear kitchen and bedrooms are locked off and empty at all times, guests will have access to everything pictured, including the yard. No one resides in the rear of the property that is locked off.
ENTRY: Entry is gained via lockbox on site, code will be provided to guests 48 hours before check in.
WIFI: Complimentary wi-fi is available at the property, login information will be provided in your check in instructions and welcome book.
KITCHENETTE: This property features a small kitchenette with Mini fridge, electric kettle, microwave, basic utensils and glassware for 2 guests, a pod coffee machine and a bin. This property does not have a sink in the kitchenette, guests are welcome to leave any dishes for our cleaning team otherwise they can use the sink in the bathroom.
DINING: This property features a dining table with 4 chairs. There is also an outdoor area with table and chairs.
LOUNGE: A large lounge suite will comfortably seat multiple guests with smart TV. Various apps available, guests will need to log into their own accounts. There is also a gas fireplace in this area for guest use. Sliding glass doors exit into the backyard.
OUTDOOR AREA: The yard is enclosed and private with outdoor seating and a pizza oven. Guests must provide their own wood if using the pizza oven.
PETS: We do not allow pets at this property.
HEATING/ COOLING: This property features a reverse cycle air conditioner in the main dining room and gas fireplace in the lounge. In the bedroom is a ceiling fan and a wall heater. In the bathroom is also a small plug-in heater for guest comfort.
BEDROOM/ BATHROOM CONFIGURATION:
Please note all bath towels (Excluding pool towels), bathmats, and bed linen are provided. Complimentary shampoo, conditioner, body wash provided.
Bedroom 1 (Master) - Queen bed with walk in wardrobe (Sleeps 2) For clothing storage there is an additional chest of drawers. The bathroom is connected to the bedroom.
BATHROOM (Main/ ensuite) - Shower with Shampoo, Conditioner and Body Wash. Basin with Mirror and hair dryer. Toilet. The bathroom also has a small plug-in heater.
LAUNDRY: Guests, please note that this property does not have a laundry.
MISC: Couples only, Strictly No Smoking, Parties, Schoolies, Hens or Bucks. Please respect quiet times, parking guides and house rules. Quiet times: 10:00PM to 8:00AM

GENERAL: All bookings are accepted on the basis that you have read, understood, and agree to abide, and be bound, by the Terms and Conditions and House Rules. Please treat our home as if it were your own. Please be respectful to our lovely neighbours. Strictly NO smoking at this property. Our home is NOT suitable for Schoolies, hens or bucks parties. You must be over the age to 25 to make a reservation at our property. Please follow parking guidelines where provided. CHECK IN/ OUT: Check-in time is not before 3pm on the arrival date and check out time is not later than 10am on departure date. Late departure is subject to prior arrangement/availability and extra charges may apply. Contactless check in will be provided with key safe codes. Keys must be returned to the key safe upon checking out. If the keys are not placed back in the lock box a management fee will apply for us to allow housekeeping staff access to the property and if required replacement of keys. THIS PROPERTY DOES NOT ACCEPT PETS UNAVAILABLITY: If the property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then we will inform you immediately and endeavour to obtain suitable alternative accommodation for your stay, if we are unable to do so, all money paid will be refunded in full. HostyCo will not be liable for additional accommodation costs in the event of these unforeseen unavoidable circumstances. PARTIES & FUNCTIONS: Parties are strictly prohibited. Breach of this will result in immediate eviction without refund and extra charges will apply for any additional, cleaning, garbage removal, repairs which may occur. We have the right to evict any guest during their stay if we deem them to be in breach of the house rules. THIS PROPERTY IS STRICTLY NO SCHOOLIES. There should be no disturbance to neighbours at any time during your stay. LINEN AND TOWELS: We supply all bed linen and towels. They must be left where supplied in the bedrooms or bathroom on departure. Further linen may be hired upon request prior to arrival. Properties with pools will include pool towels for your stay. Any damage or stains requiring additional laundering or replacement of linen may incur a charge or replacement fee. Stays longer than 1 week may request a housekeeping service for cleaning and/or linen servicing charged at a fee . YOUR OTHER RESPONSIBILITIES: You are responsible for damage, breakages, theft and loss of the property and any part of it during your stay. You must notify us of this immediately if damages occur. We may recover from you repair or replacement costs. Occupancy must not exceed the agreed number booked for or the maximum listed as occupancy in the house description. Disturbance to our neighbours, including excessive noise at anytime (day or night), is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses. Noise should not be heard from outside the property after 10pm. Call outs: Lost keys/lock outs will incur a $70 (or $100 after hours) call out fee for management to provide access plus the cost of replacement keys if required. Upon departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, crockery and cutlery washed and packed away, dishwasher emptied. If there is a BBQ onsite, it must be cleaned after use, failure will incur a $100 fee. The property must be left in a clean and tidy condition. All furniture and furnishings must be left in the position they were in when you arrived. Smoking is not permitted in the property. No illicit drugs to be brought onto the property. You must allow repair/service access to the property during reasonable hours. HostyCo is not liable for any damage or loss of property during your stay.
