Whether you want a summer outdoor adventure, fall foliage hikes, spring river rafting, or a cozy winter hideaway near Winterplace Ski Resort, Riverbend Retreat is your 2500 sq ft. year-round retreat.

GENERAL HOUSE RULES
We've created these guidelines to ensure a comfortable, safe, and enjoyable stay for all guests. Serious violations may result in fees or cancellation of your reservation.

*Animal safety: For your safety, no food or scented items in cars overnight (to prevent attracting animals like black bears), clean grills immediately after use, and use bear clamps when throwing out trash. If you see a bear, DO NOT APPROACH. Make noise, keep distance, and back away slowly.

*Quiet hours: 10pm–8am. No loud music, parties, or disruptive behavior. Our home is equipped with a Minut noise sensor to ensure a peaceful environment for guests and neighbors alike.

*Firepit burn hours: 5pm-7am: Fire must be attended and set only b/t 5PM-7AM and fully extinguished by 7AM

*No smoking: Strictly no smoking, vaping, or e-cigarettes anywhere on the premises - inside or outside. $500 smoke remediation fee applies.

*Lodging only: No parties or large gatherings. This is a private residential retreat.

*Shoes off at the door please. Leave them at the entryway, so it keeps the home clean and comfortable for everyone.

*Do not trespass on neighboring properties.

*Respect the property as you would your own home.

IMPORTANT SAFETY NOTICE
This is not a childproof home. Heavy furniture is not wall-mounted, cleaning chemicals are stored in unlocked cabinets, and breakable items are present throughout. Please supervise children and pets at all times. You accept full responsibility for all children upon booking confirmation.

WINTER WEATHER DISCLAIMER
West Virginia winters can bring snow and ice to driveways, walkways, and outdoor surfaces. We treat and clear these areas promptly, but guests should wear appropriate footwear, use available handrails, and allow extra travel time during winter months. Be aware of potential icicles near roof edges at entry and exit points. The host is not liable for injuries resulting from weather or nature-related conditions.

PARKING
Ample parking in the driveway and along the front of the home for multiple vehicles.

AMENITY USE & ASSUMPTION OF RISK
By using our amenities you assume full responsibility for any injuries, accidents, or damages that may occur. Supervise children at all times around hot tub, sauna, firepit, dome, and garage gameroom.

*Firepit: Never leave unattended when lit. Make sure fire is put out every night before leaving, and DO NOT LEAVE FOOD OUTSIDE to prevent attracting animals.

*Hot Tub: Shower before use, avoid lotions and oils. Leave the hot tub ON for your entire stay if you plan to use it - do not turn off until checkout.

*Sauna: Leave the door slightly open after use to air out.

*Dome: Leave both remotes (firepit and dome lights) on the center table. Do not leave food in the dome. Zip up the door upon departure.

*Supervise children around the hot tub and sauna at all times. Limit sessions to safe durations - avoid use if pregnant or with relevant medical conditions.

*Smoking: $500 remediation fee
*Unauthorized parties/events: $1,000+
*Undisclosed guests: $75/person/night
*Excessive noise complaints: $250
*Unauthorized pets: $400+
*Property damage: Full repair/replacement cost

Guest access
The home is self check-in and guests will be provided with a keyless entry code prior to arrival. You'll have access to the entire home and outdoor area in the backyard (1 private acre), except the hallway storage closet and closet in Bedroom 4.

Pets: We're pet-friendly and welcome up to 1 dog with a pet fee of $350 per dog per stay.
