*Celebrations amongst the group staying at the house are welcome and expected. Big parties or people at the house that are not on the booking are not allowed. If you have something in mind that is mellow and beyond the number of people in your booking or beyond the capacity of 18, please reach out so we can consider your request. Bachelor parties are prohibited.

This 2,210 SF indoor/outdoor villa just got remodeled and offers a unique tiki theme throughout. Splendid in form and function, Tiki Time is sure to surpass all expectations offering an unforgettable "WOW" and unique experience!

There is room for everyone to gather in ONE space! The main floor has an open concept making it a versatile space for entertaining! The kitchen, great room and bar provide one shared space with an abundance of seating. This space can be further maximized with a regular door and sliding door that opens to the balcony with views to the ocean and offers that salty air that everyone loves. There are 18 different eating spots plus plenty of comfy seating on the large sofa.

Great room offers gaming galore! There’s an air hockey table and a shuffleboard table that also does bowling.

4 boogie boards, 6 beach chairs, 2 umbrellas and 8 beach towels.

Outside offers a large two large community pools with one being ocean side, a hot tub and barbecues.

Two tiki style bluetooth speakers in the kitchen to use one at the house and one to take to the beach.

Blazing fast wifi speeds throughout the entire home.

Seven top of the line Samsung smart TVs throughout. Including one 70” and six 50” TVs all wall mounted and located in the great room and all bedrooms. All TVs offer Netflix, Hulu and Spectrum streaming.

-- GENERAL INFORMATION --

You will have access to the entire house, except for a few storage closets and garage cabinets that are locked off for the owner’s belongings and supplies.

Please note that the oceanside pool and hot tub are open year-round, whereas the roadside pool and hot tub in the complex is closed from November 1st to March 15th.  

In an effort to protect our property and our guests, security cameras are at entrance doors only. We are committed to your safety and privacy.

If you plan to travel during hurricane season or want the option to cancel your plans for another unexpected reason beyond our cancellation period, we recommend purchasing travel insurance through a third-party company.

We personally own and manage this home and take great pride in keeping it in top condition for our guests. It is very important to us that our home and our neighbors are treated with respect. While this is a great house for entertaining, it is not a “party house”. We do not allow big parties, weddings, or large gatherings beyond the quantity of people in the booking without owner approval at the time of booking. Quiet times, per community ordinances, are 10pm- 8am and are strictly enforced. We do however want and expect you to have a great time and a memorable experience.

Minimum rental age is 25. The booking person must be and least 25 and must stay at the property the entire duration of the booking. Proof of age is required.

No pets allowed of any kind.

No smoking allowed of any kind inside the house or on the balconies, however if smoking is necessary, smoking is allowed in the designated area only. Cigarette butts must be picked up and placed into the garbage can.

3 parking spots.

Linens, towels, hand soap, body wash, shampoo and conditioner are all provided. A starter supply of consumables is also provided. Specific details are provided once booked.
