Now booking for Summer dates only, so you'll have to act quickly! Our 44th Street, two-story vacation home, with a total of 5 bedrooms and 4 bathrooms, is ready to provide great lifelong memories for your family's next summer trip to Newport Beach! And check out the new transformation of the main downstairs kitchen! It's a beauty!
LOWER LEVEL
This portion of our home can nicely host family meals, game nights and puzzle projects around the dining table, or cozy movie time in the comfy living room seating at the end of a full day in the sun and surf. The west-facing front patio is easily accessed through a sliding door from the living/dining areas. Here's what you'll find:
LIVING/DINING AREA:
- Sofa
- 2 upholstered side chairs
- Cable TV
- Gas log fireplace
- Dining table w/ seating for 10
- Sliding glass door opens to front ocean view patio
KITCHEN: (Remodeled in 2021)
- Fully stocked with dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Barstool seating around the island
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
BEDROOMS:
- Bedroom #1: Queen bed; en-suite bathroom
- Bedroom #2: Queen bed; Twin bunk bed set
EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 1 twin trifold floor mat (best suited for children) along with extra linens/pillows are provided. A twin rollaway bed can be rented in lieu of the mat, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

- Bedroom #1's en-suite Bath: Walk-in Shower
- Hallway Bath: Tub/shower combo
OUTDOOR LIVING:
- Front ocean view patio: dining table w/ seating for 4; market umbrella; propane gas BBQ grill
UPPER LEVEL
An interior stairway leads up to the second level, where 3 more bedrooms and 2 baths are situated. There is also a second, smaller living room, dining area and fully stocked kitchen to allow family groups to conveniently spread out in their own space when desired. Two additional outdoor areas are available for guest use: a front deck with beautiful ocean views w/ table and chairs and a rear deck to catch a cup of coffee in the morning sunlight. Here's what you'll find:

Two parking spaces in rear garage - rear alley access; Fits compact to medium-sized vehicles; small SUV's; General neighborhood street parking can also be utilized when available (metered and unmetered).
LOCATION:
Best of all is the close proximity to the popular 44th Street beach - known for its great surf and inviting shoreline. There is something for everyone at this longtime local favorite! And every convenience is within easy walking distance: eateries, coffee shops, grocery store, shopping, nightlife, the iconic Newport Pier, the posh Lido Marina Village, and so many destinations in between! The beachfront boardwalk, which stretches 6-miles along the peninsula, is the best way to explore the town on foot or on beach cruiser. Guests can park their cars and not use them again until departure day!
ALSO:
During the non-summer months, the downstairs 2 bedroom/2 bath portion of this property is available for 3-night minimum reservations at greatly-reduced rates!
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and much more! Contact us for more information.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
