Our 2 BR/1 BA rear second floor residence is tucked into one of the most desirable areas of the Newport/Balboa Peninsula, just steps from the sand and behind an oceanfront home with direct beach access through a private breezeway. While this private retreat does not offer ocean views, its rear location provides added privacy and immediate access to the beach lifestyle, all while placing you between the Newport and Balboa Piers near the area’s many shops, dining options, and attractions.

The living and dining areas offer a comfortable place to relax after a day at the beach, with a sofa set, streaming TV, and a dining table with seating for 4.

OUTDOOR SPACES:
Located just beyond the entry door, the outdoor area includes an electric BBQ grill and beach gear storage. There is no outdoor seating or dining area.
KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with large and small appliances for convenient meal preparation. Please note that there is no dishwasher. Guests must supply their own food, drinks, including coffee, as well as spices, condiments, and paper goods such as napkins and plastic wrap.

GUEST ACCESS:
Guests will have private and exclusive access to the entire second floor residence. This includes all interior spaces and the private outdoor entry area. The other residences located on the property (both 3BR/1.5BA) are not included in this listing, but can be rented simultaneously, when available, to accommodate larger family or business groups.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A shared washer and dryer is located on-site in the carport. Guests must provide their own laundry supplies.
Parking: Two back-to-front carport parking spaces are provided and can accommodate most vehicles. One space has 76" clearance, and the other has no height restriction. General neighborhood street parking is also available, including metered, unmetered, and pay-station options.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
