Our 2 bedroom/2 bath rear upstairs cottage on the Newport Beach Peninsula is stylish, sensible, and central to all the best sites of Newport. This is just the right space for a refreshing beach getaway, surrounded by all the modern conveniences and just one house from the popular 18th Street beach! Here's what you'll find:

LIVING/DINING AREA:
- Upholstered sectional sofa
- Cable TV
- Dining table w/ seating for 4-6
- Barstool seating for 3 at the adjacent kitchen counter

KITCHEN:
- Fully stocked w/ dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS:
- Bedroom #1: King bed; Roku TV; en-suite bathroom; peek-a-boo ocean view
- Bedroom #2: Full/twin bunk bed set; Roku TV

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 2 twin trifold floor mat (best suited for children) along with extra linens/pillows are provided. A twin rollaway bed can be rented in lieu of the floor mat, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

Hallway Bathroom: Tub/shower combo

LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

OUTDOOR LIVING:
Small cushioned seating area for 4 on the deck just outside the unit's entry door; propane gas BBQ grill; shared outdoor shower

LAUNDRY:
Shared coin-operated laundry facility located in closet along side walkway near back gate; guests must provide their own supplies and quarters.

PARKING:
1 small covered carport space - compact vehicles only! General area street parking can be used, when available, in the area - some free; some metered.

LOCATION:
Just one house away from the beach, there is plenty of fun to be found in the surf and sand: surfing, body boarding, paddle boarding, sun bathing and much more! Across the street you will find the lovely bayfront Marina Park with a playground for the kids, and the waterfront Lighthouse Cafe. Enjoy world-class shopping at Lido Marina Village, Fashion Island, and South Coast Plaza--less than a 15-minute drive away. Note: This home is conveniently located along the peninsula's main boulevard. As a result, ambient traffic noise may be heard.

ALSO:
The other two units located on-site (2 bedroom/1 bath & 1 bedroom/1 bath) can also be rented simultaneously, when available, to accommodate larger family or business groups on the entire property. See separate listings or contact our office for more details.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, and portable high chairs, twin rollaway beds, etc. Contact us for more information!

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

We've been renting houses along Newport Beach for about 10 years now and we all agreed that this was our favorite one yet. Location, the property itself, the master suite/bathroom--everything was great. Highly recommend.

Family getaway to Newport

We had a great stay overall. This property is located in a great location, half a block from the beach and within close walking distance to shops, restaurants, and Balboa Park. It is small, but suited our family well with bunkbeds for the children, and a large master suite. The carport is extremely small, but we were thankful to have a designated space to park in. The management company requires quite a bit of information upfront, but was very easy to work with and available to answer questions. I would recommend this property and look forward to our next vacation in Newport Beach!

Beach Vacation

The property was small, but clean and accommodating. The Property Manager was very helpful and easy to communicate with. The only downside to this location is parking. The carport is tiny and parking in the area can be very challenging.

Amazing location with everything needed

This rental is steps from the main beach and boardwalk and close to cafes, restaurants and shops. The unit looks a bit more light/bright in the photos, but generally fits the descriptions given. Beds were very comfy.

4th annual fall trip

We stayed here and had friends in their two other units. Great for multi families with kids. Safe for kids to go back and forth to apartments. There just wasn’t a large communal patio but we made it work. Super close to the beach!

Nice But Issues

Living area and 2nd bedroom much smaller than picture on Line. Master was large. No hot water at sinks without running 20 minutes!! Such a waste of water. Cigarette burns on furniture know non smoking place, water leaked from ceiling in bedroom. Wouldn't go back.

Location was perfect!

This was a great location for our spring break getaway. Short walking distance to the beach and restaurants. Updated and very clean. We had an issue with the internet and the management company fixed it right away. Only thing to note is they are doing construction next door and if you are staying during the week they may start working on it early in the morning. Management company can’t control that but it was a little annoying the first day. Not very peaceful. Fortunately they only did that one morning. Other than that it was a great place to stay for a beach getaway!

Great place close to the beach

This was a wonderful place for our family of 4. It fit us perfectly. I would not recommend anymore people than this. The location was great, very close to the beach and lots of walking and restaurants. The only challenge was the parking which we were warned about in the listing. Our rental car fit but it was a tight squeeze. We had a Cayenne Porsche and that is a big of a mid size SUV as you could fit in there.

Great location

Everything was great and we wouldn't hestitate to re-book if we're ever in the area again. We were travelling as a family with children 8 and 10-years-old and they loved the bunkbeds. Two bathrooms was a bonus and the master was huge and had plenty of storage for everything we brought. The beds were also comfortable and everything was very clean. The location was the highlight with being so close to the beach and everything Newport Beach and area has to offer (restaurants, grocery store, playground and green space, etc.) A smaller vehicle is needed to park in the back carport, so keep that in mind. Anything larger than a small SUV would be an issue. We had a wonderful time in Newport Beach!

Great rental!

So close to the beach, shopping and dining. We rented bikes and loved riding our bikes on the boardwalk. The rental was very clean and updated we had a great time! Master bedroom was huge.

Great Place

We stayed at this unit for a week during Fall Break. It was close to the best part of the beach and we had a great time at the beach and Disneyland (about 20-25 minutes away). The unit is as described in the listing. Well-stocked kitchen. Unit included beach chairs that weren’t comfortable and a beach umbrella. The best part was the central air conditioning! (not usually included/working with beach rentals in Newport). It was a hot week (80s) and it was nice to not have the windows open at night as the boulevard can be noisy, especially on weekends. Beachview Realty was very communicative about check-in/check-out and was great to work with. The parking spots are VERY tight (as described in listing), larger vehicles/SUVs probably wouldn’t fit. Overall a great unit for an individual family, would stay again.

Newport Beach Condo

The unit was fairly clean. Almost all of the appliances worked ok. I had to have the intermittent working cable remote control replaced. The cable control box had the power button missing. The tankless water heater did not give hot water consistently. When using the kitchen or bathroom sinks, there was not hot water. Hot water came from the shower wand but not from the rain head. It seemed the heater did not kick on unless there was a large amount of heated water needed. It needs ti be adjusted. I moved the coffee table and there was stuff under it. The neighborhood was noisy, but I should have expected it. Being the time of year. So live and learn. Though we did no sleep too well, we had a fairly good time.

Great, clean place!

Great property. Very clean. Modern design. Spacious. We stayed with two under 3 and it was a great fit for us. We easily fit a pack and play in the bunk bed room. Master bedroom was very spacious and the master shower was amazing! Walkable to a lot of restaurants and grocery store. Fit my Nissan Rogue into the parking space just fine. Kitchen is fully equipped with everything you could need. Highly recommend this place and would stay there again.

Perfect spot for a week at the beach

The apartment was perfect for our family of four. There are two bedrooms - a King sized bed and bunk beds. The bathrooms are very nice. The shower in the main bedroom was spacious with great water pressure and hot water. The 2nd full bathroom also had a nice shower. The apartment was very clean. The kitchen was spacious and worked great for us to have several meals in the home. One downside is the carport was very small. We had a Grand Cherokee and it was very difficult and tight to park. Any smaller cars will have no issues. We had a minor issue when we first got the property and the rental agency sent a tech out after 5 on a Sunday night to resolve that issue. It was very appreciated and made us feel comfortable that we would be taken care of if anything else arose, which didn't happen. The beach is right around the corner and there are also coffee shops and food that you can easily walk to near the pier. We had a great stay and look forward to another vacation in Newport Beach.

Very nice, updated property within a stone's throw of the beach

This property fit my family's needs perfectly and the location is really great, just half a block from the beach. The unit itself is well appointed and nicely updated. While we were there it was unseasonably warm so the air conditioning was appreciated (especially for us Texans). The kitchen was well appointed and there were a ton of beach charis and umbrellas for us to use on our stay. We really enjoyed the rental! Just a note that the house across the 'alley' from this property is undergoing extensive renovation. This means loud construction noise starting quite early in the morning, and partial block of the alley during working hours. There is a lot of construction on every block so its not a quiet neighborhood during the day, and this didn't bother us as we are generally up early with 2 kids, but something to keep in mind. One other unfortunate consequence of the construction behind is that it renders the parking space essentially unusable. while you can drive around the construction vehicles in the alley, to actually get into the very tight parking space you have to back in. Since the space is so narrow you have to therefore 'swing out' quite far while backing in, and for us during our stay the construction vehicles and equipment blocked that. While the workers could move their vehicles, one day they had equipment sitting there (a mixer for stucco maybe?) and that was just not easily movable (nor was it easy to talk to the men working in tyvek suits). We found street parking but during high season this could be problematic. I assume this is a temporary issue.
