Located in the middle of the Newport Beach Peninsula and just one house from the beach, this upstairs vacation rental couldn t be in a more prime spot! You ll be within easy walking distance to restaurants, the Fun Zone, Marina Park, and the Newport Balboa Piers. In other words, park the car and forget about it for your entire vacation! One of three rentals on the property, this unit is tucked back from the street and is located on the 2nd level. Here s what you ll find:

LIVING/DINING AREA:
- Sofa

KITCHEN:
- Fully stocked w/ dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS:
- Bedroom #1: Queen bed, TV, closet
- Bedroom #2: Queen bed, closet

EXTRA SLEEPING ARRANGEMENTS:
2 twin trifold floor mats with pillows and linens are provided (and are best suited for children). Guests may rent twin rollaway beds (subject to availability), with extra linens, from the management. Please make arrangements for payment and delivery in advance of your arrival.

All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee.

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING

LAUNDRY:
Shared laundry facility located on the outside North walkway; guests must provide their own supplies.

PARKING:
- 1 small covered carport space - compact vehicles only!
- General area street parking can be used, when available, in the area - some free; some metered.

The other units located on-site can be rented simultaneously, when available, to accommodate larger family or business groups on the entire property. See separate listings or contact our office for more details.

LOCATION:
Just one house away from the beach, there is plenty of fun to be found in the surf and sand: surfing, body boarding, paddle boarding, sun bathing and much more! 7 blocks North, you will find the lovely bayfront Marina Park with a playground for the kids, and the waterfront Lighthouse Caf . 9 blocks South is the Balboa Pier and Fun Zone area! Enjoy world-class shopping at Lido Marina Village, Fashion Island, and South Coast Plaza--less than a 15-minute drive away. This home is conveniently located along the peninsula s main boulevard. As a result, ambient traffic noise may be heard.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! Contact us for more information.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Perfect Newport spot! Easy beach access, walkable to coffee and restaurants. Well appointed unit that was clean and comfortable. Highly recommend!

Big enough for all 6 of us. Kitchen has everything you need. Beds are comfortable and so are the chairs and couches. Nice tvs to watch movies before bed. Outdoor deck is nice. So super close to the sand and sunset!

This property is not what is advertised. It is managed by "Beachview Realty" who does not care for the guest experience. We checked in to find a non-functional toilet, water all over the bathroom floor, and a huge construction project (nail guns, sanders, air compressors and a jack hammer) next door, just feet from the patio and bedroom, operating all day for our 3-day stay. Being on the patio or opening the windows for airflow was impossible because we could not hear each other talk. Beachview Realty said it is not their practice to warn guests about construction projects (this was clearly a multi-month complete remodel with scaffolding , beams and studs) and they gave no refund on our huge bill. It was not peaceful or beautiful and what we planned as a relaxing family vacation was the opposite. The closets were cluttered with large plastic bins of supplies, a very dirty vacuum cleaner, leaving little space for our belongings. The trash cans had no lids and fruit flies were swarming. Also, no filters were provided for the coffee machine, and when we requested them, they delivered the wrong size. We had to wait for plumber to fix the toilet, and he left us with a dirty bathroom floor to clean. The worst part of this experience was having Beachview Realty not offer any discount on our stay. It is alarming and I would avoid this management company for any vacation.

I was in the area visiting my daughter and had a lovely stay in this rental. Management was very accomodating when I needed to extend my stay a few days and was able to do so. The apartment was very comfortable with plenty of space for my son and I, and experience life like a local of Newport Beach for a few days. The place was recently renovated and is very well done and just a great place.

Beautiful, updated beach bungalow which looks like a model home. Everything seems new - furnishings/kitchenware/linens. Stocked well with hand soap, dishwasher soap, garbage bags, linens, etc. (bring your own shampoo). Kitchen is outfitted with everything you'd need - and everything is brand new! The check-out cleaning process was a snap. Take out the garbage and put the linens in a hamper. I appreciated that this rental takes care of everything else in terms of check-out cleaning. And it was spotless when we arrived! The location is great - between both piers - not too busy, but close enough to walk to the more lively (noisy) areas. Walk to beach is steps away. Great outdoor deck with plenty of seating. Things to note - the shower takes 5-10 minutes to heat up so be patient. And the water flow is low, but nothing to hinder you from staying. There is construction next door - which might be a deterrent - but there is construction on every block so not sure you could avoid that in any rental on the peninsula. It didn't bother us at all. We loved the unit so much, we are hoping to visit again. This will be our go-to unit.
