LIVING, DINING, & KITCHEN:
The main living space on the second floor features an upholstered sofa with side chairs, a gas log fireplace, cable TV, and a ceiling fan. Sliding glass doors open to the front deck with barstool seating and ocean views. The adjacent dining area includes a glass-top table with bench and chair seating for six to eight guests.

The kitchen is fully stocked with dishes, cookware, bakeware, and utensils, along with all major and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.).

HOME FEATURES:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A stacked washer and dryer are located in the second-floor hallway bathroom, a complimentary starter set of laundry essentials is provided.

Parking: Two tandem parking spaces are provided in a subterranean garage and accommodate mid-size or smaller vehicles only. Garage dimensions are 104" W x 69" H. Street parking is also available when needed.

YOUR SPACE:
Guests will have private and exclusive access to the entire 4BR/3BA tri-level residence, including all interior spaces, balconies, and patio areas. The neighboring 4BR/2BA unit is not included in this listing but can be rented simultaneously, when available, to accommodate larger groups.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
