Summary:

This value 4 bedroom, 2 bathroom upper unit is just 3 blocks from the beach! The large rooftop deck provides panoramic views of the ocean and city and the perfect spot to spend time outdoors while BBQing on the charcoal grill. The master bedroom has a king bed and an en-suite bath. The 2nd and 3rd bedrooms also have queen beds and the 2nd bathroom is in the hall between the 2nd and 3rd bedrooms. There is 1 shared parking spot in garage, suitable for smaller vehicles only.



The Space:

This value, contemporary 4 bedroom, 2 bathroom, upper unit is a short walk to one of the best beaches on the Peninsula, ideal for sunning, surfing, boogie boarding and more! The rooftop deck provides panoramic views of the ocean and city and the perfect spot to spend time outdoors.



The spacious living area has plenty of seating, a gas fireplace and a wall-mounted flat panel TV. Stainless appliances, granite counters, built-in microwave and plenty of cabinet and counter space make the bright kitchen an efficient space for putting together family meals or dishing out take out. A highboy table and four chairs plus extra stools are provided for casual meals.



The master bedroom has a king bed and an en-suite bath. The second and third bedrooms also have queen beds. The second bathroom is in the hall between the second and third bedrooms.



The rooftop deck has a table and lounge chairs. Grill family favorites on the charcoal BBQ while sharing the days experiences.



There is 1 parking space in the shared garage with the lower unit. Please note that this garage space is for smaller vehicles only.



Pavilions grocery store is three blocks away on 32nd Street, alongside many casual restaurants. Newport Beach has some of the best dining spots all within a short drive or a 10-15 minute walk of this home. Lido Marina Village has many up scale eateries and boutiques and beautiful harbor front views. This location is perfect for families looking to explore all the area has to offer.

-We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction. City construction hours are M - F 7am to 5pm.

The house was fine, but there were 2 significant problems:1. No hot water for one day2. More importantly, it rained and there were leaks in 2 bedrooms getting the beds wet. While they did come out right away and look at it, they didn’t really do anything. One guest had to leave because there was no bed to sleep in. While the management company did reply quickly, there was no follow up to see how we were doing. We think they fixed the hot water problem, but there was never a message letting us know. It just started working. Overall a bad experience. We feel we deserve some compensation for the wet beds.

Nice place

The place is nice! Then reason for bad review is, the bedding was terrible. We got one towel a piece for 7 people. They don’t supply any amenities that a hotel does. Soap, toilet paper, paper towels etc. I couldn’t get a hold of anyone over the weekend to discuss the other persons car in the middle of a 2 car garage!

The place was cute and the staff seemed kind. However, the house was incredibly dusty. The carpet in the bedrooms had a layer of dust that kinda grossed me and my friends out. It certainly does not seem like the place gets cleaned very often or very well. We were also pretty disappointed in the linens situation. We had to dress the beds ourselves upon arrival with sheets and pillow cases and we all only got one towel and one wash rag for showering for the 4 days we were there. The rooftop is cool as well, however it was ALWAYS soaked. Furniture, tables and the ground was wet. It never rained so maybe it was condensation or mist from the breeze over the water but we barely got to enjoy it because of how wet it always was. So slightly disappointing. As far as location, the place is great and the size of the place was perfect for us 8.

Family Get Together

Large square footage with 4 good sized bedrooms. Top deck afforded great views and refreshing breezes. Location was excellent close to the beach and grocery store. Could not ask for better communication from Burr-White. Simply outstanding. The elephants in the room are lack of air conditioning. Even with open windows, fans, and low temps the house never cooled off which only got worse when cooking. Lastly parking in the area is terrible and it is tough getting in and out of garage. All in all we had a great visit and would come back.

My entire family and friends including myself really enjoyed this property. Close to beach, shops and restaurants. Plenty of room and the rooftop was amazing! Would stay here again for sure!

Great Beach house for family

What a great location!! We were able to walk almost everywhere. We loved the rooftop deck and the closeness to the beach and restaurants. Very clean and a great space to enjoy vacation.

Great location

Hey it was our first time in California and wasn’t as expected. We enjoyed our stay just being in California but wasn’t aware of the parking, no air in the unit, and also the toilet handle wasn’t working properly. We also had issues with the dryer not working correctly and wasn’t sure if it was ok to use our neighbors. The last night was too hot to stay so went to a family member that lived an hour away just to sleep under some air.

Very happy with stay, location was great and unit was described accurately. Dryer took a few hours to dry a load of laundry which delayed us in some activities. Kitchen could use a little TLC with wiping/cleaning of cabinets and replacing loose knobs on cabinets.

Perfect location

This was the cutest beach house. It was very spacious and the view from the top was awesome. We were able to walk to beach and all of the little restaurants were only a few minutes away. We will be back to stay again

Great weekend stay with family

Location was great, close to beach, grocery store and restaurants. Roof top deck was perfect for BBQ and game night. The condo had everything we needed and plenty of space for our party of 6. Check and instructions for cleaning up/check out were clear. My only gripe, it was the hottest weekend of the year and we could have benefited from A/C or more powerful fans.

We had a good time near the beach with the family. There was a lot to do with everyone having diverse interests. And if you wanted to do nothing - you could chill and have the ocean breeze and air.

Location was great!

Pros- Loved the location, easy walk to beaches and restaurants. The rooftop deck was great! The living room was comfortable, even without air the apartment stayed cool. Check in was very easy. The 3 extra bedrooms were nicely decorated and it was nice that each of the rooms had fans and tvs. Kitchen was well equipped. Bathrooms were small but very clean. Cons- make sure you have a smaller vehicle as you need to squeeze in beside another car in the garage. It works though. - Neighbors are very close- conversations and fussy babies are easily heard., everyone was pretty quiet though, they do have a noise ordinance. Also, if you have kids, The steep stairway down to the door is right in the living room and can be a little dangerous. . the master bedroom was dated, the carpet was worn and the leopard fuzzy blanket comforter had to come off the bed right away. Considering that only the sheets and towels are turned over at check out, I was a little grossed out by that. It was a little odd that we had to put our own linens on the bed. We do love Newport Beach and would return to the area for sure!

As advertised

The property was just as it is advertised. The rooftop deck is a great space for a big group to hang out. The neighbors who are residents I think weren't necessarily the friendliest but no one can control. Close proximity to many things, our teenage boys loved how close it was to the beach and the water.

Excellent Location, Spacious Home

Our stay in Newport Beach was great. This upper floor duplex is very spacious with 4 bedrooms and 2 bathrooms. The upper roof patio is a great asset too. If you’re looking in this neighborhood of Newport Beach, garage parking is essential. Street parking is very difficult. Luckily this place has a garage, albeit a small one. Its shared, so brong your smallest car, and hope your neighbor did too. We ran into a couple issues with different tenants who had larger vehicles and made it very difficult to park in the small garage but it worked out okay. Walk to the beach, stores and restaurants, there is alot closeby. Yhe place was very clean, but we were extremely dissapointed to see that none of the beds were made on arrival, something they expect you to do yourself. For the very high cleaning fee we paid, I find this unacceptable after a long day of traveling. Even at the motel 6, i can expect my bed to be made for me. Im dropping a star for this oversight and hope the property manager changes this practice. Overall an enjoyable stay!
