This rental has wonderful outdoor space. The roomy patio sits right on the boardwalk for great people-watching and easy access to everything in the area.
Located on 4th Street just a quick walk from the Balboa Pier, Fun Zone, & Ferry with Volleyball Courts and fire-pits out on the beach near the pier and you are never more than a few minutes away from the action! From our home, you can safely walk or ride bikes anywhere on the peninsula. With more than 30+ restaurants & bars, shops, boat/jet ski rentals, etc. within a 2-15 minute walk, you will always have something exciting to do.
For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from across the Street.
For those of you with kids, Balboa Fun-zone is just across the street on the bay making this home an ideal location for families.
For those of you wanting to Shop, you can hop on the Balboa Island Ferry and catch a quick taxi up the Hill to the Shops at Fashion Island.

Fireplace Warning - The indoor Fireplace is inoperable and for decoration only. Do not attempt to light. -We recommend you bring firewood if you plan to enjoy the fire pits on the beach near the pier provided by the city.
Quiet Hours Notice Per City of Newport Beach “Good Neighbor Policy” Quiet Hours are Strictly Enforced between the hours of 10:00 PM to 7:00 AM. No patio noise is permitted between these hours. Please see house rules for more city noise requirements.

If a pet becomes a nuisance, including excessive barking, or poses a threat to other residents or guests, you may be required to remove the pet or your reservation may be canceled without refund. A good place to sleep near the beach
For the price this was a good rental. It’s definitely not on the the high end in terms of the condition of the property/furniture but you are literally right on the bike/walking path and the sand. The actual water is a bit of a walk (about 450 feet) and you can’t actually see the ocean from the lower unit.
Garage parking was tight for larger vehicles. We were driving a gmc Yukon and had to back in with mirrors folded in. It fit with less than an inch to spare when closing the garage.
Wifi worked good but available tv channels were not great. We used our YouTubetv login and it worked great. All appliances were in working order, the unit has a washer/dryer that is shared with the upstairs unit.
You can get some noise from the upstairs unit but they were respectful of the quiet hours and we didn’t have any issues sleeping.
If you are looking for a spot close to the beach for a reasonable rate, it’s a great rental.

Great location
This location is great but I would not stay here again. If your goals are beach time, eating out for all meals and not much down time in the house then this is the perfect place for you.
- The garage is extremely narrow and if the other unit is rented it will be a challenge to fit two average to small size SUVs side by side.
- Majority if not all of the pots/pans that are nonstick are heavily scratched and not safe to cook with.
- The AC works great in the bedrooms, but there is only one vent into the kitchen/dining/living room and boy it was hot.
- No fans in the bathrooms- hot and sticky.
- Screen door to the patio is on its last legs, difficult to impossible to close so we had so sacrifice the breeze to control keeping flies out.
- Ants invaded the kitchen the second night of our stay.
Property company is very communicative and I would probably rent from them again, but this unit needs some upgrades/work.
