The Space:

With unbeatable views, this 4 bedroom, 3 bath, upper home with Bay Beach and Marina Park access between Newport and Balboa Piers, is the perfect place for your next family vacation.



The living room takes up the entire front of the home and has a long balcony with chairs, all the better to enjoy sweeping views of the area. Ample comfortable seating, plus a wall-mounted flat panel TV provide a comfortable setting for gathering together to share the days experiences. A dining area has a large dining table along with extra seating at the breakfast bar for family meals. The efficient kitchen has plenty of cabinet space for meal preparation. The slider from the living room opens to the patio with a table, comfortable seating, and barbecue.



Down the hall past the kitchen you will find the first full sized bathroom with a dual sink and a shower/tub combination. Attached to this bathroom is the first bedroom with a queen sized bed. The following bedroom has 2 twin beds. Then follows the laundry room with a full sized washer and dryer along with the third bedroom with another queen bed and an en suite full bathroom. At the end of the hallway you will find the master suite with a king bed, an en suite full bathroom and a sunny lounge area.



The home has 2 car spaces within the garage.

The kid friendly Marina Park is just a quick walk down the street with The Lighthouse Restaurant, an outdoor fitness circuit, basketball courts and a picnic area. The elementary school is close by as well on the oceanfront. Kids will love the playground, accessible to visitors when school is not in session. Balboa Village is about twenty minutes away on foot, but worth the trip. Go North to the Newport Pier area with more shops and local eateries. The area offers boundless options for family fun!



There is currently construction in the alley behind the home from 7am-5pm.

-We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction. City construction hours are M - F 7am to 5pm.

We had a wonderful time at this location! Can't say enough good about it! Wonderfully located, clean, well appointed, very responsive managers! Can't think of any downsides. Quick walk to the beach on the ocean side, and quick walk to Newport Coffee Co! You do have to climb a flight of stairs, but that just enhances the views of Newport Beach and all the boats! We went in November at Thanksgiving, and the room furthest from the living room didn't get much heat from the furnace, but they have a space heater that worked great! Thank you host!

This house has an amazing view of the marina, which also has a nice swimming area. The location is fantastic. Next door is a playground and the Marina Park Community Center where you can rent paddle boards and kayaks to use on the marina. The Lighthouse Café is also right there, where we enjoyed lunch (and the view). Before arriving, we didn’t realize how close the marina is to the beach. Across the street is super easy beach access at lifeguard tower 18 - Newport Beach Pier is just two lifeguard towers down. Restaurants were easily walkable. With the exception of one evening, we walked to dinner. One evening we ate at Balboa Pier, which is only an eight minute drive. Also at Balboa Pier is a whale and dolphin boat tour at Davey’s Locker (Groupon) - we didn’t see whales, but we saw seals and tons of dolphins. It was well worth it. They also offer deep sea fishing. Huntington Beach Pier is only a 15 min drive. Twice we went very early morning to watch the surfers which was lots of fun; breakfast and stores open early. The only things I’d change would be the availability of beach towels and chairs since this is a beach vacation. They do offer them to rent at an extremely reasonable price, but this is something I’d like to have included. The water pressure in the main bedroom was extremely low, however we didn’t mention this while there so doing so now. Overall, we would absolutely rent this house again. You can’t beat the location and view. We had a wonderful time.

4 Night Stay

Two issues that were brought to the attention of the management upon check-in went unheeded. Garage door code was never fixed and management did not respond to the failure of disclosing the major construction directly across from the property. Further, beach towels, chairs, etc. are not provided through this management company which others we have previously rented with do include such items. Kitchen supplies were not very complete either. Decent location and unit was relatively clean just a bit rough around the edges. Would not rent again for the price and especially if the construction which starts at 7am. was made known beforehand which it should have.

Can't Beat the Location

This was a very nice rental home in a beautiful part of the Balboa peninsula. Our bayside second floor views were spectacular and we loved watching the boats pass by and the families enjoying the beach. The location couldn't be more perfect, close to the Newport Pier and all is has to offer. The home was very nice with most everything we needed. We were disappointed with the quality of the wifi in the home; many times we were kicked off and the signal strength was low to moderate. We would definitely stay at this location again.

Wonderful family vacation

We loved our week at this bayfront property. The house was very well kept, with a fully stocked kitchen. The proximity to the bay could not have been better. We did hear some construction from the hotel behind the property but nothing that disrupted our day-to-day. I would recommend they add a screen to the slider door to prevent the bugs from coming into the kitchen, but otherwise, the home was perfect - we look forward to returning next year!
