Short Term Lodging Permit: SLP13840

Fantastic lower unit in a duplex right on the sand. Magnificent Coastal View! No public walkway! The oversized front patio with BBQ is perfect for grilling a meal while watching one of Newport's iconic sunsets. One car garage parking, washer/dryer, dishwasher. Fabulous place for families to enjoy the beach, get sandy feet and enjoy all that Newport has to offer!

**Please be aware this unit does not have Air-Conditioning**

General Info:

Minimum Age Requirement: The minimum age to rent this unit is 25 years old and to finalize the reservation a secure guest verification portal must be completed.

**All reservations are subject to owner approval**

Pets: Pets are not permitted on or about the premises. ADA service animals required because of a disability are allowed with advanced notice. ESA's, Emotional Support Animals, are not allowed.

Parking: 1 car parking - This unit provides 1 car garage parking.

Bedding: Blankets, mattress pads, bed spreads, sheets and towels are provided!

Kitchen/Supplies: Our kitchens are supplied with all the basic dishes, utensils and cookware needed for everyday cooking. We also stock some cleaning supplies and dry goods such as paper towels, toilet paper, coffee filters, trash bags, foil, etc. to help you begin your vacation however you may need to purchase additional supplies during your stay. We do not provide certain cooking items including salt, pepper, cooking oil, etc. as well as specialty cookware.

You may want to bring: Laundry detergent, beach chairs/equipment, paper plates/plastic cutlery, extra beach towels, pens and paper, etc.

CANCELLATION POLICY: Bookings canceled at least 30 days before the start of the stay will receive 100% refund. Bookings canceled at least 14 days before the start of the stay will receive 50% refund. Bookings canceled less than 14 days before the start of the stay will not receive a refund. Processing/management fees are not refundable.

Better than okay but not stellar

The location is fantastic and definitely the reason to stay here! Also, the unit is a great size and the outdoor patio was great for feeling like it was even more spacious. The unit had lots of towels which was good as well. Biggest complaint was ants, they were everywhere and ruined some of our food that we left on the counter. Apparently the landlord knew of the issue but didn’t mention it until 3 days in and then said these ant traps would fix the issue and they did not. They definitely need better pest control! We didn’t use any of the dishes or kitchen utensils because we didn’t trust that it was clean after seeing all the ants. The other issue is that this unit could be so much better if they would put some basic care into it. Gross stains on the couches, broken screens and screen door, tons of mildew in the showers that could easily be remedied with the right cleaners and care, not enough linens to have a back up set even of just pillow cases even. Just kind of felt stingy like if they would just invest a little bit in the unit, it would be fantastic! We enjoyed our time because the location really can’t be beat but probably wouldn’t choose to stay in this unit again.

Family Fun In The Sun!

We’ve been looking for a beach front property for a long time and found this home right on the beach. Accommodations exceeded our expectations. The property manager was amazing to work with and answered all questions immediately. We are considering to return next summer. My daughter in law suggest you add a fire pit to the patio… ☺️

Seeing the ocean up close…that was the dream

Right on the beach at Newport. Oh my, I can’t even begin to tell you how awesome this particular location is. There is no public beach access. This is HUGE. It means that the people on the beach are the people who live on the beach, whether they are full time or renters. Just the few who actually live right there. So, the beach is quiet rather than crowded. There is no boardwalk going past your rental, just sand right up to the property. So, you have more privacy in your rental and on the beach! The downstairs unit was nicely equipped, good beds, plenty of towels and dishes, extra blankets if you get cold. AND it is right on the beach. Boom, you’re just there. What a wonderful bonus this was! The patio has great furniture. The parking accommodated a Toyota Sequoia Sport. It was tight, my son is excellent at parking, and it fit! There is a fine washer and dryer available. It’s close to the pier and Boardwalk, the lifeguards are ever present on duty. AND we saw dolphins one morning!!! We couldn’t have had a better place to stay. Thank you to the owners and managerial team for being such excellent communicators! They helped multiple times, and were always kind and quick in their replies. Also, regarding a dog next door…we saw the dog, we did not irritate the dog or it’s owner and we had 0 trouble with the situation. Just saying… Thank you Villa Rentals!

Great vacation on the beach

We enjoyed our stay. The house is as described and you can't beat the location right on the sand. All three bedrooms are upstairs, which wasn't a problem for us, but could be for others. The living room space is minimal and the couches are not very comfortable, but that was not a big deal for us. Beds were fine. Patio was spacious and private -great for the adults while the kids played in the sand. There are no beach toys, so bring your own. The washer/dryer requires quarters as an FYI. The single car garage is tight but fit our SUV fine. One note - the neighbor right next door has a very mean dog. In fact, they warned us when we got there that their dog "is trained to attack people that come on the patio so don't let your kids anywhere near here." This was super unsettling and we felt nervous about being out there at times. Another time, the kids saw the dog and literally just said "hi puppy" and then the owner said tell your kids to ignore the dog because the dog can jump over the fence and will be aggressive. I hate writing this because it's not the fault of the rental property, but I think it's important to share because it made me nervous and just should be a warning. There is a decent sized, glass barrier, but it's just something to be aware of for safety. Overall, the place was great and had we been lucky with better weather, it would have been even more awesome to enjoy. I would stay here again.

Right on the beach

The location was just what we wanted. Roomy enough house. Had all of the essentials. The house could use some sound proofing. The upstairs unit opened the garage door (which is under the master bedroom) at 1 am and it woke the light sleepers. The floor upstairs above the bedrooms is squeaky. But the location was great and we even saw some dolphins from the beach. Check in and out was super easy.

Spare and Tidy

Property is clean, tidy and exactly as described in a great location! One little caveat… we flew in and rented a car so it would have been great if the property included some beach chairs or boogie boards. Even a couple extra beach towels would have been nice. Also to note, at the time we visited the beach out front was pretty rough with hard crashing waves - more appropriate for older teenagers or experienced ocean swimmers - not so good for younger kids. Overall, we had a wonderful trip and would rent here again.

Just What the Dr. Ordered!

Growing up going to more of the South County beaches, this was a what we needed. The beach is well taken care of, great sand and lots of space. Great location to be just out of the way and pop into town for supplies or Summer vibes.

Right on the sand!

We had such a great time at the beach house. It's right on the sand and the back porch has a great couch. Sadly, one of our friends was hospitalized for a night during our stay and they were amazing to work with us for a different check out time. Would definitely stay again!

Beautiful Location.

The property is right on the beach which is literally the backyard. The beach is pristine. The property is as stated and plant of room for a family of 6. Check in was easy and managers were very responsive and friendly. It has the earliest check in time I’ve seen. You do have to pay to wash and dry clothes so bring quarters. I’d come back.

BEST Vacation!!

Incredible location! Very private. Neighbors were very nice. Very comfortable home. Had everything you would need. Definitely staying again. Longer next time.
