The second-floor front balcony includes an outdoor picnic table with seating for 6, cushioned seating for 2, a propane gas BBQ grill, and ocean views. The second-floor primary bedroom also opens to a private rear balcony.

The ground floor residence features a comfortable living and dining space with a leather sofa and loveseat, streaming cable TV, and a dining table with seating for 6 to 8. A sliding glass door opens directly to the front patio. The second-floor residence offers a bright and inviting living and dining area with a leather sofa and loveseat, streaming cable TV, and a dining table with seating for 8 to 10. A sliding glass door opens to the front ocean-view balcony.

Each residence includes a fully stocked kitchen with dishes, utensils, cookware, bakeware, and both large and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

Guests will have exclusive and private access to both homes on this property. HOME FEATURES:
Beachview Bundle: By booking this combined listing, you're eligible to receive our exclusive complimentary package upon request, which includes upgraded beach accessories (umbrella, chairs, cooler, and cart) and the potential for early check-in and late check-out, based on availability.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats, best suited for children, are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: Laundry facilities are located in the utility room along the ground-floor walkway near the garage. A complimentary starter set of laundry essentials is provided.

Parking: Two carport spaces are provided, each accommodating most vehicles, including some SUVs. The enclosed carport has rear alley access and a clearance of 83 inches. Additional metered and unmetered neighborhood parking may also be available.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
