The Space:

Welcome to our delightful 3-bedroom, 2-bathroom fully renovated family-friendly cottage in the heart of Hamilton, NSW 2303—a vibrant suburb perfect for families and groups looking to explore Newcastle!



This charming cottage offers an inviting open-plan living area with split system air conditioning, where the kitchen, dining, and lounge spaces flow seamlessly, making it ideal for family gatherings and shared moments. Large windows and stacking doors fill the space with natural light, creating a warm and welcoming environment. Step outside into the backyard, where kids will love the dedicated play equipment, providing endless fun and entertainment while adults can relax on the outdoor furniture while cooking on the bbq.



Those who love cooking will appreciate the fully equiped chefs kitchen with large stone benchtop for food prep and bar seating, large oven with 5 burner gas cooktop, nespresso coffee machine, large fridge freezer with plumbed in water and ice maker, wine fridge.

In the north facing front patio you will also have a herb garden for your use.



The cottage features two well-appointed bathrooms with heat lamps, with the main bathroom offering a refreshing shower and a relaxing bathtub making it easier for families.



Each of the three bedrooms is thoughtfully designed to accommodate families with ceiling fans in each: the master bedroom features a comfortable king-size bed with full ensuite and walk in robe, while the second bedroom has another king bed and built in robe. The versatile third bedroom features 2 x bunk beds (4 singles), perfect for the kids or additional guests and more storage, with kids books and toys.



Convenience is key with free on-street parking available, though you might find it easier to leave the car behind and explore the local area. You’re just a short 8min stroll from Hamilton’s bustling Beaumont Street, known for its diverse selection of shops, restaurants, cafes, and bars, including ice cream and cake shops like the famous cakeboi! For family outings, beautiful Gregson Park is only half a block away and offers a fantastic playground and green space. Additionally, the Newcastle Entertainment Centre is within easy reach, making it simple to catch a show or event or the farmers markets on sundays.

Bedroom 1: Relax in the luxurious king-size bed and make use of the convenient walk in robe and full ensuite.

Bedroom 3: This versatile room is set up with 2 sets of single bed bunk beds (4 x singles), catering to your family's needs or additional guests with kids books and toys.



Living Room:

The heart of the home, our cozy living room is designed for relaxation. It features a comfy 3-seater + 2 seater lounges perfect for family nights. Enjoy movie nights with the large Smart TV, which includes access to Netflix and other streaming services. For family bonding, we also provide a selection of books and games.



Kitchen:

Unleash your culinary creativity in our fully equipped kitchen. It includes a 5-burner gas stove, oven, dishwasher, fridge, and freezer and wine fridge! For coffee enthusiasts, there’s a Nespresso machine with a milk frother. Additional appliances include a blender, sandwich press, toaster, kettle, and food storage containers. We also provide complimentary condiments to enhance your cooking experience.



Bathrooms:

Our two bathrooms offer a refreshing retreat with rejuvenating showers and spacious bathtub. The main bathroom includes a shower, separate large bathtub, vanity, toilet and hairdryer. The ensuite has a full shower, vanity and toilet, while both bathrooms are stocked with soft towels and complimentary essentials like soap, shampoo, conditioner, shower cap, and a grooming kit.



Backyard:

Families will appreciate the backyard, featuring play equipment that’s sure to keep the kids entertained while adults relax on the comfortable outdoor furniture.

Other Things to Note:

10min walk to Broadmeadow train station, or over to the entertainment centre.

From Broadmeadow train station you can hop on the train to Newcastle and then the tram to the beachs. 10 min walk to some of Newcastles best cafes, restaurants and bars.

Kids play equipment and games.

Half a block from Gregson Park which has just had a new playground unveiled, tennis courts, etc.

There is also a great little cafe that has recently opened around the corner approx 50 metres away which is open 7 days a week.

  • #walkingwithdinosaurs - its an incredible show to see.  The dinosaurs are very real looking and the narrator takes you on the journey back into time where you feel you are there.  (an fantastic learning experience).   Worth viewing but it is expensive.  Our advice - look out for hot deals.  We managed to get half price tickets.   I would also recommend for ages 6+ .  Found younger children may find it a little scary and it can be loud.
