Living Room Oasis:

Relax in our inviting living room, complete with a stylish bar area where you can craft your favorite cocktails. Unwind on our spacious L-shaped couch, perfect for lounging while enjoying our 50-inch TV. The couch also features a pull-out full-sized bed with a comfortable mattress, providing an additional sleeping option for your group. 900 Sq ft. of vibey goodness. You'll never want to leave the house. For those who like places with cable and good internet, we've got it! Cable TV (AT&T U-verse) that offers 200+ channel Cable TV (w/Football) and high speed internet.



Comfy Bedrooms:

You'll have two private bedrooms. One with a King bed (with a VERY comfortable mattress) and a 40 inch TV. The other features a Queen bed with the same comfortable mattress and a vanity for a glamorous get up.



Bathroom:

Indulge in our beautifully renovated bathroom, featuring a shower/bath combo with brand new long subway tile and a wide soaking bathtub. We provide all linens, towels, pillows, travel-sized soap, and shampoo for your convenience. If you need anything else, you’re just steps away from a modern gas station/convenience store and a CVS Pharmacy, offering everything you might need.



Dining & Kitchen Delights
:

Gather around our kitchen table, which comfortably seats up to eight guests. Our kitchen is well-stocked with glassware, champagne and wine glasses, silverware, dishware, cookware, and bakeware. Enjoy your morning coffee with our Classic Drip Machine, complete with a complimentary first round of coffee, cream, and sugar. We also offer tea for a soothing brew. Don’t forget to explore East Nashville’s vibrant coffee scene at spots like Barista Parlor, Dose Coffee, and Ugly Mugs. Our refrigerator provides ice and filtered water for your refreshment.



Parking: FREE. We can park up to 2 cars on our gravel driveway.



🎈 Decorations No glitter or confetti, please—they may seem like a sparkly dream, but they turn into a housekeeping scream! NO decorations on Wallpaper! Please remove all decorations before departure

🤫 Quiet Hours We ask that you respect our neighbors by keeping outdoor noise levels down.

🚭 No Smoking Smoking is not allowed inside, or within 25 feet of the property. If you smoke outdoors, please stay clear of the house and keep windows and doors closed to avoid odors inside. A $500 fee will apply if smoke of any kind is detected in the home.

🛠️ Breakages We get it—accidents happen! If anything breaks or gets damaged during your stay, just give us a quick heads-up. We’d rather hear from you than find a surprise later. Thanks for keeping things thoughtful and honest—it goes a long way!

🧼 Excessive Mess The cleaning fee does not cover excessive mess. We truly value and respect our cleaning team— and we ask that you do too by leaving the space in good condition. We would never want our cleaners to walk into a disaster or be exposed to anything unsanitary or disrespectful. Please follow our easy check-out instructions in this welcome book to avoid additional fees. Thanks for helping us keep things country-cool, classy, and cozy!

⏰ EARLY CHECK-INS OR LATE CHECK-OUTS: Early check-in or late check-outs must be PRE-ARRANGED. We have our cleaners scheduled at specific times and are unable to make last minute changes. Any non pre-arranged late check-outs will result in withholding of deposit. The only way we can guarantee an early check-in is if the night prior to your stay is available, we can block it off for you at half the price. Same goes for late check-out, if there is no one booked the night of your check out date, we can block off the night for you for a guaranteed late check-out at half the price.



DISCLAIMER:

-Additional guests outside of your confirmed guest count are not allowed on our property unless pre-approved PRIOR to your stay.

-We have a zero tolerance policy on our property being used as a "home base" for parties or visitors to come & go.

-We have exterior cameras to verify who is entering our home.

-If you exceed your confirmed guest count, you will be asked to leave immediately and charged a $500 fine.

-Upon confirming your booking, you are subject to our House Rules, which includes this disclaimer.



Guest Access:

You'll have access to our entire property, parking, and backyard. We will provide you with a door code instead of keys for ease of arrival. Get here when you get here (any time after 3pm).



The Neighborhood:

Although we are not located directly in the crowded touristy areas of Nashville. We are located near all the action:

-1.5 miles to Five Points (which is like East Nashville's Downtown)

-3 miles from Downtown (Nissan Titan's Stadium, Downtown Broadway, Ascend Amphitheater, The Ryman, Bridgestone Arena, & more).

-10 miles from the airport (15 min. drive)

-7 miles to the Grand Ole Opry.

-2.5 miles to the Ivy Mansion in East Nashville.

-7 miles to Vanderbilt University

-8 miles to Belmont University

-12 miles to Lipscomb University

-30 minutes to Downtown Franklin.



If you're looking for luxury, value, & convenience, this is the place for you. Close to everything, walking distance to Cobra bar (live music, pool tables, darts, etc.), The East Room (music venue), if you want to work out and need a gym, we are walking distance to the YMCA (features an indoor and outdoor pool and day care)...and a very cheap Uber or Lyft ride (UNDER $5) to some other amazing hot spots all over East Nashville (see our Guidebook for our MUST VISIT recommendations).



Our property is located NEXT DOOR to a nice 24 hour Speedway convenience store/gas station and CVS pharmacy (these are great quick places to stock up on amenities, beer, wine, snacks, etc. as soon as you drop your bags off.)



Tower Deli is also walking distance and have all-natural/organic products and fresh LOCAL produce. For a full grocery store, we are located less than a mile to Kroger.



We're located off a Main/busy Street, very easy to get everywhere and get picked up/dropped off by an Uber/Lyft. If you're here to have fun, entertain, stay up late to experience the culture and live music, you'll love our place. If you're looking for a quiet getaway away from the hustle and bustle, this may not be the right fit for you.



Getting Around:

You can get by with just using Uber or Lyft in our area. It's cheap, affordable, and they are both accessible within minutes of requesting a ride. If you don't know what either of those are, these are both apps you can download on your phone where (once you create your account) you can quickly and affordably request a ride from your smart phone. If you're planning on having a few moonshines, these ride services are great for exploring the city without worrying about driving tipsy!



There is a bus stop very close to the property as well. The Nashville MTA bus system is very good as well. Please let us know if you plan on using the bus and we'll make sure to send you all the routing info.



Other Things to Note:

** While staying with us, PLEASE make sure ALL doors are shut and locked when not in use! PLEASE do not leave any valuables in your vehicle if parked on the street. Nashville is a BIG city so please make sure to be vigilant with our property and yours!!



**Please note: Guests who stay 3 weeks or longer will incur an additional cleaning fee. This is NOT included in the pricing you see, but will be an additional add-on fee!

Interaction with Guests:

We really like to give our guests privacy and let them feel as if they are in their own home when staying with us. We do everything we can to make sure you have all the information prior to your stay as to not bother you during your stay, however, we are just a text away if you need anything.
