CLEANING & LINEN SERVICE POLICY: The unit is provided with pillows, linens, blankets, towels, kitchen towels, comforters, hand towels & wash cloths including extras located in closets. A cleaning service to clean the house and linens on your departure is included on your invoice. It is your responsibility for all debris, rubbish and discards are placed in plastic bags and transferred to the trash compactor in the back of the parking garage, and soiled dishes and cooking utensils are washed and cleaned. Linens, blankets, pillows, bedspreads, comforters and towels are provided. It is standard for beds to be made for Guests arrival (except pull out couches not fully made) as part of the linen and cleaning service. The unit is provided with a starter set of toilet paper & paper towels. Managers do not guarantee that these extra items will always be available and guests may need to replenish their own paper goods, toiletries, & dish detergent, etc.

CONDITION OF PROPERTY: Managers have, to the best of their ability, given an accurate description of the property and it’s condition. Guest understands that it is considered as reserved "sight unseen". Our cleaning staff will have cleaned it before your occupancy. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as TVs, cable, or the Internet and WiFi service are not a basis for any refund. Manager will make every effort to have these items repaired but does not guarantee that they will be repaired during Guests occupancy. When you arrive, if you find that the house has not been cleaned to normal standards please notify the Manager immediately. We will do our best to have tradesmen attend to any issues. The Guest agrees to hold the Manager harmless from any liability for the condition of the house. Due to the nature of beach properties, the sand, stairs, decks and concrete are not always stable. Use at your own risk.

CLEANING & REPAIRS: All units have cleaning included in the total rent. Please note that cleaning does not include dishes & cooking utensils. If additional cleaning is required after you leave, it will be charged to your credit card. Guest agrees to keep house, furniture and furnishings in good order. Removing, adding or changing furniture without Manager’s written approval shall be deemed a material breach of this Rental Agreement, and is strictly prohibited. Guest is responsible for cost of replacement of any damage to furniture or premises and replacement of missing items. Under no circumstances can any furnishing or linen be taken outside onto the beach.

ENTRY OF PREMISES: With Guest’s permission, which is hereby given, Manager or Manager’s representative may enter the premises during reasonable daylight hours without securing prior permission from Guest, but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee of the Manager may need to enter the premises. The same permission procedure applies as above. In any emergency, Manager or Manager’s servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency.

ASSUMPTION OF RISK: No lifeguard may be on duty. Accordingly, persons using the beach or pool do so at their own risk and the Manager assumes no responsibility for accident or injury. No one should swim alone. Renters will hold the Managers harmless from any and all bodily injury and/or property damage incurred on the property arising out of Renters` negligent acts or omissions.

CHILD PROOFING: Guest understands that no special efforts have been made to ā€œchildproofā€ this house, and accept the risk or harm to any children we allow on the property. These risks are not limited to, but include access to the balcony, ocean, pool, adjacent street, and cleaning supplies in the house.

FURNITURE: All furniture must be returned to its original location on Guest`s departure or an additional charge will be made. MISSING ITEMS - Renters will be charged for any missing items reasonably attributable to Renters and not returned after notification. The cleaning service performs an inventory/survey of the property after Guests depart and notifies the Manager of any missing items. Manager will notify guests in the event that items were inadvertently taken, and provide guests the opportunity to return the missing items.

USE OF SECURITY CAMERAS - Renters understand and accept that the property is protected with outside security cameras. These cameras are used to protect the property from potential break-ins and theft. There are NO cameras inside the house.

PERSONAL PROPERTY: Guest understands that any personal property of and used by Guest is not insured by Manager and Manager shall not be responsible for any lost, stolen or missing property of the Guest or property of Guest left after check out NO

PARTIES - This is not a party house. The Renter must be 25 years of age to book this Vacation Rental. Any special occasions such as weddings, receptions, family reunions or increase of occupants (guests not registered on registration form) must be disclosed at the time the reservation is made and is subject to Manager`s advanced approval. Prom parties, fraternity or sorority parties and graduation parties are not allowed at any time. Adults cannot rent property on behalf of underage guests, no exception.

NON-SMOKING - This is a NON SMOKING vacation rental. Evidence of smoking, such as the smell of cigarette or cigar smoke inside the unit by the cleaning crew is sufficient basis to charge the renter for smoke cleanup and removal from carpeting, AC ducts & filters and furniture. This type of clean up is expensive and Renter is Liable for the deep cleaning Costs incurred. NO EXCEPTIONS

PETS NOT ALLOWED. If you bring a pet(s), this rental agreement will be forfeited, terminated and deposits will be retained and a deep cleaning fee will apply.

CHECK-IN & CHECKOUT - Check-in is at 4:00 PM and checkout is 10:00 AM. A late checkout is subject to extra rental charges at the rate of $100/hour after a grace period of 30 minutes. Guests may arrange for extra nights in advance to avoid any late checkout fees. Extra nights are charged at the daily rate and may be granted if available. If Guests are not present when cleaning crews arrive and have left their possessions in the house, cleaning crews will collect their possessions and remove them from the premises in order to prepare the unit for incoming guests and Guest will be charged $150 for this service. PLEASE checkout promptly, the cleaning crews have a very short time window to prepare the unit for new guests.

CHECK-OUT PROCEDURES - Renters are responsible for collecting their belongings and taking trash to the large trash cans near the elevator upon check-out. Please ensure that the door is locked when you leave.

HOLDING OVER: Because of the nature of Manager`s business (short term recreational rentals) Guest understands, and is hereby put on notice that any unauthorized "holding over" of the property past the stated rental period could severely jeopardize Managers business and cause loss of rental income from other previously booked guests, temporary and/or permanent loss of business, goodwill and reputation and, among other things, could force Manager to breach an agreement with similar short term summer and winter recreational Guest(s) who may have reservations during Guest`s unauthorized "holding over" period. In the event, Manager may be legally liable in damages to said other guests. Guests should be aware that unauthorized "holding over" has been construed as a factor in establishing "malicious continuing occupation" of rental property, which may entitle Manager to treble damages in any unlawful detained action.

Short supply

I don’t blame the owners for not disclosing the major construction happening on the pier directly in our line of view from balcony but it’s a little shady that he didn’t. The one roll of toilet paper alloted for two people for 5 day stay, the 2 bath towels per person for 5 days, the lack of a shower curtain altogether was another thing. The paper thin walls also robbed us of a good night sleep at all. We could hear traffic, the neighbors, people in the hallway, the construction….everything. I did like that beach chairs were supplied but I wish i realized they were tucked away in the closet long before the 4th day.

My husband and I enjoyed staying here to celebrate his birthday and Father’s Day as well. Beautiful views from the balcony. This place was not far a the attractions.

10/10, Want to come back again

Before my trip, I had a billing issue due to a new card and worked with the host to switch it. Host was patient and responsive. Got in easily, it's such a cute little place, impressive view, and balcony to enjoy it on. When we went there was some pier construction, but the ocean waves drowned out the machinery, and the construction crew is gone by dinner. Place was a good size for my partner and I. Kitchen decently stocked, we bought a couple cooking utensils for our ease of use but that was out of choice, not necessity. Building also has both an indoor and outdoor pool/spa, the indoor heated pool was nice for our chilly winter trip. A really good location in relation to hotspots in town. Only gripe was that one of the TV remotes is dying and difficult to use, but that's such a minor thing compared to how well the rest of the stay went. The actual TVs worked fine. My partner and I would be happy to stay here again in the future!

We managed to come on what had to be SC's coldest week of the year. But the golfing was still good, and the room was just right. Cozy and petite, but had all we needed. Georgeous sunrises, warm pool and hot tub. Good water pressure. Easy, but secure access. Good response from host when needed. ffrom hist.

okay stay

Several things we encountered initially kind of set the tonefor our stay. 3 hangers in our closet, 1 out of 3 bulbs in the bathroom vanity worked, half of roll of toilet paper was all that was provided. Of the 5 tv remotes could only get one to work and that was only for local channels, no cable and TV in bedroom did not work at all. Contacted host and he offered things to try but that did not work and that's the last I heard from him.

Construction near property, outdated condo.

Major construction project literally next door. Very noisy from 7:30 am to some days as late as 6pm. We were not notified of this before arrival or when making the reservation. Condo was clean, but outdated.

Perfect Getaway

We chose this unit for the view. This was our first time to the East Coast beaches and we were not disappointed. Far enough away from all the major attractions, but close enough to walk on a stroll. Perfect location for a quiet getaway with options. Honestly we didn't step foot on the beach for the first two days. beach for two days

Not What I was Expecting

The overall property is very dated. There was a giant cockroach on the floor when we got there. The walls are all scuffed, trim pieces broken. You could feel springs in the king size mattress. The pillows on the bed - 2 were lumpy, and 2 were flat. Definitely well past time to replace them. The pull out couch was something from the 80s, so the mattress was all of 2 inches thick. You could feel every bar and spring in that one too. There was also only 1 extra pillow for the pull out. So, it is advertised as sleeps 4, but they probably wont all have pillows! There was only 1 roll of toilet paper, and 1 trash bag. So I had to purchase more to get us through our week long stay. The street it is located on, is was super noisy, cars/motercycles revving engines until the early hours. Car radios loud enough you could understand lyrics, even 11 floors up and opposite side of the building. So, before booking this location, make sure you are okay with all the noise. We were not able to relax in the evenings due to all the noise. Definitely not a peaceful area of the beach. The check in/out process was easy, the view was great. But the actual property was not so great.

Wonderful stay

We greatly enjoyed our long weekend celebrating our 35th wedding anniversary. The view of the ocean from the balcony is breathtaking. The condo is in a great location with some shops and restaurants within walking distance. Short distance from the area attractions. We highly recommend this condo.

Beach Vacation

Enjoyed our vacation very much. This property was perfect for two people. Loved the location- close enough (within walking distance) to the fun and ā€œrazzle -dazzleā€ of the Boardwalk but far enough away that our section of beach was not as crowded and it was not noisy at night. Great views and breeze on the balcony. Loved that it was an end unit- only had neighbors on one side. Very little communication was needed with host because everything was so easy and efficient, but the one time we did have to contact him it was quick and easy and response was immediate.
