[THE SPACE] This 300 sq. ft. studio is best suited for 2 adults and can comfortably accommodate up to 3 adults.
The space can host up to 4 guests only if the group includes 2 adults and 2 small children. 4 adults would be too tight, so please consider the compact size when booking to ensure a comfortable stay.
Traveling with a larger group? We have multiple units within the same oceanfront complex, including side-by-side units—perfect for larger groups who want to stay close while enjoying extra space and privacy. Please inquire for availability and details.
☞NOTE: This unit is in an Oceanfront Complex but faces the parking lot and DOES NOT have an ocean view from inside the condo. Please enjoy Panoramic Ocean Views from the gazebos and wraparound decks which offer community seating.

✪TRAVEL INSURANCE • We strongly recommend purchasing travel insurance at the time of booking to protect your trip investment from unexpected events such as weather, illness, or travel delays. •If you choose not to purchase travel insurance, you acknowledge that refunds cannot be issued outside of the cancellation policy associated with your reservation.
[HOUSE RULES] ☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.
1. NO SMOKING • Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos. • Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community. •A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.
2. PET POLICY •Dogs only — no cats or exotic animals. • One (1) well-behaved, non-aggressive dog under 50 lbs may be approved with a $100 pet fee. • Prior approval is required. Please provide your dog’s size and breed. Vaccinations and flea prevention must be current. • Unapproved animals are not permitted and may result in cancellation without refund and/or a $200 additional fee. • For stays longer than 30 days, a $100 monthly fee applies.
☞All animals must be housebroken and not left unattended unless properly crated. Guests will be charged for any damage, soiling, or excessive cleaning resulting from their pet.
3. PARKING PASS & KEYS • One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25. • Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing. • Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes. • Guests are responsible for all keys. •$100 lockout fee | $50 lost key replacement fee • Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.
4. STORM DOOR • The storm door must be closed immediately when entering or exiting the unit. • Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.
5. OCCUPANCY POLICY • Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted. •The base rate includes up to 2 guests. There is a $15/night fee for each additional guest. •All guests (including children) must be included in the reservation prior to check-in.
6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.
7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.
8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.
9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

Very nice stay for Labor Day weekend!
Had a great stay at this condo for Labor Day weekend. Very convenient access to the beach and just perfect for the 3 of us. Had an issue with the AC going out, but owner responded quickly and got a new AC installed while we were out having fun. Highly recommend!

I sent my daughter and son-n-law for a nice 3 day get away to the beach. They loved the place. Said it was just as listed, cute as can be and close to many places to eat. They want us all to go back and visit again soon! :-)

This was our 2nd year at this location and it was just as good as the first year!

Weather kind of messed up the trip place was fine but it over looked the parking lot and being stuck inside we decided to come home a day early had we been ocean front we would’ve probably stayed the whole time

Great stay 2 minute walk to the beach!
Property was as described, clean, easy check in, great location close to the beach. We got lucky and had beautiful weather, ocean was gorgeous. Good size condo for 2 ppl, even though there’s a pull out couch would be a bit small for more than 2 people. There was enough in the kitchen for us to be able to cook most nights we stayed also. Hope to come back again in the future!

Perfect Anniversary Getaway
I will stay here every chance I get. The property is clean and the decor is lovely. You can't beat the convenience of the location right on the beach. Property manager was responsive and helpful. I highly recommend.
