Parties are not permitted. There are fantastic bars and clubs nearby. Unauthorized parties will result in a canceled reservation and cleaning fees. IF YOU ARE PLANNING A PARTY let me know—I know hosts with property for this purpose. Respect the neighborhood and observe quiet hours.
⋆NO SMOKING⋆
No smoking inside the building, anywhere. Smoking is permitted outdoors only. Penalty for smoking is to pay $450-900 for deep cleaning services.
⋆NOISE COMPLAINTS⋆
Please respect the community. There should never be loud disturbances coming from your apartment day or night. If there are issues from your group, same as parties you will be removed, no refunds.
⋆UNDECLARED GUEST⋆
All people coming to the property, including visitors not sleeping here, must be included in your reservation’s Number of Guests. If you have any questions about this contact me ahead of Check-in.
⋆CHECK-IN TIME⋆
Check-in and check-out times are listed on my listing page. I so suggest keeping with the check-in window so I can assist quickly in rare case you need help. Note: After midnight, I may not be available to assist with Check-in but it is easy. For late night arrivals please: 1. Share your estimated late night arrival time. 2. Review check-in instructions beforehand. 3. Ask any questions ahead of time.
⋆CHECK-OUT TIME⋆
Unfortunately, late check-out is not available currently. Please note, late check-outs between 11:00 a.m. and 1:00 p.m. incur $65/hour for unscheduled housekeeping services. Staying past 1:00 p.m. will result in an additional night`s charge (this does not extend your stay, as it delays my availability for the next guest).
⋆CLEANLINESS⋆
The included cleaning fee is to clean after your expected use of the apartment: leisure and relaxation. Party cleaning, biological waste, smoking, or similar will result in extra cleaning fees. Please no food or drinks in the bedrooms to avoid stains, don`t use towels to remove makeup, don`t leave open trash around, and I ask kindly to please take off shoes at the door.
⋆DAMAGES⋆
Please care for my property and furnishings while you are my guest so that the next guest can enjoy them as you have.
⋆KEEP WINDOWS & DOORS CLOSED/LOCKED⋆
Please keep windows and doors closed and locked at all times. Always check them when leaving the apartment. Winter & Rainy Days:
Do not open windows for more than a few minutes, as low temperatures can cause damage quickly. Prevent rain/snow from entering the apartment.
*KEYS & SECURITY*
Please adhere to the provided check-in instructions and times. If applicable to your reservation, keys or security items lost require a replacement fee of $85. For emergency onsite assistance due to lost security items or inability to follow instructions due to intoxication, a $200 fee will be charged.
Note: In very rare cases, if we receive any security flags associated with your reservation we hold the right to request valid photo identification at Check-in. This is very rare (never happened before), I of course notify you immediately regarding any concerns that arise.
⋆LONG RESERVATIONS & SUPPLIES⋆
I provide basic consumable supplies for at least your first week so you can get settled. For longer reservations, if you run out you should buy more of these items for yourself. (Ask about extra cleaning services that include a refresh of your supplies and the property)
⋆EMERGENCY ACCESS⋆
The building management has the right to access the property in case of emergencies, urgent repairs, or required inspections. Of course only in the case of these emergencies. Similarly I have the right to access the unit for important repairs or urgent maintenance, of course, you are notified ahead of time, this is very rare.
⋆PUBLIC PARKING⋆
If using city parking or public parking it is your responsibility to be aware of parking signs, site rules, and local laws. Please double-check the parking signage to be safe.
⋆NO ANIMALS⋆
Respectfully, no animals are permitted, because it`s a critical health issue for me, I ask no animals on the property at any time. For serious health consequences this is a rule without compromise. Please contact me about this if you need any info.
*We do welcome Service Animals!*
If you are traveling with a service animal, please inform us in advance so we can arrange appropriate cleaning after your stay, and let us know if there is anything else we can do to help welcome you!
In line with Airbnb and local laws: Service animals must be house-trained, under control at all times,, never left alone, and must not enter restricted areas. Any damage caused will be the guest’s full responsibility.
Misrepresentation of a Service Animal is a serious violation. Without exception, guests found abusing this policy will be responsible for a fine of up to $1,000, plus all extra cleaning costs, and the reservation will be immediately canceled without refund.
