WATER FUN! :)
+ the water around the dock is a great place to swim and float!
+ huge lily pad lake mat (15’x6’) and multiple floats are in the garage for your use
+ as well as a 2-person/tandem XL 11' Kayak
+ paddle board + life-jackets for guest use located in garage
+ when outdoors at property, life-jackets required for children and all guests who are non-swimmers
+ adult supervision of all children required at all times
***swim at your own risk**
+ fishing poles — our dock is great for fishing right off of!:) Just a friendly reminder that Texas requires fishing licenses for ages 17 & up. We have heard of people getting ticketed on Lake Conroe for fishing without them, even from docks &/or land, so if you don’t have one, fish at your own risk:)
+ when done with the water “toys,” just put them back in the garage to dry out for next time — thank you!:)
+ there are beach towels for your use when swimming and sunning located on a shelf in the laundry closet (on the left)


GRILL
+ Weber charcoal grill on back patio is for your use.
+ extra charcoal is in the garage
+ grilling tools & utensils and a lighter/matches are in the drawer beneath the double oven in the kitchen


BALCONY LOUNGER
+ Loveseat on upper deck is also a suntanning lounger
+ Pins on each end of loveseat hold the arms upright
+ To lay it out flat for sunning, just adjust the pins' position.


TVs
+ living room and all 4 bedrooms are equipped with smart TVs (w/remotes)
+ they are ready for you to log-in to your favorite streaming providers
+ cable service is not provided


LIGHTING
+ most of the house lights are on dimmers
- if you ever turn a light switch on, and the light doesn't come on, just slide the dimmer to 100% (fully to the right) and then adjust back down to the level you desire

+ the 3 under-counter puck lights are rechargeable and held in place by magnets
- there is a second set of 3 lights charging and ready to be swapped out as needed located on the bottom shelf of the laundry area
- if you need to swap them out, please plug the "dead" lights in to charge

+ most of the candles throughout the house have Remotes (especially the ones that are grouped together)
- remotes are placed near the candles they work with (except the remote for candles on hearth which is on the coffee table with the TV remote)


INCLUDED TOILETRIES & CONSUMMABLES
+ shampoo, conditioner & body wash in both showers
+ liquid hand soap at all sinks
+ kitchen sink also has dish soap
+ dishwasher detergent pods (under the kitchen sink)
+ laundry detergent pods (on laundry room shelf)
+ several extra rolls of toilet paper (under downstairs half bath sink)
+ an extra roll of paper towels (under kitchen sink)
+ extra sheet and towel sets are located in the column of blue kitchen cabinets closest to the laundry area
+ extra hand soap & dish soap is located under the kitchen sink for refilling
+ if needed, cleaning supplies are located in upper (blue) kitchen cabinet to right of kitchen sink


DOCKED BOAT
+ Host/owner reserves the right to access deck boat if/when it is housed at private dock during guests' stay.
+ no docking of personal boat at property (docking boat alongside property’s dock for longer than loading/unloading is not available, as doing so crosses over our neighbor’s property line. Please help us be good neighbors by not infringing on their shoreline.) + there’s availability to dock 1-2 personal watercraft/jet-ski’s at property’s private dock

CLEANING TOOLS
+ vacuum, broom, dustpan, mop & bucket are located in coat closet near stairs in living room

+ small hand-held "dust-buster" vacuum is plugged in/charging on bottom shelf of the laundry area

+ feel free to run the Eufy robot vacuum if you'd like
- it has a map of both downstairs & upstairs already loaded
- to use downstairs, you just have to push the start button (on top near the home/house button)
- for upstairs use, just place it on the floor in the hallway and push the start button
- please, empty the dust bin as needed:)



HOUSE RULES
1) No parties or large gatherings at property.
2) No smoking.
3) Nightly Quiet Hours from 10:00pm - 7:00am.
4) Please cover the following outdoor furniture w/the provided covers (located on shelving in garage) when it rains, as cushions & firepit take a long time to dry out.
a) sectional on patio
b) firepit & propane cover/side table
c) dining table & chairs
d) loveseat, ottoman poufs, & folding side tables (on upper balcony)
5) No unregistered guests allowed. Extra charges may be levied for any unregistered guests at any time and/or if maximum occupancy is exceeded.
6) Only registered guests may use neighborhood amenities.
7) Guests will dispose of trash only in designated areas.
8) Please do not rearrange furniture.
9) Guests will promptly notify host/owner of any repair or maintenance problems.
10) Guests will not engage in, or permit, the use or sale of marijuana, or products containing marijuana or THC, in the property or on its grounds.
11) Guests may not make any alterations to the property, including but not limited to drilling holes, using nails, hooks, screws & etc. in walls & other areas.
12) Guests may not fasten anything to fixtures, appliances, or to interior or exterior of property.
13) Guests may not use tape on walls, doors, cabinets, door frames, etc.
14) Confetti & glitter not permitted.
15) Guests may not bring anything onto or into property which would increase the risk of fire (e.g., flammable chemicals).
---No wax candles will be used on property.---
16) Guests may not sublease property in any manner.
17) Booking guest must be ready to present a Valid Photo ID & be at least 21 years of age.
18) All adult guests may be required to present a Valid Photo ID.
19) Guests are not to access docked boat, as it is not included with the property rental.
20) Owner reserves the right to access docked boat at the property during guests' stay if/when it's docked/slipped there.


* Please note for safety purposes there are three, actively recording motion-sensor cameras which record video and audio on the exterior of the property. One is overlooking the front yard/driveway; one overlooks the backyard/boat dock; and one is at the main door with the smart lock. All devices are on the exterior of the property and pointed away from the property.


* For your safety, please note there is unfenced access to the edge of the lake (the bulkhead) at the back of the property.

Being located in section 5 of Walden, WALDEN WICA (HOA) & SECTION 5 Rules & Guidelines apply to guests of Magnolia Lake House.
