HOSPITALITYEXPERT Spring Farm is located in the private and gated enclave of Spring Farm at Rose Hall. This property features a main house with the cottage and is located in a Cul-de-Sac. It has an electronic gate with remote access.

HOSPITALITYEXPERT Cottage is located beside the main house with it`s own private entrance & plunge pool. It features 2 private bedrooms with en-suite bathrooms. The charm of the cottage is the combination of the unobstructed views over the Rose Hall`s hills, the transformation of the valley`s green view into the blue of the ocean and the beach house feeling the space protrudes. The private pool located at the rare of the cottage is a masterpiece in design, its quarter circle shape is built to maximise the view and comes with viewing bench. There are 5 jets for lower back massage.

Both bedrooms have queen size beds, AC, WiFi, sufficient closet space and en-suite bathrooms with standing showers. Interiors are made from furniture sourced globally including pieces from Bali, Colombia, USA & Jamaica. Here is the marriage of exquisite taste, beauty and comfort. The villa has repeatedly been featured in international architectural press.

Towels are provided and refreshed every four days. Your stay with us comes with free beach access to the Tropical Bliss Beach Club. There is a swimming pool on property which is adjoining the main house. A brand new plunge pool has just been built right in front of the cottage, and is very private and for the use of the guests only.

The kitchen opens up into a spacious, natural light filled living and dining space with a large 6 seater dining table and comfortable 3-seater sofa and day bed that can accommodate an adult and child or two children for sleeping purpose.

The living area has Cable TV, Wifi and AC. A supplemental generator ensures that the villa is never without electricity and air conditioning.

Parking is right in front of the cottage lined by orchids that the owner grows fondly.

There are a number of very popular dining options ranging from 2-5 minutes away by car, these include The Sugar Mill, Sea Grape Terrace and world famous Scotchies. Pelican Grill, China House, Pier One, Margaritaville, Houseboat Grill, and Mystic Thai are a few of the restaurants that are located ten to twenty minutes away by car, and many of them offer free pickup for diners.

Guests are provided with their own gate remote to leave and enter freely as they like. This comes along with a key to the Cottage. Only registered paid guests can be on the property

Additional visitors are not permitted on property, only those staying as per the booking.

We offer airport pick-up with a supermarket stop and airport drop off at a very reasonable cost. We also offer transport to the Beach Club and around Montego Bay at low rates, just let us know you require transport.

Kindly do not leave your shoes outdoors to avoid any damages during your stay.

When booking, kindly ensure you have selected the correct number of guests.

Bookings must reflect the maximum number of guests who will be on the property at any point during the stay.

At an additional fee laundry and cooking services are available. Menu includes delicious dishes spanning from local Jamaican to exquisite Asian. All it takes is to let us know your favorite taste and our responsive team will prepare it for you. A nanny can also be provided at an additional fee for the parents to enjoy a romantic night at one of the award winning fine-dining restaurants proximate to the property.

We also provide a Crib, High Chair, Child Step-up Stool, Car Seats and other helpful items on request.

•Strictly no smoking inside the house

•We have a couple Labradors on property that enjoy a good swim, please let us know if you want them removed.

•Please close all windows and doors before switching on the A/C. This is an eco-friendly home - the AC will turn off after 3 minutes if the door or window is left open, or if the room is unoccupied for 15 minutes.

•Please ensure all A/Cs, fans and electronics are turned off before you step out of the house

•Kindly do not use the bath towels for pool and beach use

•Please ensure all rubbish bins (kitchen & bathrooms) are used with a garbage bag inside the receptacle

•Additional garbage bags can be found at the bottom of each rubbish bin

•The water heater switch is located next to the kitchen window, please turn on 20 minutes before use and switch off after showering

•Guests who are not mentioned in the original booking are strictly not allowed on property, any additional person found on property will be asked to leave

•If the dogs are bothering you please do let us know, we ask that you strictly do not feed the pets – dogs, birds or fish

Management reserves the right to enter an empty unit if electricals are left on.

If you try to check-in with more guests or if we find more guests staying in the house than booked online then the booking will be cancelled. Please ensure the correct number of guests are on the booking to avoid your booking being cancelled.
