FLOORPLAN
⭐ On the main level, you'll enjoy the open-concept living, dining, and kitchen area perfect for entertaining your family and friends while enjoying the white sand & blue-green water as your beautiful backdrop. The kitchen offers ample space, is well-stocked, and boasts granite counters and top-of-the-line appliances. For dining, you'll enjoy a custom-built bench nook with plenty of seating to gather with your family! You can also head outside for casual alfresco meals or refreshing cocktails in the relaxing ocean breeze. The main covered patio features comfortable seating for eight and an electric grill for ultimate convenience! (charcoal or propane grills are not allowed due to safety HOA rules)

As you make your way upstairs, you'll find a Gulf-front master bedroom with a private master bathroom, a comfortable king bed, a custom coffee bar, a stackable washer/dryer, and a private balcony where you can watch the dolphins in the morning while drinking your favorite coffee as the soothing Gulf waves crash. Down the hall, the second bedroom has two comfortable full beds perfect for teens, children, or single guests.

Get ready to step outside and see the Gulf of Mexico by access to the main floor sliding doors with a balcony entrance. This will lead you to the ground floor beachside level. Here you will find another patio area that offers additional outdoor seating, a custom swing, beach toys, and a wash-off hose area. This does provide a private entrance and separate door code, making this a perfect space for those in the group looking for more privacy. This area offers an additional living area, a kitchenette, a twin-over-twin bunk bed in the hallway, a full bathroom, and a private bedroom with a queen bed. This is the ideal accommodation for those needing a quick retreat from the summer sunshine or just wanting to take a quick nap while still being steps away from the sand between their toes!

Our TVs are Smart TVs with limited live channels. Please bring your usernames and passwords to enjoy all the great content. Security cameras are located on all 3 outdoor deck areas.

COMMUNITY

Its prime location provides unbeatable convenience, as guests can easily walk to local shopping and dining options. This is a NON-SMOKING Community. Smoking in the unit, on the balcony or anywhere on property grounds is not allowed. A must-visit for beach lovers, Alvin's Island Beach Store, is just steps away offering a great selection of beach gear and souvenirs. Popular dining establishments like the Whale's Tail and Pompano Joe's are within walking distance, where they are always serving up fresh seafood and cocktails. Whether you're seeking delicious food or unique shopping experiences, The Q offers easy access to all the best Miramar Beach offers!

GUEST ACCESS
⭐ You will have access to the entire property (excluding the Owners closet). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before arrival. It is very important that we get a good email address from you after booking.

STARTER KIT
⭐ Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply bath towels, washcloths, and hand towels. We do not provide beach towels, laundry detergent, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Target, Publix, or Winn-Dixie.

Wi-Fi
⭐ Our property provides private Wi-Fi. The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength. We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. **Bring your passwords for streaming services.** Don't forget to log out when you leave.

PARKING
⭐ This is a very small gulf-front community, and parking is limited. Parking is provided for two vehicles only. Parking passes are required. You can rent a golf cart, but please note that it must occupy one of your parking spaces. There is no overflow parking. The rules also state: No boats, trailers, campers, or motorhomes are allowed.

BEACH SERVICE
⭐ Yay! You are beachfront...one of the BEST ways to vacation! A few quick notes: No Beach Canopies, Tents, or Bonfires are allowed per the HOA. You will be able to rent beach chairs from La Dolce Vita. Typically, you can find beach chairs, toys, and umbrellas on the first-floor patio (right outside the beach-basement apartment. This is a leave one, take one setup, so we do not guarantee what will be available upon arrival.

PETS
⭐ Absolutely NO PETS. Due to the health and severe allergies of the host, we cannot accept animals of any kind in this unit. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.

BOOKING
⭐ You must be 25+ to book. The person booking and paying for the reservation must be a group member staying at the property. Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in. No events or parties are allowed.

CHECK-IN/CHECK OUT
⭐ Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.

EARLY ARRIVALS
⭐ We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.

KITCHEN
⭐ The kitchen has a Fully equipped refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher under the sink.

SMOKING
⭐ NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property.

REFUNDS
⭐ Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.

Lastly, HAVE FUN at the beach, but please beware of rip currents, and understand the beach flags!
